  2. you cannot compare the developers of houston pavilions to tracy suttles; that's comparing apples to oranges. while one has the experience and backing to take on a project of this magnitude, the other can barely even make his house payment. you be the judge
  3. i had an interesting lunch today. i was told orion is a no go and plans have been put on hold indefinitely. reasons range from numbers being WAY off to code violations. anyone?
  4. during the 1st year, technically (even though not enforced), you could not drink in the tailgating area prior to a noon kickoff. some legislation was passed to allow consumption at sporting events while eating/purchasing food. it will never be enforced in the tailgate area but it is inside the stadium. they make you buy a bag of peanuts with your drink
  5. hmmmm... i wonder if this thread will ever move back into the going up section on a side note, tracy has put his kirby mansion up for sale. keep in mind that just a couple of months ago, he was threatened with foreclosure.
  6. link here's my $0.02 in order to build condos, one must have sufficent reservations and pre-sales prior to groundbreaking (whatever the lender requires). however on an apartment deal, you don't need the sales, you only need a lender for a construction loan. if the market is there, he could then convert the deal into condos. :insert "i told you so" here:

  8. financing is done. they would have not been able to close the deal without it. so yes, they will begin construction sometime soon. 2 months max.
  9. i would think twice about doing small condos. while the price points may generate interest, when it comes time to buy, they are going to say they want more room for possible expansion (ie married, have a kid, get a roommate, have a study, etc.) one can convince some of them that you will be giving up space for location, for a majority of buyers, it doesn't fly too well in houston. just my $0.02
  10. one would assume, based upon the current site work, that the parking garage is a stand-alone structure and the apartments will be 4 storyes.

  13. im only familiar with zomper's deal over by mcgregor and almeda on camden. decent looking product but i recall them being quite pricey. Edited to add, yes they are on the high end; started at $489,000.
  14. the rendering isnt completely accurate. cameron is a two lane street, not four, and the former hard rock is where they have the trees to the north. the green rooftop is the adjacent bank.
  15. thought this sounded familar: from an old HBJ article and from the june 7th article i thought archstone/smith ended up building the esplanade there but could be wrong.
  16. originally, there were going to be two deals on the tennis courts. one track was under contract for sale to hanover for a rental high-rise. the other was a 99-year lease to gables for a rental mid-rise. in order for hanover to make their numbers work based upon a HUGE land price, they were going to have numerous upcharges for premium views. everything was going well until gables came back and said they too were going to build a high-rise which would block a majority of hanovers views. this killed hanovers deal and they dropped the contract about 3 or 4 months ago. i am not aware if gables will end up leasing the entire site or if part of it will be sold. i'm assuming that it will all be leased, but i could be mistaken. regardless, the deal going up on the tennis courts is being built by an apartment developer and intended for apartments. if a condo converter comes to them on a pre-sale or if gables decides to convert themsleves, then its a different story. but as of a couple of weeks ago (or at least last i heard) it will be apartments. ooops, edited to add, sorry, i missed velvet's original post. while i appreciate the *coughs*, they are not needed. more than happy to enlighten others when i can. in regards to the kirby condos, i would give it better than a 50/50 chance. atlas has dropped a pretty sum in the deal and is currently negotiating with the existing tennants. i would say kirby is more realistic than shamrock; however, that's not saying too much as i said earlier, he is moving forward on oak lane which he did as a jv (regardless of what he says to others). so he is getting more experience and a presence within the immediate vicinity.
  17. also, it's taken almost five years to sell-out. most conversions only take 1.5 to 2 years (worst case). see original hbj article here.
  18. i must have forgotten there was a street in between the bank and hard rock. did you know atlas was also converting oak lane into condos?
