  1. Big improvement. That will be one compact university. Doesn't UHD have more students than TSU now?
  2. Noooo. LOL. I am not going to have access to a television at 6 where I can control the channels myself. Is it coming on at 10?
  3. Really? I just drew in a few slim boxes and tried to measure the height compared to the rest of the buildings accurately.
  4. At first when I heard about this Pret, I was like eh, but it does look nice on that website.
  5. This is just a before and after shot that I did in Paint of the Memorial Hermann Plaza, Mosaic Towers, Gateway project, and the highrise near the Childrens Museum, if anybody can do something better, which I am sure you all can, please post. Before: After:
  6. Your first post was some of the best news I have heard on this forum.
  7. Along with the anouncement I just really want to see some detailed streetlevel and sidewalk renderings where people are walking out the shops and everything.
  8. MidtownCoog: the Ray Nagin of HAIF Anyway, it really is about time for the city to find a more human way to keep homeless residing off the streets.
  9. I don't think its that but more like midtown residents and Houston residents in general have noticed this a long time ago.
  10. I think there needs to be a center of retail at each of the light rail stops in the Med Center. Retail works really well there at the Southbound Dryden TMC station and most of the foot traffic comes from mostly only 3 retailers. Subway, Chipotle, and Starbucks. I actually kill time and go to the Chipotle in the TMC rather than downtown because you really can't do that much people watching at the one in downtown. I don't know why but the TMC seems more livelier than downtown.
  11. Trendy Almeda Road eh? I actually like and appreciate Almeda Road eventhough it has its fair share of strip malls but the lots aren't oversized. I get a down to earth type vibe when I am on that road and I love the houses in the area. It actually looks like the city tried to make the area look nice and the residents are keeping it up. Maybe I like it because it is an underdog and not that popular.
  12. Yeah it is but I find too many organizations in this city do not like to feed off of criticism or critique or it does not get done at all. If you did go by Higland Village, where would you make that final stop at the end of the line?
  13. You took the words out of my mouth RedScare. The only development on Richmond that goes hand in hand with light rail is the development in the works on the HISD grounds near Edwards Cinema. Westheimer probably has the highest ridership in the Houston metro with the 82 bus and it just seems funny that light rail will be a few blocks south and all the transit oriented deveopments will be on Westheimer. Let's not forget about Kirby at Westheimer development also.
  14. There are apartmants butting the freeways all over town. My aunt lives in those El Mundo apartments sitting on 610 across from Six Flags and has no problem with noise.
  15. Looks like Houston Pavilions is already making changes GlobeSt.com EXCLUSIVE: 394-Unit Downtown Landmark Up for Sale By Amy Wolff Sorter Last updated: January 16, 2006 09:27am HOUSTON-The 394-unit Houston House, a 31-story, 40-year-old landmark, has gone on the block for $28 million. With a $200-million, mixed-use neighbor on the horizon, the time has finally come to end an 11-year hold, the owner's broker says. Houston House, located at 1617 Fannin St., will be marketed exclusively to condominium converters. "Everyone in town has been trying to get hold of this building for years, mainly because the area is booming and it's across the street from what's likely to become a retail-and-office complex," William Forrest, senior investment adviser in Houston for Sperry Van Ness, tells GlobeSt.com. "The location is likely to generate a lot of demand from the residential side, from people who will want to walk to work and their entertainment." Just recently, William Denton of California and Geoffrey Jones, a local developer and broker, paid more than $20 million for three blocks of buildings to develop Houston Pavilions, a 360,000-sf project with high-end retail, entertainment, condominium and office space. The development site is bordered by Main, Caroline, Dallas and Polk streets. As a result, demand is booming for residential properties in the neighborhood. "There aren't many 30-story residential properties in Downtown Houston. Most of them are loft conversions," says Forrest, who with Sperry Van Ness' Bruce Ripper, is representing Houston House's seller. "Basically, whoever gets this and converts it will make a mint." Forrest says Houston House's owner, H.H. Paseo, a local general partnership led by Larry Hill, purchased the property in 1985 for a long-time hold. "Right now, they're in a position to sell it," he says, citing the difference in its marketability from a few years ago. Not only has the Houston Pavilions' plan made the 86%-leased multifamily complex a hot property, but several of its owners are ready to retire from real estate investment, according to Forrest. Houston House, situated on a little more than a half acre, is a mix of 40 efficiencies, 257 one-bedroom units and 57 two-bedroom apartments. Units range from 428 sf to a 4,150-sf loft. Monthly rents go from $750 to $4,150. http://www.globest.com/news/454_454/houston/142011-1.html
  16. Downtown malls are hell or should I say malls in general. The day of the mall is definitely dead and there has not been one constructed in Americaf for years, except for the one in Orlando and I guess the one at AOL Time Warner Center at Columbus Circle in NYC.
  17. You all can visit http://www.hargreaves.com/ to see the other projects by this developer.
  18. Well I know that the three blocks now have signs that say SOLD Here is the article for more info: http://memphis.bizjournals.com/memphis/sto...09/daily27.html and the houston article: http://houston.bizjournals.com/houston/sto...09/daily40.html
  19. I know. I just dodge the place all together unless Chick-fil-A is giving out the free Chicken biscuits. I don't care how nice the place is, I have a hard time enjoying an indoor mall. I even hate the Galleria. I know this sounds funny, but I even find the high end part of the Galleria, from Chanel to Dior, beautiful, but I hate going to the place because I find the shopping experience rather dull.
  20. By the way, the park is not just greenspace and fountains but actually has amenities.
