  2. if i were to guess, its about 10 acres. yes, sandy has a few successful retail projects but this will be his first venture into apartments. he will be competing with the new retail and residential (gables) on the north side of san felipe, just across the street.

  4. it was a pretty intense fire and the surrounding area was hazy for several hours. it started just after 2:30 and the fire was still blazing after 4. wasnt sure if it was arson or the crew hit a gas line.

Endeavour Holdings Inc. broke ground last month on the firm's first high-rise residential building -- which also happens to be the first high-rise condominium tower on Clear Lake. Things now are going so well that two more waterfront residential towers are already in the works. And Endeavour has gotten into the marina business with a specialty partner to boot. Two recent deals center around Clear Lake, a favorite spot for the developer. A third deal is planned near the Gulf of Mexico off Galveston Island. (See box.) Endeavour and equity partners plan to start construction in December on a second Clear Lake structure 20 stories tall with 125 units initially for lease and later to be converted into condos for sale. Also on the Endeavour drawing board is a $100 million development on the beach in Galveston at 10th Street and Seawall Boulevard. The first of two possible towers would have 300 residential units in a 400,000-square-foot building. An Endeavor partnership also purchased the Marker 1 Marina in Seabrook two weeks ago. The maritime acquisition sits within a mile of Endeavour Clear Lake, the original high rise that is under construction.   8. what i heard just yesterday is that morgan and crow are having a hell of a time finding retail commitments due to the possibility of rail going down richmond. the problem is two fold if it in fact does happen: 1) richmond will be torn up and the accessability will be absolutely terrible for some time (look at main) 2) if metro doesnt put a stop in front, the site will get double-donged (as in construction and then no stop) they have up a huge letter of credit with hisd. if they end up not closing, its gonna be REAL ugly.
  9. yeah and i said finger was going to build a high-rise several months ago when the deal was first announced but seriously, unless our market goes straight into the pooper, it will be built and the park will be done. fyi - if you look at all of the high-rise rentals, fingers museum tower is the ONLY deal thats full; he knows what hes doing.
  10. chronicle article here. $17 psf is a VERY reasonable price for the location. ive never heard of the group and im surprised they beat out other potential bidders. would guess that they will subdivide it and sell off portions. probably take 3 - 5 years before complete build-out. edited to add, found their website: angel/mciver

February 10, 2006 - Houston apartment developer Marvy FInger has taken a land position in downtown Houston for what likely will be a high-rise residential tower, acccording to the Houston Chronicle. The Finger site, bounded by Lamar, LaBranch, Austin and McKinney, is across the street from a proposed park. Mayor Bill White has envisioned the large park as Houston's version of Central Park in New York.Nancy Sarnoff of the Chronicle reported Friday that Finger signed a 99-year lease for the block of land, which is owned by basketball great Hakeem Olajuwon, who played for the University of Houston and the Houston Rockets. Marvy Finger, head of the FInger Cos., is considered by many to be Houston's most talented apartment developer in terms of turning out a top-quality, well-designed project. Finger is also highly respected in terms of his negotiating savvy.For years, I've heard behind the scenes anecdotes of Marvy's legendary prowess at the negotiating table. If Houston's new downtown park is going to be lined with high-rise residential, having Marvy Finger involved at this early stage is a plus for White's overall downtown effort. Finger also developed the Museum Tower, a top-notch high-rise rental tower on Montrose Boulevard near Banks Street.
  13. i heard from a source that i deem reliable that atlas intends to move forward on 2727 himself. additionally, most of his reservations are coming from buyers that wanted units at the planned houstonian high-rise. having said that, these same buyers were quite difficult when it came to putting real money down. dont shoot the messenger
  14. gross was approached by another developer and gave him an unsolicited offer for a portion of the site. broker sign is up for the remaining parts. in regards to malibu, that sign has been up there for at least four months and has been on the market for at least two years.

  17. yes and no. it creates the impression to potential buyers that they are moving forward and helps maintain the velocity and "buzz". if i were to guess, the demo of page and the parking garage was maybe +/- $300,000. while that may appear to be a lot of cash, its really not. dont forget, tracy suttles removed the mcdonalds and did extensive site work for shamrock.

  20. just to be clear, im not a skeptic. i think atlas may have the capabilities of getting it done... unfortunately, im not a liberty to elaborate why just yet. as to the 47% presales, where did you see/hear that?
  21. there are some REALLY big names behind this deal and countless hours of pro-bono work has and still is going on. list of contributors egos alone will not allow this park to become a homeless shelter. how they will police it, i have no earthly idea; i just "know" it wont.
  22. the financing is going to be real tricky on that deal. one of the problems is the HISD redevelopment and the feasibility of a comparable project in the same submarket. the good news is that they recently purchased additional land, so they are moving forward and spending some big $$.
  23. for one, no one knows for sure how many contracts they have nor do any potential buys have "hard" money up. in regards to the page parkes being torn down, doesnt make a sale any easier. atlas just baked the demo cost into a sales price. its VERY EXPENSIVE dirt on a small, irregular shaped site, period. hanover did not build dominion, that was whiteco out of chicago. also, if you relook through this thread, i had a long post in regards to hanover building a highrise across the street which didnt materialize...
