Houston City Council Map Could Change After 2020 Census

New construction town home asking prices have crept up above 400k in my part of Third Ward too. Although they're nicer than these.

Plan seems well thought out. Just remove the word 'green' so some people don't get triggered. Say it's a plan for modernization and for letting free market deciding out comes. haha
What's the best way to manage businesses in residential areas that decide not to have any parking? Is it to build parking garages, residential permits, dynamic pricing for street parking, or a some combination of all three.

There are GFR spots sitting vacant in Skyhouse, One Park Place, etc. Perhaps ground floor "amenities" such as yoga studios, fitness clubs, bars and restaurants would work (perhaps not), but the idea of GFR sounds better than the reality. Young people moving into these developments are shopping online, either via Amazon or through Instagram "influencers" marketing products. What has promoted walkability in Houston has been public art, parks, water features, concerts, festivals, farmers markets, craft fairs and other "programming" that invites people to common spaces (i.e. Discovery Green, Market Square Park, Levy Park). Another is density, but we just aren't there yet.
What has MidMain Lofts done differently? They probably have the most available spots for GFR of any recently built multifamily and all but 2 spaces are currently leased.

If people in the Midtown SN and Nextdoor complained even after they cut out a primarily residential section of Midtown for parking exemption I can only imagine the uproar of extending it to BW8. I think there should be plan to incrementally increase the parking exemption area outward from downtown every 5 years.

While @ekdrm2d1 and @hindesky are legit hardcore field guys, we can't ask them to go to EVERYTHING. It would be nice to grow that crew by getting people who live in each area who are open to the task to do follow ups in their hoods. Our coverage of the big projects is stellar, but with all the activity going on in town right now we need more for smaller projects / infill.
Since everyone is speaking off topic... I used to ride/walk around Midtown and my immediate area of Third Ward but now that it's summer my motivation is lacking...haha

This map doesn't look complete. There is a section in NW Third Ward that has no parking minimums. I understand why they didn't include all of Midtown based on the Super Neighborhood opposition. I hope there is a plan to incrementally increase this area in Midtown and possibly to Emancipation in Third Ward.
