you keep throwing shell and chevron out there but i have heard nothing to substantiate those rumors - which isn't to say it isn't true but i find it unlikely given the status of their Houston facilities.this isn't to say that a very large o&g firm isn't kicking tires on a very substantial office in/near the woodlands, though (allegedly).
What do you do? You are clearly plugged in to the Houston Commercial RE scene.
-
Yes I do. METRO shouldn't be paying anything to maintain the roads. That's the city's responsibility.
The city should stop being so damn cheap and repair the roads.
No argument here, but you have to see that the big heavy buses Metro runs contribute a lot to the terrible street conditions this town has. I can't argue against what you say.

Architects are good onideas and not very good sometimes with economic reality.

If I recall it will be taken down floor by floor similar to 1200 Louisiana.
-
Don't they pay a quarter of their income to maintain roads? That seems like it should be more than enough.
Do you drive in Houston? It's clearly not. Every right lane drives like a bombed out Middle Eastern street
-
My only problem with buses is they are not keeping pace with street maintenance in this town for the amount of tearing up they do. The streets in Houston are aweful from all the buses we run and clearly Metro isn't bringing in enough to keep up.

huh? There's a city in the background?
actually, the model is a good friend and favorite bartender, Veronica Gomez...
I need to hang out with you

So drive, who cares.
You're very sensitive about the topic of United, and somewhat unnecessarily argumentative. For the record, I do drive (from Denver) after flying in on Southwest. I like to golf and most times it's cheaper to rent a car and drive vs. pay to ship clubs or skis. As to who cares? I'm sure both United and Southwest care.
It was a somewhat less expensive route when Continental was around, although it was still pretty expensive. I'm sure the landing/take-off fees in a small mountain airport paly a big part of that.
-
This route already exists during the winter, so it's not really a new route. Not complaining about bringing it to the summer though. Easier to get to the mountains, although when I've tried to book this flight during the winter it tends to be very expensive.
It is outrageous. I use to fly this one from time to time with my wife. Now we have two kids with one over the age of two and its just about out of the question.

So this thing isn't even going to break ground for almost another yeat at least. What's the usual timeline for a building this big to go from surface lot removal to occupancy? 2 years?
For what it's worth it looked like they had fencing on site today on my commute home

The City will not annex anything that has voters. Businesses, yes, houses, no. That way, the City gets lots of lovely taxes without having to listen to a bunch of whiny, demanding voters.
Like Kimgwood?

I really have to wonder when the post office property gets a look. In typical US government fashion they will probably watch the most robust real estate market pass them by and not capitalize.

There's also vacant retail in one park place. I like GFR too, but only if it makes sense. A ton of empty store fronts would be way worse
-
This MCcDs has ground floor retail!!!!
They have a retail movie rental biz in a red square!!!!
Actually this one is ROTO
Retail on the outside

God I hope they don't build in the woodlands instead of DT. I'll never buy their gas again.
That has no impact on their financials. Only some poor franchisee who owns the store

"We" don't live in a communist country. We respect and protect individual property rights which is why we live in the most prosperous country in human history

I guess if you want in the heights but can't afford meaningful square footage a condo might bridge the gapHouston is a lot less dense than either Boston or Chicago. I think there's still an expectation here that buying a home gets you your own property with at least a small yard, particularly in a neighborhood like the heights.
I know for me personally, I would love to buy a condo in or near downtown, but I have no idea what the appeal of a condo in the Heights would be.
-
I wonder why builders prefer to tear down buildings instead of building on already empty lots? I've seen plenty of empty lots around town and most of them have been vacant for some time.
They are probably vacant for a long time for a reason (the owners want too much damn money for a developer to buy it). I don't think it's that developers prefer to tear down buildings.

Saw what looked like soils samples being drilled on the site of the fire museum at lunch today.

They have had a Heights specific radio campaign for a while now. It has been directed at Kroger. The ads have "Heights Moms" who allegedly have comparison shopped between Walmart and Kroger. At the end of the ad, there is a disclaimer that the "Heights Moms" have been compensated. Looks like Walmart isn't getting the kind of grocery sales they wanted.
Why would you deduce that? Advertising means you sales aren't panning out? I'm pretty sure they were going to run an ad campaign no matter what.

It was a guess based on a rendering someone saw. I was told it looked significantly higher than the other two. And I have not personally seen a rendering.

Who goes to Vancouver with stops in Toronto and New York? That's a cross country flight. It's like saying I'm going to LA with a stop in Philly and Miami.

I heard from a CVX employee today that an internal memo showed having the same speed stick design but "significantly" taller than the other two towers. He guessed in the 60 story range

My can may not always be full each week, but I assure - 7 days of diapers outside in the heat, along with 7 days of picking up dog waste from two 70lb dogs and putting it in the trash can is enough to ensure that my can makes it to the curb EVERY week without fail....though admittedly my can is full 90% of the time.
I have pickup in my HOA by Allied Waste, but in my newlywed days I could've have gone a month with one pickup. Now with two kids my twice a week pickup is definitely used. Kids are wasteful.

I think it could work just outside downtown (down Memorial/Allen Pkwy for example)
