  1. So excited to see what this building will become! This pocket of Midtown is going to be unrecognizable in a few years.
  2. Will there be a new exit on the southbound portion of IH-69 after the rebuild if Fannin is no longer there? Or will the next available exit be all the way at Shepherd?
  3. Something we drive by everyday and “don’t see”?! I live in Montrose and I see it everyday. I’m sure residents at The Hanover and the forthcoming La Colombe d’Or are thrilled.
  4. How will the amenities at Broadstone be compared to the taller Carter next door? Will they both be targeting the same demographic?
  5. Being up there is one of my favorite places in the city to relax. My house is only a 10-minute walk from there and I bought the house in Montrose two years ago when Glassell was still under construction, so this public space has been a particularly great amenity for me - wasn’t even a selling point when we bought!

  8. Same here. That’s why I bought a house in the area just north of the 59/Montrose bridge I see this area developing quite a bit over the coming years. Heck, the new Glassell School/ Cloud Gate is a 10-minute walk from my house and neither were there when I bought my house two years ago.
  9. These are my thoughts exactly!! I also have no idea why, but maybe it has something to do with the long-standing NIMBY sentiment from the nearby Ashby high rise fiasco. I know that’s a bit west of the Museum District, but maybe it scared developers enough?
  10. This. My wife and I actually swung by there on Saturday. We were sitting on the patio, right next to the metal fence, when a homeless man on a bicycle yelled an expletive as he threw a full beer can towards the fence. It landed two feet from my wife, luckily on the the street-facing side of the fence.

  12. Here’s the marketing material from Cushman & Wakefield for this lot. Given that the two rumored mid-rise office projects never took off on this lot over the past decade, coupled with the new Broadstone Museum District condos going up right across the bridge, I’m will to bet this gets developed into a similar luxury condo mid-rise/high rise. It’ll be very well positioned to the new Ion tech center as well, Thoughts?

  14. Don't forget that Montrose is only a short walk away. For example, the area near Ono Poke, the new Lotti Dotti bar (formerly known as Brooklyn Athletic Club), and the Timberline Fitness under construction on Jack St & Richmond are all only a short 5-10 minute walk from The Ion (AND they're in Montrose).
  15. I particularly like that area of Montrose for its close proximity to the Museum District. The area around the Glassell School is practically a 10-minute walk and you can jog over to the Rice loop in 5-10 minutes. I think it’ll get some significant polish once this road construction is complete, as well as once the area around the spur gets cleaned up. Timberline Fitness is in the process of opening a multi-story gym on Jack St and a new bar is opening soon in the old Brooklyn Athletic Club space. I wonder what will ever come of that lot where the empty African Art Center is facing Montrose and Woodrow. Developing that will certainly help as well.
  16. Why do you think that area of Montrose has lagged behind the rest of the neighborhood? Would you say that it’s the cheapest part of Montrose from a price per square foot of land perspective?

  18. I wonder how the tech innovation hub they’re constructing at the old Sears will change this part of Montrose. I’m seeing a lot of lots for sale for a $1m right near there (for example, on Jack St next to the former Brooklyn Athletic Club), so I’m not sure if speculators are anticipating a huge pop soon.
