  1. why not have a members only events. Were HAIF members pay a given total as a donation to enter. Say a luncheon with a speaker who is a member. Or a Mod tour of Houston with a tour guide who is a member. Or gatherings just for the sake of gathering and have HAIF merchandise there for sale

  2. I live in Austin and I was on the City of Austin Website and went to the Central Business District site and Austin has alot of emerging projects. Austin is growing really fast here is a list of them

    1. Unnamed Building - 689ft, 45 floors

    2. MetLife Tower - 490 ft, 29 floors

    3. ZOM Tower - 479 ft, 25 floors

    4. AMLI Tower - 31 floors

    5. University Hotel - 27 floors

    6. Four Seasons Residences - 28 floors

    and many more...

    There are some renderings which i am looking for.

    So what's a good substitute for Austin? Where can I go for that small college-town charm these days?

    I have in laws and friends throughout the Austin area and most of them hate what's happening to the city. They say traffic is horrible and the culture is slowly changing to a big city feel.

    I have no feelings either way as I love Austin, however last time I was up the traffic was pretty bad.

    Austin needs to rethink their options for mass transit rail

    this reminds me of my neighborhood, a new development, City Park off West Orem and 288. It is Modeled after an early turn of the century neighborhood or a mid century community with a central green space, main streets that run in front of the house and alleys. Here you can clearly see the Oval Park with streets that follow the circle

  4. Yeah I have about 500 on my computer from that one sunday. I would love to post them, but the way my walgreens' sets it up, they come out extremely big.

    down load GIMP it is a freeware photo editing program that is very similar to PhotoShop

    it allows you to re-size digital photos

    I'm sure the area that is parking can be converted to retail.

  6. The top 15 floors were hotel rooms, and the horizontal slab on the bottom had the restaurants, meeting rooms, and hotel service areas. The 8 floors on the bottom of the tower section were office space. The offices and the hotel sections were served by different elevator banks. You can tell which floors were offices or hotel because the hotel rooms on top have a shorter ceiling height.

    they should renovate this place for lofts or condos.

  7. I'll bet for years the waiters at the Cheshire Cheese Old English Beefe House have been dreading the day when a photograph of them in those uniforms would show up on the internet. :lol:

  8. As far as the Katy Freeway expansion (finally) goes, I just learned that it surpassed the Dallas High-Five project as the most expensive highway project in Texas (to date), as is appropriate.

    I lived in Houston several years ago, and the Katy Freeway expansion was “coming” at that time. I am glad to see that it is finally happening! I hope the final result is a world class freeway, similar to the recent upgrades to the Southwest Freeway.

    I drove the Katy daily and I keep remembering the constant “up and down” of the road as it crossed overpasses on the three lane roads that were at capacity. The new expansion will be great!

    The Katy Freeway is the last major freeway to get expanded in Houston (after 59, 610, 45, etc.), but has some of the greatest need and was probably the most complex (and therefore will take the longest to complete)

    Yeah, now we need to get to working on expanding the US 290, 288, 225 and finish the grand parkway

  9. if thats the same deal im thinking of, crow bought +/- 7 acres for about $23 psf and I think underwrote rents at $1.40 psf

    personally was not a fan of the site at that price.

    will the rest of the area change soon into residential and retail. Since it is so close to the medical center it makes sense. I thought it will happen fast if it happens at all. Is the building boom going to slow to a Holt soon?

  10. What is going in that Lord & Taylor expansion at the Galleria, I heard new stores were coming in? Anyone know which ones?

    The original Macy's Location is were Simon is looking to put the residential according the Houston Business Journal article. No plans exist for the surface parking areas. The Lord and Taylor location is to be small shops.

    Simon will not be building new retail square footage with all the space they are going to get with the Lord and Taylor room.

    I still say it should be a Target or a Wal-Mart.

    Better yet an assortment of these small shops should go up there: Dollar General, Pawn Shop, Godfathers Bail Bond Office, Jungle Juice Liquor, Sperm Bank Anonymous, Pay-Less Shoes, and A 24 hour adult book store.

    I had my way, I'd expand and attach the Dillards department store building to the mall across the street, and make, like a MAD retail, another department store area, and food court in the current parking lot area of Dillards.

    That is, of course, after Lord & Taylor and Macys were filled to capacity.

    If you can do this because Neiman Marcus does not want to and because it is not owned by Simon. Why not attach the Dillard to the Galleria by via under ground and this way a subway rail station could be attach to the mall under the street.
