  1. FWIW, the Embassy Suites itself is one of the best ones I've ever stayed in, and I've stayed in plenty.
  2. And rule 3 is a bit redundant, I think "Do not drink water from the feature" would have been more efficient.
  3. My father gave me a prospectus for this building over the holiday . . . I haven't scanned it in yet, and I'm not savvy on how to post a PDF. If a smarter and more capable person would volunteer their e-mail I will scan it this weekend and send it your way for sharing on the forum.
  4. Great news. The more competition, the better. (Although I was hoping they’d push for EFD, open a base, and work closely with the cruise lines.)
  5. I suppose it’s efficient ... I might start calling Humble “Deer” to save a syllable.
  6. Calling the 1960 area “Willow” ... now there’s a new one for me ... 🤣
  7. Vote postponed for Board to have more time to review information. https://www.houstonchronicle.com/business/article/Houston-First-postpones-vote-on-proposed-W-Hotel-14919980.php?utm_source=newsletter&utm_medium=email&utm_campaign=HC_MorningReport&utm_term=news&utm_content=briefing
  8. Yeah that’s exactly what I took away from it too. 🙄 Surely no one in your life has ever accused you of being condescending? Would that be a round peg in a square hole?
  9. Sign of the times ... “auto garage” doesn’t seem redundant.
  10. That sliver of Midtown (or Montrose or the Fourth Ward or whatever it’s called) is certainly a great place to live, very walkable and convenient to a lot but closed off enough that it doesn’t get much vehicular traffic. Was this part of the Fourth Ward Redevelopment Authority land?
  11. This is a great summary of the sewage moratorium http://offcite.org/wp-content/uploads/sites/3/2010/02/TradingToilets_Neuhaus_Cite1.pdf
  12. Is the market for these new apartments really those living in pre-1980s small complexes or 1990s garden style apartments, though? I doubt it. If anything, I smell redevelopment opportunity a la Memorial Heights. In any case it will certainly be interesting to see how what I’m calling the “Central Core” market (inside of Shepherd) has evolved 10 years from now.
  13. There are very few large complexes 30-40 years old inside the loop due to the sewage-related building restrictions in the 1970s (probably ended up being a good thing in the 1980s). I don’t think it’s a stretch to say that the central core (inside Shepherd) had an dearth of real multifamily options until the last 10-15 years when compared with other cities. I’d imagine the market that is going to be most pressured is the West Loop as well as some of the older Midtown units (but are there really that many?).
  14. As printed in HBJ 2019 Fall Office Leasing Guide
  15. It also does not include sublease space.
  16. Thought there was a generic downtown thread but I guess not. Below are vacancy rates of most major office buildings downtown from HAR as printed in the HBJ. 17. Lights at top blue and orange these days for the Astros. Sad that 1600 Smith didn’t do something.
  18. Doubletree signage still up. I don’t get it.
  19. Also Houston was the capital of the Republic of Texas ... certainly not the same in scale but it’s not anything to shrug at in terms of North American history. Boston and Philadelphia attract a lot of tourists who have no ties to either city for the same reason.
  20. Not sure why we doubt ourselves. Houston has a pretty spectacular historical (albeit modern historical) pedigree, as good as any city in the country. It may be “ugly”/not conventionally beautiful, but it’s a place that a lot of people have come from all over the world, for whatever reason (certainly not because of tourist attractions) it felt like home, they were welcomed by their neighbors as if it were home, and they made it home. And that doesn’t even begin to consider the world-changing technological advancements that were made by Houstonians in the oil and gas, space, and medical industry. One of worst “no builds” in my mindis the Nau Museum. That would’ve been a fine start in telling the story. Another great idea would be a National Museum of Immigration affiliated with the Smithsonian that would tell the domestic and international immigration story. A new Astroworld would also be great of course.
  21. There is (or were) a set of houses on Stanford and Pierce that have been like that for quite a while. I'm sure the City can repossess them if they don't meet building code . . . just don't know how long that would take.
  22. The City has (and is annually maintaining) a spaceport operating license from the federal government. That said, there is no "Ellington Spaceport," there is a "Houston Spaceport," which is a really a real estate development, at "Ellington Airport." Spin for poaching from existing tenants (at HOU) and adding a company with no existing ties to the space industry.
  23. The sidewalks on the east side if the Shops building were closed with construction barriers this weekend.
