UH Katy is so good it's gonna make Fall happen in Houston!

Someone pulled the plug on the Energy Corridor. 

10 of the 16 largest sublease spaces are out West and the overall suburban direct vacancy rate is now over 21%. Rents are also down. 

You'd be an absolute moron to build in this market. You'd be a bigger moron to lend. 

As a gay guy, I wouldn't be comfortable knowing 3 out of every 4 people in Montgomery County (home to The Woodlands and parts of Spring) voted for Trump. Not saying anything bad would happen, but I'd rather not be completely isolated in a Republican bubble. 

Fort Bend is the one suburban county that leans Democratic now. It's also the most diverse and more reflective of Houston's overall diversity. I also prefer the location better because the Southwest side of the area seems better connected than the far Northern suburbs. You'll have easier access to downtown, the Galleria, parks, zoo, museums, sports venues, etc... 

Lastly, I much prefer the Fort Bend model for schools, especially at the high school level. They prefer more and smaller rather than large campuses. Fort Bend has several highly regarded high schools whereas the Woodlands just has two. Springs schools are rated lower.

Montgomery County is the MOST conservative in the Houston area. It's also one of the least diverse. If you're set on the suburbs, I'd look towards Fort Bend County (Sugar Land, Missouri City) but so much will depend on where you'll be working. 

The good news about Michigan Central is it is still standing and near Corktown, one of the only areas of Detroit that isn't a hell hole. Lots of empty lots but few burned out/abandoned buildings/tire dumps so there's maybe future potential?

Because old steel casement windows were usually single-paned. My old house had them but half of the glass had been knocked out similar to this building. New environmental guidelines will let you keep old windows but not fix or replace them without making them double-paned. Also, in our climate, you're gonna want double paned. 

Also, if you cannot afford $550,000 for security then you might not want to purchase a high rise with plans to redevelop it into a hotel. Not. Buying. It. 

I cheer for the Horns. My grandparents, Mom, Aunt, oldest brother and sister, and niece are all Longhorns. I just cheer for the Coogs more even though I am a Statesman. Hip Hobart forever!

Spire would make sense because there's no way this one is currently 395 feet. Spire could get it there.

Why did this end up in the Montrose section? I think someone confused Dunvale with Dunlavy. This thing is going up near the big Wal-Mart outside the Loop.

I wonder if Vantage still has plans for their uptown tower. Was slated to begin after this one finished construction.

Definitely breaks the 400 foot mark considering that Five Post Oak is 389 feet and this is quite a bit taller. 

I think they missed the train. By the time they come in, there will be multiple Shake Shacks and HopDoddies all over town plus all of the burger joints we have here (Becks, Southwells, Burger Joint, Cliff's, Five Guys, Smash, Whataburger, etc...)

Yeah, sounds like a total failure. It's so popular nobody goes there anymore. 

The amazing thing about downtown Dallas is that the vacancy rate has remained the same despite enormous amounts of square footage being converted to residential/hotel. We need a major tower (like the Exxon) to flip purposed to help this market out. Dallas has seen a handful of towers around that side converted. 

Yeah, just what we need, a garage enticing people to drive to the bars! 

I'm surprised it has taken this long. I love saving old buildings but the law school is beyond saving. It's dark, damp, and flood prone. It's also just plain ugly. 

My neighborhood is very walkable. It's even more bike-able. In 5-20 minutes I can be at the Rice Village, Rice U, Hermann Park, Museum District, Med Center, Montrose, etc...

However, it is really, really unpleasant to walk right now even with the oak canopy.
