    So what is the word on Hispanics; were they allowed to live in River Oaks? Or were they just allowed to live on the East End and Spring Branch and The Heights?

    What neighborhood in Houston is considered to be exclusively for the rich Hispanic folk?

  3. A new Houston ISD alternative high school called "International High School" is scheduled to open in the HCCS Central Campus in Midtown.

    International High School, which will have no more than 400 students from grades 9 through 12, is scheduled to open in 2006. Students may begin taking HCC classes when they are juniors.

    so is this going to be in the HCCS at central campus?

  4. Seriously, we need to raise our collective expectations.

    This design will only encourage all new development in the area to provide the same "amenities" such as surface parking and drive thru pod sites.

    At the VERY least, the developers should have considered the site's high visibility from I-10 and proximity to the bayou and built a parking garage.

    Additionally, if you look at the retailers that tend to follow Target in these type of commercial developments, I see very little to be excited about. This site will be filled with a drive-thru CVS/Walgreens, 1 or 2 drive thru bank branches, likely drive thru fast food joints, and some Applebees type restaurant chains.

    Whoopy doo.

    Chase is building a drive-through brand at Washington and studemont . wow you must be physic or something seen that you said this back in April of this year

    Will this be a Target or SuperTarger?

    I've been hearing things on both sides. If anybody knows for sure, let us know.

    I don't see the need for a simple target format anymore I think all the Targets being built now will be super targets or a wash down version similar to the one on San Felipe

  5. I'm sorry Im not a fan of that UH neighborhood even though nice homes are in it they are sort of ghetto mansions some are so worn down I could imagine building a mansion or mcmansion in the neighborhood with some many other desirable choices in the Houston metro.

    It that kind of attitude that makes some neighborhoods redevelopments and low price a well kept secret. before I mean long before the heights was as popular as it is now some people said the same thing about redeveloping it, granted there are few if any mansion there but when the secret was let out; price sky-rocketed. I am a firm believer that all neighborhood inside the 610 loop will be revitalized to a point that we they all could be called gentrified

I was house hunting with my cousin the other day in Memorial an I said I wanted to move in River Oaks(if I could :P ) She said River Oaks had a lot of racial undertones because they had Deed restrictions until 1986 saying minorities an jewish ppl live there. Is this true? (its hard for me to believe this ;)

    the only reason west university was developed was because Jewish people wanting to live in River Oaks but could not. Therefore, both neighborhoods have long been sought after because the people we lived in them had money. Both neighborhoods have never seen downturns when people exit the neighborhood and the properties decline in value. No most homes in both neighborhood have only appreciated in value.

  7. the first game players introduction was completely one sided all the way down to the music that was played. the song played for the Stros I had never heard and the song for the Sox was the theme from one of the Star Wars movies. geez I say we don't introduce the Sox players at all when they come and play in Houston

  8. I Was just glad we weren't as fan happy as starting riots, breaking windows, setting things on fire and overturning cars. I hear about fans getting too excited and doing stuff like that y'know?

    I also heard the entire National League is going for Houston. (I hope so) :)

    Ted Turner is probably mad b/c his beloved Atlanta Braves aren't there so he can air the games on TBS (and ruin our program)

    NY is mad because Regis has nothing to talk about on his show

    L.A. is mad b/c the celebs can't go to the world series in their own home games

    Miami is mad (they have a team?) b/c where are the baseball players going to go clubbingafter the game? ;)

    Boston is mad because well...they think they can do a repeater

    Okay...I'll stop...but hey I'm happy Houston is in the limelight that's good NOT bad for a change.

    Just PLEASE do NOT let our 7th inning stretch of the World Series involve contraversy!

    Don't y'all think that the media does not seem to like Houston sports teams. it is like they just gloss over us very similar like when they fly over the Midwest to and from NY and LA.

    I think Houston is completely over looked in the media in-general.

  9. Were you there for the fire?

    I was here for the fire. the elevators did not work before the fire very well and after the fire they started to break down more often. at this time they have not had one of the elevators working for 2 months now.

    but what sort of time period? was it ever redone? is it fancy? is there a lobby? for me it's one of those "i pass it everday and sometimes wonder what it looks like inside" sort of places. the outside reminds me of public flats in sheffield...

    the 16th floor was redone but the sheet-rock was just recovered by sheet-rock. that floor is the only floor in the building that has two layers of the stuff. there is a lobby and a door man that sits at a desk not at the door thusly making security an issue in the building. recently all the tires were stolen off a Chrysler 300. this place is far from fancy you are allowed to paint the walls and take out any walls you want redecorate how you want. I know of some people recently tearing down walls to make there kitchens feel open to the living space. however I don't think he asked the management team for permission. it looks better the way he has it we both have the same apartment. it is a nice place to live if your life is in transition and this is all you can afford. some women has been in the building since it opened. I just can't imagine me waisting my money on an apartment for that long

    Phase three is making as many babies as possible, Oh wait that was step 2.00001 on the way to phase 3.

    No phase three is Constitutional amendment making Spanish the official language of the U.S.

    Talk Radio and Spanish speaking formats is the way because that is who is listening and are in the majority. Radio has gone to the Spanish speaker because most Hispanic/Latino families are poor and cant afford to buy and additional service like XM or Sirius. Plus most listeners are only Spanish speakers and not bilingual. I used to participate in a marketing survey for radio stations. they would play sons for me and I would rate them. I would always rate the songs I really hated very high so they could get played and inevitable they would get played a lot more then before I took the phone survey

    OK I will comment On the actual topic too I did not like R&R for many of the same reasons already stated. However I have never liked Malone. That guy sounds like he looks ugly. His face is perfect for radio. Malone makes Howard Stone show sound like quality radio, and the sad thing is that both R&R, Sam Malone and many others try very hard to emulate Howards format.

    Crazy is right I was trying to sleep but the cars honking did not stop until after 3am. I am just glad the watch party was not too large.

  12. You know what would be cool? An elevated monorail - just for downtown. Nothing big, that's what light-rail and commuter rail is for. But an elevated monorail that maybe goes all the way around downtown: from, say, the city hall area on Louisiana street, southbound to the energy and financial district, then turning eastward towards the (hopefully) Houston pavilions, then the Hilton/Toyota Center before turning north, passing between the parkshops/Houston Center and the GRB, then the ballpark, then turing west on Prairie through the historic district, then back south on Louisiana to the theater district/bayou place, before completing the circle at city hall. It would be a hell of alot more usefull than Seattle's monorail that only serves the 2 endpoints. Ours would tie in many venues together.

    Just thinking of all the venues this would tie:

    City Hall/Central Library

    Financial and Energy District

    Houston Pavilions

    Hilton/Toyota Center

    GRB Convention Center

    Houston Center/Park Shopps

    Minute Maid Park

    Historic District/Market Square/UHD

    Theater District/Bayou Place

    ...and maybe making 2 of the stations tie into the tunnels. Seven Stations should do it.

    I like it. I like it alot.

    what would be cooler is if some would build and on demand system that works like elevators you could stand at a station and press the button and the tram would arrive at your location you press the button for the location you want and if no gets on you will go directly to your location. it would work in any location too small to have multiple rail lines but too spread out to be walkable like the energy corridor and the park ten galleria or any edge city location all could be joined by light rail an/or subway, or commuter rail

  13. I want Houston to become more of a walking city. I know, I know, the city is really hot in July or August. Why not establish walking during the other months? When it is really hot:

    How do you purpose to to make the entire city walkable? Remember the city expands over 600 sq miles. Houston needs to establish several "livable villages." Where they can be reached and linked by rail and once you get there you can access every thing by walking. Houston already has several edge cities and other neighborhoods were this can be done:

    Downtown

    Galleria

    Greenway Plaza

    Rice Village

    The Medical Center

    Greens Point

    Energy Corridor

    Memorial City/ Town and Country

    WestChase

    Gulfgate

    Meyerland

    Midtown

    Montrose

    Heights

    So Red did you paint that yourself? I don't recognize the painting much less the artist . WHO did it and what is it called?

    Red what do you think is this project on track to get built or delayed indefinitely. I for one think that it is on track, but it may get delayed you are right there are a ton of factors that a company needs to consider before things of this size get built.

    As Red said earlier houston's office market is at 20 vacancy. y'all cant forget a that a portion of the Pavilion's has offices designed into the project and perhaps this may have delayed project if they decided to make any changes

    Every since that damn hurricane Katrina, and hurricane Rita. Houston has slowed down a lot. I guess they still have their minds on the Louisianan people, instead of the city.

    But, how much you wanna bet the Pavilions get delayed until next year sometime? It never fails in Houston.

    At one point in this tread it was said that the groundbreaking would be this fall or early part of 2006. I have a feeling that it may be next summer before we See any action on the three lots. that is if the developer does not back out yes the ball is in the hand of the people who are building this perhaps there are finalising financial baking or waiting to close all the little details. I for one cant wait!

    Not only did the City quickly vote on a TIRZ for those 3 blocks (which is somewhat unprecedented), the county and city kicked in another $16M for the project. If it doesn't get off the ground, it's not the City's fault.

    The one thing that is lacking downtown at this point is incentives for residential projects. I personally believe the City should give incentives to projects that include affordable units. Downtown needs density and the best way to do that is building moderately priced units. With the price per sq ft of the land, though, it's almost impossible without incentives.

    I would hope that developers would wise up and start more mid rise projects priced similar to maiden priced homes out in the suburbs. not every one can afford to live a 1milion plus apartment for that matter a lot of people cant afford to to pay 300,000 for a condo in a mid rise.
