  1. This is the site plan for "Opus at College Station", a 23 floor, 208 unit, 554 bed student housing high rise. It received a height waiver recently. Last month, the city also abandoned two utility easements through the Nova Northgate property, hopefully clearing the way for construction.

Energy trader Vitol Inc. is expected to occupy four stories of office space/trading floors stacked atop a multiple-level parking garage. The project would be constructed in the R.O. development on Buffalo Speedway, near Richmond Avenue. Vitol is currently in Kirby Grove, a project developed by Midway on Richmond Ave. Transwestern Development’s Sean Suffel has a long to-do list at the R.O., a redevelopment of the Exxon Research property between Richmond and West Alabama. A new building for OXY and an Auberge hotel/condo also are expected to rise at the R.O. …."
  4. Potential redevelopment of the northeast corner of I-45 and FM 517 in Dickinson into a truly mixed use district. This would consist of the now-condemned Creekside Apartments and a strip center whose largest tenant (StarFine Furniture) is currently closing. This would be a welcome replacement for the sad shopping center currently there!

From the RNR Bulletin: “Occidental Petroleum Corp. is planning to relocate employees into a new office campus that will be constructed on the R.O. development near the northwest corner of Richmond Avenue and Buffalo Speedway, according to people in the real estate community. A few years ago, OXY signed a lease for 972,145 SF in the Five and Three Greenway Plaza buildings until 2031. OXY is expected to move into the new R.O. building in 2027 or 2028. … ” Not sure of Ralph Bivins’ accuracy or track record but this is huge if true.

  7. The best opportunity will likely be during confirmation of Whitmire's nominees by the Houston City Council. Hopefully there's enough transit advocates on city council to derail (pun intended) King's appointment. Otherwise hope he doesn't have enough influence to create more transit dissidents on Metro's board. (Now back to UNITi, we can discuss this in another thread)

  9. The schematics published by TxDOT have always referred to the land the Pierce sits on as "Surplus ROW" (right of way). In addition, HCAD shows there to be no parcel on those locations. It's safe to assume the someone that owns the land is the State of Texas. TxDOT could always sell the land without consulting the city and county to developers (or the types of people who own parking lots and never do anything more useful with them) but I doubt (maybe hopefully) that would occur.

  12. Texas A&M doesn’t need the space yet (they’ve still got plenty of shell space to build out in Discovery Tower) and can’t just build a vanity project with no purpose. They certainly cannot build an office building with university resources that would then be leased to the private sector. It would be very bad for them to try, from an ethical governance perspective, and would rightly invite the scrutiny of the Legislature as this would be an arm of the state government competing with the private sector. There is a fine line where a private developer can do it on university land by leasing the land which is (or was) the arrangement with Medistar here.
  13. Half a city block x11 (plus some more oddly shaped portions of blocks) is quite a sizable amount of land. Especially for walking/running trails. As long as the city has any say, I don’t see parking as a serious suggestion.
  14. Engineering Classroom and Research Building (ECRB). This will frame a nice new quad for campus. The site where it's going is a bit oversized for campus. It will be 51,000 sf and will break ground in the Spring. The terrace will be a fantastic touch and is reminiscent of the Zachry Engineering Education Complex in College Station.   15. The variance request for the single family development, dubbed "Casaritaville" was denied by the city but construction equipment has begun arriving at the site for the Margaritaville resort.   16. Dickinson City Council approved the tax incentives for the Water Street development on Wednesday. Below is the latest site plan. It's disappointing that the apartments were removed from the project but hopefully the large surface lot could be used for future expansions of the project. While the multifamily was removed, the hotel was upgraded from a standard suburban Marriott brand to a boutique hotel.   21. The Texas A&M University System Board of Regents will today consider negotiating and executing a lease with the Johnson Space Center for 32 acres for the Space Collaboration Facility.   24. I suspect the Parcel B building (Texas A&M's site that was announced last year to be a joint project with UH) will get moving now that UH has a source of funding for it (the new Texas University Fund), although it is not yet on UH's capital plan (it is on Texas A&M's).
