170 hotel units, 276 apartment units.

    More info: http://www.wylieassociates.com/?sec=projects&sec2=mixed%20use&project=091

So the hotel went from 170 units to 455 units.

Ruh roh, residential levels cut and a toned down design.

To be honest, I like this design better. No, its not as tall (admittedly I am a sucker for height), but for some reason the design and overall cohesiveness fits better with a Loews branded hotel to me, and the street presence is much nicer. Loews doesn't strike me as a hotel that would like being relegated to the bottom of an apartment tower. And the podium appears to have much more room for some of those over the top amenities Loews typically offers. Is the podium larger, or is the tower footprint just that much smaller? It kind of makes me wonder if they didn't axe the office tower and extend this property over that lot?

I see what you're saying lockmat, and I can't say I'm too knowledgable on Loews more urban hotels, but the one I've stayed at in Miami had a sprawling complex to house all of its amenities. In the previous design there didn't seem to be nearly enough room for much more than standard hotel offerings.

  2. This possibility is very exciting.

However, there is no way this site would be the location for a Texans practice facility/HQ/mixed use development.

A football field by itself is over 1.1 acres. This site is 6 acres. If there weren't any attached facilities, the practice field would take up 1/5th of the site (assuming the building dimensions are the same size as the field).

And to compare a similar development concept, The Star in Frisco cowboys practice facility/HQ/mixed use development is 91 acres..

I'm not doubting the legitimacy of these rumors, I'm just saying this site couldn't fit such a development. Maybe they are in talks with the owners of the portion of the Astroworld site that doesn't belong to the Houston Livestock Show & Rodeo? Otherwise, I wonder if they would look towards the suburbs for such a development?

As I mentioned in the GRB thread. Was walking around Discovery Green tonight trying out a new manual wide angle lens (Rokinon 12mm) and took a few shots of the Marquis. Looks to be fitting right in!

I love my Rokinon 12mm. I use it a lot for landscapes and astrophotography out at the beach.

So I notice they still haven't glassed over the southwestern corner on the top two floors. Ive been trying to figure out for a while now if those will be balconies, but haven't gotten a response. Balconies weren't shown in the original renderings, but if that is now the plan, does anyone know what rooms the balconies would connect to? Penthouses? The top floor looks like it has a taller ceiling, maybe a public space of some sort? Should be some great views from there..

Flattered I guess they took my pic from here and used it for publicity.  Viewed 2.7 million times.  Figure they should at least give me a free float down the river.  lol.

I noticed that when I saw the segment on the Marriott on KHOUs 10:00 news a week ago (I even paused it on the photo and took a picture of the TV). The exposure was a little different than what you posted, but its definitely the same picture now that I see them side by side.

New York-based Skanska USA Commercial Development has retained CBRE's Houston office to begin preleasing an ambitious downtown office tower, according to multiple sources close to the situation.

    ...

The 35-story, 750,000-square-foot tower, which hasn't broken ground yet aside from its foundation being poured, has been on hold. In June, a company spokesperson told the Houston Business Journal that the company wouldn't move forward on vertical construction until market conditions improve.

"Since we self finance our (projects), we do not have set preleasing requirements," said Elizabeth Miller, director of communications for Skanska's northeast division. "Rather, we evaluate each potential leasing deal and the market conditions to determine the construction start of our projects."

The final contract between CBRE and Skanska is still being finalized, sources said. Skanska declined to comment, and CBRE couldn't be reached for comment.
