    The Tipping Point Coffee held a soft opening last week. It's open for limited hours on the weekends until it fully opens.

    "There's a new bar & grill in the works for the Montie Beach neighborhood within the Greater Heights area.

    The two-story building (and property) at 3921 N Main St will be converted into a food and beverage establishment named El Cucuy. It's located a few blocks from the Heights Place retail center housing Hughie's and gelato shop Dolce Neve.

    El Cucuy, which has a location in New Orleans, is a restaurant from a former Houston food truck operator. [It's a] Mexican street food concept. Expect to see dishes like street tacos, tortas, Sonoran-style hot dogs, and elote."

Earlier this year, CultureMap and possibly other publications reported Berg is leasing space for several concepts for the Autry Park mixed-use. The names of the restaurants weren't disclosed.

    One of the restaurants is named Annabelle's and the other Benjamin's Cut. I think the latter may be similar to Underbelly Hospitality's Georgia James Tavern.

     

    Turner's Cut may be the name of one of Berg Hospitality Group's new restaurants at Autry Park. It could be the new working name replacing Benjamin's Cut.

    A domain was purchased this summer for Turner's Cut linking to Berg Hospitality.

    Yeah, the news of a new concept from Savoir's owners was disclosed last month in the Facebook group Houston Heights Foodies.

    Here's the text of the post shared in the group:

     

    "It looks like there will be a new occupant in the former home of Taqo.

    The taqueria and tequileria located at 1343 Yale St in the Greater Heights recently shuttered. So, who's taking over the space? The group involved with Savoir, La Grande Rue, and Sip.

    I think plans...will center on a...bar-forward concept."

    According to Loe Ortega's LO Architecture, there will be either a brewery or brewpub component to the new Conservatory food hall in Midtown, 606 Dennis.

    Over the summer, LO Architecture uploaded buildout pics and design mock-ups to Instagram. The post also provided the following details:

     

    "Infrastructure may not be glamorous, but it is integral to food hall design. With eleven vendors, bar, and future brewery, there is plenty of under slab work to be done."

  6. I don't know if this will be Pretty Liar alone or two bars in one.

    About a month ago, Instagram suggested the accounts Pretty Liar and El Capi to follow based on the accounts I follow. Both list 3030 Travis St in Midtown Houston as the address. Both are also from the same owner or hospitality group.

  7. Midway also announed another retail tenant: Urbn Dental.

    Here's the Bisnow article with other details pertaining to East River.

     

    Urbn Dental also will open around the same time as Broham. The three storefronts are among the first retailers advertised for the space, which previously announced Houston-based architecture firm Method Architecture and Teal, a Houston firm that creates hot water systems. Owners of wedding venue The Astorian will open a 20K SF event space and rooftop bar around the same time.

    The entire East River development includes 250K SF of Class-A office space, 110K SF of retail, multifamily and single-family residential, and 13K SF of green space. Set within the historic Fifth Ward, near the East End District, it is poised to be among the largest developments in Houston’s Inner Loop, according to Midway.

    East River’s groundbreaking was delayed due to Covid-19 and supply chain issues, including the skyrocketing costs of lumber. Midway Executive Vice President of Development David Hightower previously told Bisnow that timeline adjustments were made due to supply delays, though there wasn’t a significant overall impact.

    Limestone Commercial Real Estate’s Brandi McDonald Sikes and Sobi Qazi serve as exclusive leasing agents for East River’s office spaces, with Lacee Jacobs and Laura Harness of Midway handling retail.

    Aside from the Junior Achievement pitch, there is a list of prospective retail tenants and restaurants including Common Bond, Urban Eats, Southerleigh (From San Antonio), a Creek Group outlet, etc...   a Par-3 Golf course & Driving Range and Ice House on the eastern end of the property... Awesome!

    The cost and complexity of managing a full-scale build-out if often why young brands avoid brick and mortar expansion.

    The names on the merchandising plan are purely representation of categories and uses. There are multiple brands that could successfully serve our coffee, juice, or yoga needs but the key is the placement of each within the project.

    Our immediate focus is on the larger users in office and retail building along Buffalo Bayou, as they will be early adapters and set the tone for the project considering the buildings adjacent to both the Central Plaza and Bayou connections.

    Midway released an annoucement regarding additional tenants for the East River development in Houston's Fifth Ward.

    The press release confirms details from East River's merchandising plan leaked earlier this year of a cultural market for the development. It also confirms @ljchou's post a few weeks ago.

    Here is the article published yesterday on Bisnow:

     

    An award-winning chef’s African heritage and soul food grocery is among the first announced retail tenants in Phase 1 of the $2.5B East River mixed-use project being developed by Midway.

    Broham Fine Soul Food & Groceries originally opened in 2020 in the Trinity Gardens community and was created by acclaimed chef Jonny Rhodes, who became a national name for his now-shuttered restaurant Indigo, also in north Houston. Rhodes closed Indigo, in part, to focus on Broham and his efforts to tackle food insecurity and lack of land ownership among Black communities. The new store will focus on house-made and locally sourced grocery items.

    When it opens in 2023, the new Broham will sit in a 4K SF space in The Depot, a ground-level area of the 150-acre development. The project broke ground in August.

His new boutique bodega is focused on providing self-sustainable goods, which include locally sourced seafood, meats, produce and freshly baked bread as well as cheese and specialty condiments.

    Rhodes’ farm, Food Fight Farms in Cleveland, will be the store’s primary supplier, providing handmade, pre-packaged items that shoppers can purchase.

    In what he hopes will create a “green circle,” Rhodes plans to offer coupons to customers in exchange for produce purchased in the store that the customer later discovered wasn’t needed. The chef also plans to offer a membership program for avid home chefs to provide discounts, coupons, farm tours and access to specialty products from around the world.

    Maybe Jonny Rhodes will also open another restaurant that will be part of the East River development? The info shared in the deleated leaked documents related to East River (linked above) lists a restaurant from a Fifth Ward resident who's also a James Beard nominee. That sounds a lot like Rhodes.

Side dishes include Sweet Yams, Corn Brulee and a Macaroni and Cheese made with angel hair pasta, interestingly. Dinner entrees like Lamb Chops and Oxtail Surf and Turf pair Cajun flavors with fine dining sensibilities while the Suya Ceviche goes more global with an African-spiced filet mignon and lump crab served over a plantain puree. It can also be ordered with chicken breast instead of the filet. 

    For the grand opening, which begins at 5 p.m., guests will be able to enjoy the full bar, along with happy hour, live music and poetry along with seafood and quality cuts of meat.

    The renovations are nice. I hope this business makes it. Isn't this the third or fourth business to lease that unit? If so, that's a high turnover in the short time this portion of BLVD Place opened.

  11. Houston Business Journal has more on plans to fill the space at 1658 Westheimer once One Fifth closes, plus additional details about the Salty Donut's upcoming Houston location.

     

    After Underbelly Hospitality closes One Fifth, its rotating-concept restaurant, later this year, the Montrose property will be expanded to welcome a Miami-based artisan doughnut shop. But the search for a tenant to fill the existing building is still underway.

    Rue, a Dallas-based boutique real estate company that focuses on urban-core food and beverage concepts, is spearheading that search while working to create an addition to the building for The Salty. The doughnut shop plans to open toward the latter half of 2022, joining locations in Austin and Dallas as well as Miami and Orlando, Florida.

    Jeremy Zidell, founder and managing partner at Rue, and Tripp Russ, also with Rue, are marketing the property at 1658 Westheimer Road, and Zac Hoffer with The Retail Connection’s Houston office also represented The Salty in the lease.

    Rue is currently in the process of finalizing the required approvals from the city of Houston for the expansion, so the square footage of the doughnut shop is not yet available.

    “The aspiration and vision for the property calls for creating a large courtyard area and to-be-constructed building on the northern end of the property currently abutting One Fifth’s rear walls,” Zidell said.

    Before the Loopnet listing for 516 Westheimer was removed a few weeks ago, there was an update in early August regarding the status of the property. The listing was updated as under contract before the listing was removed a week or so later. So, it seems there is a new business leasing the property.

    I think the new business is Hide & Seek. A Google Map listing for Hide & Seek was created sometime this month. An entity was filed last year. There is no website or Facebook page for Hide & Seek, but there is an Instagram account for the business at @hideandseekhtx.

    Their Instagram categorizes Hide & Seek as a restaurant. It could be. Or it's possible this could be a restaurant and lounge, similar to Thirteen, Parma, Lost & Found, Lamp, Bisou, and Kiss.

     

    Instead of Hide & Seek, the name of the business at 516 Westheimer Rd is Whisper. The space was last occupied by Indika.

    Whisper is going to operate as a restaurant and also double as a  lounge, possibly a hookah lounge. I'm assuming the target audience is the same demographic James Harden's Thirteen, Kamp, and Parma aim for.

  13. This should open before the end of the year. Instead of Grateful Donut, this will be Dripped / Dripped Donut.

    Eater Houston reported the news last year. At the time, Dripped was going to be a collaborative project from Amir Ansari (Sterling House, Vintage, Eighteenth Cocktail Bar) and Don Bowie (Taste / Taste Bar & Kitchen), but a lawsuit from Bowie's former business partner but a halt to it. The lawsuit alleged Bowie's was in violation of their partnership agreement which barred Bowie from opening additional restaurants without his business partner, among other things. 

    The lawsuit was later dropped. So, I don't know if the disolvement of Bowie & his co-owner's partnership allowed Bowie to resume his original plans with Ansari for Dropped.

    Nevertheless, Dripped is on track to open this fall on Washington Avenue.  The interior design is super colorful from what I hear. There is a mural inside too.

    I think the original plans for Dripped included donuts, desserts, and an art studio or cafe of sorts. Besides donuts, I don't know if desserts and the art studio component will still be included. I know Bowie is working a dessert shop named Sugar Frk. No idea if this will be part of Dripped or if it will be a storefront on its own.

    Don Bowie is almost finished with renovations of his other Washington Ave concept, a steakhouse and lounge named Rare. It's replacing Therapy at 4105 Washington Ave (if there's a thread for that address, someone can repost this there).

     Sometime last month, Lombardi Family Concepts added a profile picture for Regine's Instagram. The picture is the restaurant's logo and includes a descriptor indicating what the concept will be.

    Regine's is going to be a Mediterranean restaurant, likely upscale and with a lounge component. This will be located in the former space of the Tasting Room, 1101 Uptown Park Blvd, Suite 18.

In January on 2021, the drive-in will be a satellite location for the Sundance Film Festival. Additionally, the drive-in acts as the venue for monthly private events for non-profits, corporate and community functions.

    East River Gold, a planned par-3 golf course with driving range and ice-house restaurant concept will be the eastern end of the property. Construction to begin 2021.

    Plans are underway to bring a black-owned and operated urban farm to East River, offering access to fresh produce and community programming.

     

    So, a month after Midway published its merchandising plan for East River (then removed it), Gatlin's BBQ announced a second location is possibly in the works.

    Visit Houston highlighted Gatlin's BBQ in a collection of Instagram stories in late February. In one of the videos, Gatlin's said they're looking to expand. If the proposed merchandising plan is accurate, East River is likely the the second location.

    Lick Honest Ice Creams is an Austin-based ice cream shop. This will be one of a few branches opening in Houston. Another is coming to Midway's East River development in the Fifth Ward area.

    Last month, an entity for Lick Autry Park LLC was established.
