  1. Not sure if it's just the rain, but the homeless population was significantly reduced when I drove by yesterday evening. There were less than five people under the El Expreso awning. The rest of the area was completely empty.

    It's crazy how much potential is available at this location. Three full blocks (Greyhound, gas station, and the MRA-owned block) and two partial blocks (McDonald's and El Expreso) all waiting for someone else to develop first.

    The apartments that are being torn down (Temenos Place II) are on the east side. I think you're confusing phase one and phase two.

Also, this portion of i45 will actually become disused. The picture with the gray lines in the highways will all be removed. No new ramp will go there. The red lines in the highways will just be leftover unused highway.

    The yellow lines are proposed flyovers and the orange line is a proposed feeder roader. Both of which pass through the existing structure.

    According to the permit, it's for a remodel / mixed-use. There isn't further information beyond that.

    401 Franklin St is home to Post HTX / Post Houston, the mixed-use development from Lovett Commercial.

    Coog's Crossing is a new retail and mixed-use development from Lovett Commercial. It's located at 3895 Gulf Freeway (3895 Gulf Fwy) and 4001 Gulf Freeway (4001 Gulf Fwy.)



    Located on the site of the former Finger Furniture flagship store... the new facility will replace Shipley's existing headquarters on N. Main St... the two-story building will centralize making doughs that supply the company's 300-plus locations as well as provide office space for 130 employees. 

    The facility will also be home to a flagship doughnut shop with an interior drive-thru that will provide customers will a behind-the-scene's look at the facility's operations.

    I find it interesting the group behind Ratio is also taking over or rebranding Space. Prior to Ratio opening at 2301 Main St, Rose Gold operated there. Mario Azodinia acquired Rose Gold from Eighty Six'd Group. He also operates Space. Azodinia also owns others bars and clubs around town. Parma - which was previously an Eighty Six'd  concept - and Seaside Lounge are among them. He is also linked to the bribery scheme involving Mayor Turner's former aide William-Paul Thomas.

    Just noticed that the club at 2402 Austin St. has vacated. Any chance that Privacy intends to take that space instead? Much more likely location for a lounge.

    I would imagine the majority of Austin's office space is fairly new as well. Downtown Houston's plan to convert older office buildings to residential would be a really bad omen for their market if it turned to that.

    Golfstrommen is genuinely a good concept and I am glad they are doing well enough that they are doing improvements. Given how expensive some of their items can be I had my doubts, but this is a testament to Post if they are able to support a restaurant like that. 

    This appears to be a new/additional location on the third? floor (suite 3200). And at 5652 sq ft, I would guess this will either be a fine dining concept or event venue.

    1120 Dennis or 2800 San Jacinto? This thread is so confusing. Everything appears to reference 2800 San Jacinto (the office building with the creation mural), but the title was changed to 1120 Dennis which is where the BYOB place just opened.

    Curry Ventures LLC is the listed buyer. It appears the entity is tied to Derek Curry, "the founder and owner of clothing and sneaker boutique Sneaker Politics," according to a profile published in The Advocate.  Sneaker Politics has locations in Austin and Dallas.

    I don't know if Curry's acquisition of 3100 McKinney means Sneaker Politics will be located there. As for previously announced Blanc Noir leasing the first floor of the building, I'm unsure if it's moving forward or not. 

    Prior to Curry Ventures' purchase of 3100 McKinney, Ancorian owned the EaDo property.

    Looks like their crowd-funding campaign didn't get the necessary traction and it was withdrawn.
