  1. I meant what I said. Downtown has a lot of proposals and not much under construction in comparison, and a lot of its proposals have been pushed back. I gave a list on an earlier post. Currently, there are 6 new under constructions (including 609 Main and Marriot Marquis) and 20 proposals. A lot of these proposed projects, most of them residential, are now scheduled to get underway at the same time because a few were pushed back. I think that it is reasonable to have concerns that not all of these will get built. I hope that my concerns are wrong, though. I could see Downtown exploding if most of these projects get built and are successful, but the problem is getting them started first.
  2. 1. Chevron Tower was initially supposed to start in 2Q 2014, but is now expected to start sometime in 2015. 2. International Tower was initially scheduled for 1Q 2014, but we still don’t know if it’ll even get built. 3. Capitol Tower was supposed to start in 1Q 2014. I don’t know if they meant they were going to start the demolition at that time, but even if they did, I think it started a little late. 4. 6 Houston Center was originally said to start in 1Q 2014, now they’re saying 2Q 2014. 5. Hampton Inn/Homewood Suites was supposed to start 1Q 2014, now has been pushed back to 4Q 2014. 6. Hyatt Place Downtown was originally scheduled for 1Q 2014, got pushed back to 4Q 2014, and now isn’t even on the development map. 7. The 7 story Fingers project by MMP was supposed to start in 4Q 2013, but we are just now seeing progress. 8. The Alliance 5 story residential was supposed to start in 4Q 2013, but they have just now cleared the parking lot. There might even be more that I missed. 5 Allen Center has constantly been pushed back and we still don’t even know if it’ll ever get built. The Marriot Marquis had its ground breaking ceremony on schedule, but we haven’t seen anything since. The only good thing is that it looks like the Hines Market Square project is going to get started before it was originally announced. That’s probably the project I’m most looking forward to in Downtown, so I’m excited about that.
  3. I've always loved the Gulf Building. It's definitely one of my top 5 favorite buildings in Houston.
  4. I absolutely agree! I'm also a little concerned that a lot of the Downtown proposals seem to be getting pushed back, but if they all get built then I could see Downtown exploding with development in the future.
  5. I hope that isn't a new design. The Ziegler Cooper proposal looked pretty good. I also think that it would be better if this was converted into residential. We might be able to get all of our office proposals built if this one wasn't adding more office space to the market.
  6. I've never thought about this before. The line would be going through a lot of single-family neighborhoods so I am not sure how the high the ridership would be. A stop at Kirby and at Rice Village could potentially get high ridership though.
  7. Residences in Downtown are always good. I think that we can start building taller and with better designs once we get more people living in downtown first.
  8. I'm not complaining. I'm just posting my opinions like everyone else. I'm sorry if I offended you in any way. And I've posted plenty of positive comments. Look at the Block 73, 1800 San Jacinto, 1111 Travis, CN Tower, etc. Yes, the city of Houston as a whole is in a boom, but Downtown is lagging behind a little. I'll feel better when more of the proposed projects get under construction. Downtown is doing great, but I want it to do even better. A lot of Houston's competitor city's downtowns started building last year and Downtown Houston is just starting to catch up.
  9. I don't think there was ever an official start date given, but it's still a little concerning that they still don't have one because a lot of Downtown projects have been pushed back already. Right now, Downtown has a lot of proposed projects, but not much under construction. I fear that if Downtown can't build during these boom years, that it may never develop into the urban environment a lot of us want.
  10. I think a Ritz would work in Downtown if it is close to GRB. Block 251 would be a good spot. Other hotels I'd like to eventually see in Downtown are: 1. W Hotel and Residences 2. Mandarin Oriental 3. Fairmont 4. Living Shangri-La
  11. What does the tan material above the red brick look like to everyone else? I hope it's not stucco.
  12. Nothing special, but at least it's bringing residents to Downtown. Once Downtown gets more residents, hopefully we'll start seeing taller and better designs.
  13. Wow, this is great news. More residential units in Downtown is always a positive. I wish it was taller because it's along the rail, but I'll take it. Should this be moved to Going Up?

  15. Yeah, it's actually kind of sad how far behind Houston's Downtown development is compared to its competitor cities . There are a lot of projects planned, which is very encouraging, but I want to see even more because Downtown Houston has a lot of catching up to do.
  16. This is very good news. It should do great for the area and hopefully will spur some more development in this part of Downtown.

  18. Observation towers seem to be the "in" thing in Asia right now. Two of my favorite ones recently built are the Tokyo Skytree and the Canton Tower in Guangzhou.   19. I sure hope that this will have an urban design, but I'm a little nervous looking at their current projects. They all look like the generic suburban hotel except for the Downtown Holiday Inn renovation and the Galveston hotel.
  20. I like that this project isn't dragging its feet like so many other Downtown projects seem to be doing.
  21. Downtown easily wins this for me, with TMC in second. Uptown just doesn't have the height or density to compete with Downtown, in my opinion.   22. I agree with bobruss that the Bank of the Southwest lot would be perfect for a Supertall in my opinion. It's right in the middle of our skyline. A Supertall around 800 Bell would skew our skyline a little. But you're right arche, if a developer wants to build multiple buildings along with a Supertall, then the three open lots around 800 Bell would probably be the best spot. Also, do we know yet if this 39-story building will have any ground floor retail?
  23. I was re-reading this thread, and on the first page, it mentions that Marquette has plans to build a couple of high-rise projects in Downtown. Does anyone know where their second project could be?
  24. The Sovereign, Residences at Market Square, Block 98 tower, Hanover Southampton, One Lake's Edge in the Woodlands, 2229 San Felipe, and 800 Bell Redevelopment. There are probably a few more I'm missing.
  25. Can you confirm if any high rise condos will be announced for Downtown? I mean, it's great that Uptown is booming, but I would hate to see Downtown get left behind. Downtown is already way behind The Central Business Districts of other comparable cities, like Seattle and Atlanta. I would hate for it to get even farther behind by not building more during these boom years.
