What's going on with Montrose?

I've lived in Montrose for going on 5 years now, and it's routinely touted as Houston's premiere walk-able neighborhood. That being said, I've noticed a number of business closings and deterioration of commercial properties in the area for a while now, outside of the obvious ones of Disco Kroger and the neighboring Half-Price books strip mall. Residential property values in the area haven't accrued that much either.

I hopped over to EaDo recently, and that place is an adult Disney World, with breweries, comedy clubs and the Truck Yard, with new places that opened up since the last time I was there. Not saying that this is the best kind of development, but I'm wondering why the neighborhoods are going in such different directions. Is it just the presence of the stadiums that's doing it?

The first one is Audio Video Plus, which, I guess ClutchCity94 hasn't lived in Montrose that long. It's never been pretty, but it hasn't been vacant *that* long. The real mystery is how it stayed open as long as it did.

 

The third one is Mark's/March. 

 

I think the whole topic is over-stated at best. EADO still has a ton of vacant land, and two of the examples given for Montrose (Disco Kroger and the Tower Community Center) were torn down with the intention of replacing them.

 

Now, if Skanska never does anything with the Tower block, that's a different story.

Two are recently shuttered Underbelly concepts (One Fifth and Hay Merchant/Georgia James). Yeah, the lease was up...I'm sure it will get fenced off and turned into something soon.

Another is a link for Handies+Douzo which is in the heights and open, so unsure what that is supposed to be.

My guess is the Reddit OP doesn't follow the Houston restaurant scene and recent closures.
