That's why I asked... because earlier in the thread there were posts about the Hines development
-
Ahh ok sorry, I'm trying to keep up with everything and its hard because so much is happening all at once. But that's awesome, glad they are keeping it. So has this thread merged with the Hines development?
-
Hold on a sec, I got confused for a bit... So this building is taking over the old Kim Son garage? And construction has already started?
-
...and so it begins.
Boring design, but as you said this project is significant for the area.
I mean it doesn't have to be this amazing design, its just basic living. These are the kind of developments that I wouldn't mind lining the streets, with ground floor retail of course.

Wow this is awesome! I mean this development could really help begin to clean the area up a bit. Look at the bright side guys, I've been to Chicago a few times, and what we see on this corner is nothing compared.

This is really gonna be a nice building when its complete... Its almost like an entrance in to midtown

It was only a matter of time... Houston is upgrading everywhere

A rainbow would be perfect for the area lol

Love it!!!!!!!!

The overall design isn't bad, but there are some elements that could be adjusted or eliminated all together. I'm in design, and after a project, whenever we go back and look at what we just finished, say the next day, we usually find flaws that in the moment we thought were brilliant. It's all part of the creative process, and I'm sure these designs will be adjusted along the way.

So whats happening with the building across, is it part of MATCH?
-
I mean I think its pretty safe to say the variance will be approved for a development as nice as this
-
I didn't think these buildings were that bad, my buddy works across the street. I actually think they are alright. Why don't they just build on the parking lot adjacent to the buildings? Kinda gonna be an eyesore until something is built.

That shot of downtown is mighty impressive and we still have a lot being built! I was at a Stros game a few years back, and a rangers fan was envious of where our stadium was built and the view we had of our city. Let me just say I was mighty proud lol

Yep. Yep. Especially downtown. I was driving by the other day and it was around Lunch time. People everywhere. Yeah not the streets are packed or anything, but wow is it a huge difference from even just a few years ago. You got more people going to the local parks especially the Bayou. I work around Greenway Plaza and there are always people walking in that area to go to lunch. Of course it would be even better if most the areas were more walkable and there wasn't so much surface parking taking so much of the front areas of the lots.
The killer here when it comes to weather is always the humidity and while others certainly have it, we are most certainly famous for it. I think it simply comes to the fact that this entire city has been relatively spoiled due to A/C and cars with A/C so the people aren't properly acclimated to the weather. I think it's definitely improving though. There will always be A/C and cars and no one I think has a problem with that, but a city should be pedestrian dominate first and cars second.
I agree, its really a cultural thing. We've been so spoiled to having A/C that we fail to really enjoy the weather. I mean even on really nice days, people have their windows rolled up, and I'm like "WTH!?" Even with all that, we are only crazy hot for like 3 months out of the year. The rest of the year is actually really nice for us. I don't mind the heat, I'm use to the humidity. It's when I go further north like dallas, that the heat stings more and I'm not use to that at all.

Ok this project, Hines Market Square and the Marquette are now my top 3... I mean the overall need for residential/hotels along with architecture that will contrast our skyline is going to look amazing
-
This and the Market Square project are my favorites right now
-
Hines aint playin no games
-
I have a buddy who lives in those nice remodeled apartments behind the Clayton Homes... I mean the area isn't that bad really... I mean it definitely needs improving as far as more developments, but it not like walking in SW, where I'm from
-
great pics!

I don't think anyone would disagree that it is a plus for the area or a catalyst for other developments. But it isn't changing any game.
My biggest concern living on main would be a full service grocery I could walk to or a short train or bus ride to. That would be the game changer for me.
I don't mind taking a longer bus or train ride to entertainment, but neighborhoods need groceries and services within a few blocks
Hmm... I've always wondered by smaller more frequent buses don't run in each of our districts, just to get people around the neighborhood quickly... like a taxi service I guess
-
Wow the entire district is going to be a nice big walkable area... Not to mention it damn near connects seamlessly to Montrose and all the way through Midtown. I'd like to see connectivity between Rice Village and Upper Kirby somehow... Like some sort of pedestrian bridge or something

I think I'm more excited about this development than Hines... Just because it removes more surface parking
