That basement wall will probably be removed once construction starts sometime in August, also that metal fence that surrounds the property will also be replaced with a more better one. I know the owner of the La Colombe D' Or hotel next to the property he told me that he is considering building a 12-story-five star hotel behind his current hotel, considering he gets the financing for his project, he showed me some illustrations and plans of what his hotel would look like, its very nice and fits in well with his current hotel architecturally.- 539 replies

I noticed a Variance request sign across the street at the former Social security building across from the Pearl Midtown on Smith street, Is Pearl going to build another apartment at this site? There was another "Pearl on Helena Variance request" sign also on Helena street in midtown at a former hospital building that is empty.

The "demolition contractors" are not from Houston, its a company out of Salt Lake City that is doing the demolition. The Hanover Group who is building the 30-story tower at this site is giving the demolition contractors a $100,000 bonus if they can finish before May 15.- 539 replies

"Demo Experts"? That is a big possability, on my way to the Montrose Kroger just now, I saw a company by the name of American Fence Co, fencing off the building and parking garage and also the house behind the parking garage which will most likeley be torn down as well, and I also saw a dumptster which has been placed by the garage.- 539 replies

I don't know if the height for the Hanover tower has been "confirmed," the architectural plans are still being drawn, I suppose those plans could change? But at this time, 30-stories is what I've heard from a reliable source. I passed by 3400 Montrose this morning and noticed a large group of men with hard hats looking over the building, they were in the parking garage and in the building also.- 539 replies

3400 Montrose will be replaced with a 30-story highrise apartments/condos by the Hanover group. Demolition will start sometime in January 2014. It will not be imploded like the Macy's in downtown due to abestos removal. The architects are still working on the preliminary plans. The old shopping center on Weshimer and Montrose will also come down soon to make way for a hotel and mix-use development. Get ready, Montrose is going to change.- 539 replies

I heard that the Hanover group might be interested in demolishing this building and building a 30-story residential tower with retail on the ground level. If the deal goes through, the building will come down sometime before the end of this year. I hope they remove all the abestos from the building before it is demolished.- 539 replies

I wonder why builders prefer to tear down buildings instead of building on already empty lots? I've seen plenty of empty lots around town and most of them have been vacant for some time.
