Not surprising though. I was thinking they'd target Uptown but River Oaks is pretty close. Probably going to get the different roof design.

Possibly, I was thinking that it could be the residential proposal for Block 35. The 463-unit project is very likely to appear on the next development map.
Unfortunately it didn't show up in the newest downtown update although there the information from Central Houston makes it sound like this project(Camden's) will be 2 12 story towers with 2Q '15 and '17 groundbreakings.

Are you serious? Is there somewhere we can look at the Dash's roster? Not only are those 2 gorgeous women, they are extremely talented and would have the makings for a great team. I hope they come to love the city of Houston and the city loves them back, because I feel like their influence on the USA women's soccer team might help Houston's image both domestically and internationally. I would also love to see them play in person and with the Dynamo stadium just a few minutes away from me I hope you aren't joking!

Yes, but it's still fun to speculate! 463 seems like a lot of units for a half block even if it is 35 stories. My suspicion is that it would be for Block 100 behind the new GRB hotel. If I remember correctly HFF or some similar entity wanted that block to move on a similar construction schedule to the hotel so some information needs to be released soon! It's cool to watch the residential pockets form on different parts of Downtown.

Pretty close, we're at 2,355 units. The 463-unit project will push that total to 2,818 units, but they are looking at raising the cap.
The 463 unit project isn't Alliances rumored 2nd downtown development is it? If not, with this and Fingers' ~400 apartment complex Downtown could be pushing 3500 units under construction or completed downtown in just a couple years from now. It will be interesting to see how much they end up raising the cap.Very exciting times ahead, I'm just greedy and wish downtown could get a residential tower over 40 stories!

Someone did tell us there was a 4th tower planned... I don't think it was Swtsig.
It was Hoothrewpoo saying a 4th tower would be constructed on the block which currently has a daycare covering 1/2 of it roughly around the time 1600 Louisiana was finishing up. Maybe they might try to swap parking garage blocks with Shorenstein so both entities can be more consolidated? Just speculating because 5 towers seems like a lot.

It's behind a paywall unfortunately, but there is a short paragraph describing the project. "Mixed-use developments, in particular, have picked up in popularity among developers. Mid-Main, which is being developed by Houston-based RHS Interests Inc. and will break ground in the spring, will include 363 units and 29,413 square feet of retail space while also incorporating the existing 10,000 square feet of retail, which is presently fully leased."

If they add 10 more floors it'd probably be close to 2 million sq ft in the entire tower. That's a lot of space to fill. Hopefully it just shows how optimistic their growth expectations are and doesn't take anything out of their possible(probable?) 4th tower.

Isn't that part of the grb expansion plans?
I was under the impression that they would be expanding exhibition space, while the diagram labels the entire 4 block area as the Hilton Americas Garage. I think you can also see a sky bridge to the Toyota Center although it's very small.

Love how it interacts with the historical houses. But please don't tell me that says "parking garage" across the street on the site plan.
Since you pointed that out I also noticed that the Hilton Garage mushroomed to encompass 4 blocks... That's gigantic. I just hope we get more information from the "Proposed Mixed Usage" block that has disappeared in the last few downtown development maps.

2017? This one is at least a year from ground breaking. These two announcements puts me over the top in realizing Houston is booming, geeze. You know it is when downtown is getting all these resi projects.
I just hope they can keep up the momentum once the incentive money runs out! I'd at least expect them to stop putting retail in every project.

Intl tower has zero chance of going spec. Truth be told I'd be shocked if Skanska went spec.
Yea after reading all of that report thoroughly they have a lot of information that doesn't seem correct...

I don't think anyone really has an idea what the floor count on this thing will be but an interesting bit of information saying they might go spec. International Tower needs to get the hint!

One Allen Center has the highest vacancy rate out of all their buildings(and the highest of any Class A building in the CBD) which might explain why it is getting a complete remodel. The other Allen buildings have some pretty high vacancy rates too so they are probably getting at least some interior improvements.

You're comparing office to residential developments though. The apartment vacancy rate is much lower then CBD office vacancy. That and they have different economics.

Is it odd that they took out all the windows? I always heard that the people who wrote the fortunes were trapped in the factories, but never thought it could be true until now. Take away the windows, take away their hope for escape!

I'm just hoping all the redevelopments/new developments help light up our downtown skyline! I love Wells Fargo's light strip when it color changes like it was the other night.

Swamplot explains why they took away the sunshades. They are increasing the square footage to 1.4 mil. There's the potential for a lot of empty space downtown.

The lot is zoned to allow for a building over 1.5 million sq ft. By no means does that mean the building will be that large, just that it could be.

That's ridiculous. All our towers have to be in the same place to increase our World City ranking? I think the fact that we are about to have 2 international airports, $35 billion in port expansions in the next 3 years, and an increasingly important energy industry to the world economy would have a bigger impact. And if the rumors are true that there will be more cruises bringing more tourists to city is just icing on the cake!

i forget, was Alliance putting any GFR in at the bottom of their apartments or were they just going to bum off the SkyHouse retail?
I think one of the requirements to receive the incentive money is to include at least some street level retail in the projects. Makes since because all the qualifying developments seem to include it. No idea if there is a minimum requirement or a certain ratio of apartment units to GFR though.

So we should outsource the jobs to China so they can deal with it right? I mean they already have the worst air quality in the world, but since it's not America let's just ignore that they are increasing their annual air pollution while we reduce ours. Ignorance is bliss.
