It's not going to last. New home sales nationwide are already coming down hard as rates go up. Typically there's a few months lag between rate moves and home price reaction, but its coming. Houston is relatively insulated, but I've had so many people tell me Houston housing prices are just going higher that I firmly believe they have to pull back a little bit

The property is large enough to come up with ways not to have large garage blocking the building. The garage could possibly have been in Between the buildings and the views would have been both (nature to the north and urban to the south-east toward mo city/city centre).

. Bad idea. Public golf courses are in such demand and low supply in this town. Just because it doesn't suit you doesn't mean it's not good. That course is always jam packed. I don't care for Shakespeare in the park but that doesn't mean we should take out the sparsely used amphitheater to suit me.Hermann Park should replace the golf course with more gardens and usable park space. Hundreds, even thousands enjoy Hermann park in a day, but the half that is golf course is used by a few doxen at most. Seems like an inefficient use of the land. they should put a real aquarium there too.
If only I were a rich influential philanthropist.

Some others will disagree, but the overgrown green on the walls is part of what makes that section of freeway so attractive, especially climbing up the light posts.
I imagine when the trees grow in on i10 it will be a nice looking freeway to drive as well.
I'm big on green though.
I think Houston would have a hard time covering any freeway with a part mainly cause there's 4 lanes of feeder on each freeway. so you'd have no parking, and still need to cross 4 lanes of traffic to access the park. it's not very inviting.
As an aside... When I was a kid I always thought the huge slabs of concrete used for the train crossing just inside the Washington overpass were tennis courts on top of the freeway and thought "how cool is that". Then we drove under it when a train was crossing and I thought "I hope no one is playing tennis up there right now" followed shortly by "oh".
The overgrowth is the problem. It's clear NOBODY is maintaining this growth and you can see huge sections where the growth is so heavy it's pulled completely off the wall and laid down. Now, instead of green you have graffiti on a wall to state at. There are full on trees growing out of the wall where they shouldn't be and will eventuay comroomise the integrity of the walls. That takes years of neglect to happen. On the access roads the vines are actually draped on the road below from the freeway overhead. This stretch has SO much potential if anyone, just anyone cared at all to maintain it.

Just a hunch, but I would suppose the thought is they aren't breaking ground until 1st Qtr 2014, and fencing that much property cost money. They fenced while they had some prelim work going on, but no longer need the fence until real ground breaking. I also don't think an open grass field poses any risk to the general public.
This is just my guess. I wouldn't get worried about the project overall.

pretty sure that is wolff companies central park west (i think that's the name). very large mixed use development with sites for corporate users, retail, residential, etc. they are extending park row all the way through from the west into the development to provide a major east/west thoroughfare into the park ten area. i heard a corporate user has already purchased a lot there but i really can't remember for certain.
That's it. That's what the sign says on the access road. Where is MD Anderson's land? Don't they have plans for nearby north of 10?

You'd better, IAH is UA's latin America Gateway, UA could be waiting for WN to announce the routes they are gonna fly out of HOU to Latin America, for all we know.
If UA intended to compete for Houston travelers they shouldn't have made those routes from Houston the most expensive in the country post merger.

I notice then when I go to other countries people assume texans ride horses and wear cowboy boots and hats. It is what it is. I also noticed going to other states none of them are really as proud as Texas. That's cool and somewhat unique.
Texas is also the only state people from other countries recognize (Well, CA too) but that's what having an identity gets you. Go to another country and tell them you're from South Carolina.

Yes visibility is bad there. But if we're going to attack that problem in Houston we only have about 45,000 other structures to get working on.

I want to see more on the revenue side. What is the Houston Livestock Show & Rodeo, OTC, other conventions, etc. expected to contribute in revenue. Otherwise all I see is one expensive renovation with higher property taxes.

With business booming, the population exploding, and money flowing, I find it really hard to believe that someone hasn't taken a chance on a W Hotel, Mandarin Oriental, Ritz-Carlton, Taj, or Fairmont type of hotel/condo venture.
Those are all different hotels. The W isn't even in the same league as those others

East of 59 development and a rail line will help though. You think there's not much retail downtown, but there is literally nothing east of downtown and a lot of residential development going on

I also understand the galleria area has the benefit of a budget by way of a tirz and 59 has to rely on a regional txdot office with most likely a small maintenance budget

I usually take 59 South home, and the greenary is very welcome. However, I'm kind of torn about how wild it has gotten. It kind of represents our natural vegitation and how some of our bayous look like Vietnam. But I've noticed after the sun sets a couple of the lights have been out, and are starting to orange fog over. I'd imagine with some of the plants growing almost over the bulb that it would be hard to change them.
To be clear I like vegetation but the out of control look drives me crazy. It's my personality. Some people like the wild look but I like the clean cut look.
