  1. That is an amazingly lengthy timeline! 6 years! 7 total to completion from today!

I'm always amazed at airport planning. The overall masterplans are quite in keeping with forecasted growth, the individual projects that make it to fruition are not. So this terminal will basically be large enough to handle the current capacity when its done in 7 years! Not to mention the fact there may be additional carriers working out of IAH at that time (adding need for additional capacity).

But like someone else pointed out, I'll let Mario who runs the show (and his team) work on the logistics/costs/projections and just assume they must know what they are doing.

I think they are taking into account that Hobby is getting 5 gates(which I doubt are wide-body) so IAH might as well just cater to the big, long distance flights hence the upgrades(and addition of 1 to 15?) to all wide-body and A380 gates. I'll admit I don't have extensive knowledge, but given what I've read/heard about the Houston Airport Systems work with Southwest on taking Hobby International and their continued efforts to get Ellington certified as a spaceport I am cautiously optimistic that they will do a great job with United rebuilding IAH into a world class airport. This will only strengthen Houston's economic vitality in the future! I've seen optimistic projections that Houston should keep chugging along at a healthy clip until at least 2020 so hopefully whatever great plans they have come to full fruition. :]

  2. heres Brijonmangs sketch.. (looks like there are at least 4 new towers that could go in this shot.. 38 story by Hess garage, the 28 story next to fingers, Hines Market Square, and this 40 story)

Don't forget 6 HC also! I think it'll really show up from that angle. Also some of the heights of the towers look a little off(609 Main, Chevron too short; International Tower and Texaco Highrise too tall) sorry to nit pick but slight modifications might help better visualize it. This tower would definitely cover up Calpine from this angle I was thinking. Some good density coming though. A google maps 3D image like Channel2news' with 1111 Travis etc would be awesome also! :]

  3. Okay...before any of you fire back at me and tell me what a crazy prick I am, here is a shot of the coveted north facing skyline. I understand that skylines are not planned out. They just develop certain ways and it just so happens, our skyline is kickass.

I really have no idea where this building is going to sit but I guestimated. After my very elementary drawing, it MIGHT not look all that terrible afterall given the orientation of the grid in a NE to SW configuration. Is my drawing below even close to reality?

IF IT IS NOT, then you don't have to rip me a new one. Just correct me. Thanks

I thought it looked like it'd be on the other side of the Lyric Center, making it extend the skyline north. Don't understand how it covers up Pennzoil.

  4. So they could tear down the building, leaving half the lot a parking garage and half the lot a surface parking lot. I was thinking they were moving forward with the whole project, but it looks like it's phased. Are they not going to be closing the tunnel for like 2 years? Seems like a long time to just build/repurpose a garage.

  5. The first design looked more generic so it's nice to see a change up. The first rendering looked like 1400 Texas and Hines' Market Square(as well as Hanover Montrose and the Southmore). It's nice to see Downtown getting all the variety of architectural styles! Also looks like a double height amenity deck above the garage so there might be room for a pool. Is it odd that there what looks like a sky bridge to the new convention center hotel? They going to link the garages with Hess for increased capacity?

  6. I don't see how it will ruin the view. It's residential so if can't be too far over 500 feet, so next to 600 Travis it shouldn't be that big a deal. BoA and Pennzoil shouldn't be changed(if Skanska builds it might peek out a little). 609 Main should be visible behind it too so it'll really add mass to the skyline. Ground interaction looks weird so it'll be interesting how they integrate the garage and where they put the retail.

  7. Getting 2 seed from the Spurs doesn't seem out of the realm of possibility. We are 3 games back with 20 games left and we own the tie breaker. I think that's definitely manageable given their injuries should be catching up with them(but they've been "injured" or "old" forever now...) and our current play level is great right now. Granted that means we just have to hold it together through this tough stretch, making sure we don't drop our games coming up against Portland and Clippers so we solidly have the 3. I just hope we can get through the easy ones. Trailing 20-9 against Orlando.

  8. Wow! Tonights game vs the Heat was Incredible!

Agreed. I'm loving our super stars! Tough stretch coming up the next 2 weeks and the season is entering the home stretch. I can't wait for playoffs! (I think we can at least get 2 seed!)

  9. I wanted to wait and see how they did later in the season and although they still have trouble with a couple good playoff contenders(LA Clippers and OKC) I'm optimistic in their ability to go deep in the playoffs and hopefully to the finals. They are about to go into one of the toughest stretches of the season though so we will have to see how they are doing at the end of March. The games are always great though, went to a Knicks game and it was so exciting and loud! Would definitely recommend to anyone who had a chance, our super stars are hitting their stride.

  10. With 609 Main, 800 Bell, Capitol Tower, and 6 HC it comes out to something like 3.7 million sq ft of new office space. It is pretty ominous, but given it is state of the art office space in a revitalizing downtown with thousands of apartment and hotel units being added, as well as 2 million+ sq ft in owner-occupied space(Chevron+Hilcorp), might be the perfect place for a few relocating companies to make a splash. Good naming rights opportunities and the building sizes allow for them to cater to corporations of almost any size. Hines also has one of the longer build times so they'll have someone for sure by the time it's done in 2-3 years. Wouldn't be surprised if 609 Main got renamed sometime soon.

  11. i was just wondering when they would announce details for redeveloping this site.. so is this the million+ sq foot development Urbannizer first linked about or is that separate? i didnt notice anything about 75,000 sq ft of retail in the info for this..

It's probably too big, especially given how big the buildings are in the conceptual renderings. I doubt they'll actually build something as large as what they show, but 7 sites at only 300-400k each is still 2 mil+.
