If it is, it will be even more difficult to hit 288 north.

This "new Pearland" is downright fugly.

I like the "old Pearland near Dixie Farm Road".

Indeed... I still tend to think of Pearland in terms Highway 35. Not that that wasn't fugly, too. Just fugly in a different way.

(Alvin, of course, is the best part of Brazoria county.)

Acccording to the Houston Business Journal, Pearland has suspended support for the Macy's/Dillard's lifestyle center so whether it actually happens remains to be seen.

They say they need to focus on other projects already in work. That could be. It's best not to have your hand in too many things at once. Besides, they should probably complete the 518 rebuild west of 288 before they make a mall there. That's just common sense. I suppose they could be done in parallel but in my opinion, the road should come first.

This sunday's edition of the Chronicle says that CBL is going forward with the project despite not having the financial support of the city of Pearland. so, this project with the macy's and Dillards anchors will go on as scheduled.

By the way, the article also mentioned a project located in Clear Lake called the Spectrum(1,000 acres). any information on this project?

Pearland talks end

Negotiations with a Tennessee developer seeking financial support from the city of Pearland to help build a large shopping center have been called off.

The Pearland City Council voted to suspend talks for financial incentives with CBL & Associates Properties to focus on other commercial projects in the area further along in the development process, it said.

CBL plans to go forward without the city's help.

The company said it's still on track to build Pearland Town Center, a 700,000-square-foot open-air center planned for the southwest corner of Texas 288 and FM 518. It's expected to have shops, restaurants, office space, residential units and a hotel.

While the company hasn't started construction, Macy's and Dillard's have agreed to anchor the project, as well as a nationally known bookstore, said Michael Lebovitz, senior vice president of CBL.

"In no way does this jeopardize the project going forward," Lebovitz said of the failed incentive package, which neither party would discuss in detail.

Meanwhile, Pearland said it remains pro-development.

"As such, we feel it is our responsibility to see our existing commercial projects through to fruition and study their impact on the future growth of Pearland," City Manager Bill Eisen said in a prepared statement.

One of the projects he's referring to is the Spectrum at Clear Creek, a 1,000-acre development that includes another retail center that will compete with CBL's project.

The Promenade Shops at Shadow Creek, a proposed 800,000-square-foot shopping center at Texas 288 and Beltway 8, is being developed by Poag & McEwen Lifestyle Centers, a Memphis company.

Outdoor retailer Bass Pro Shops will anchor the new development, scheduled to open in 2007.

The Spectrum project is not in Clear Lake, but rather at the SW corner of 288/B8. But it right along Clear Creek in Pearland, just south of B8. I don't know much about it but it's supposed to be mixed commercial/residential. The last time I drove by it looked the land is cleared and leveled and they may be getting ready for some ground breaking.

PEARLAND, TX-Barnes & Noble is taking 29,000 sf of anchor space in a long-term deal for the proposed 150-acre Pearland Town Center.

The national bookseller joins anchors Dillard's and Macy's, which have inked leases for a combined 355,000 sf of the 700,000-sf power center, set to rise at the intersection of FM 518 and Texas 288. Construction will begin in late 2006, with a completion scheduled for late 2008. "In general, we're phasing the construction and working on everything concurrently," says Michael Lebovitz, senior vice president of CBL & Associates Properties Inc. in Chattanooga, TN.

CBL, the developer on the project, also is handling leasing. "We're negotiating for about 80 to 85% of the space," Lebovitz tells GlobeSt.com. "We've had a tremendous amount of interest from national retailers in this project."

Lebovitz wouldn't comment on a specific preleasing goal, but did indicate that, on the basis of interest received, Pearland Town Center should enjoy a strong tenant base when opening date comes around. "We just opened Southaven Towne Center in Mississippi, same type of center, and it was 100% leased when it opened," Lebovitz says. "We have a pretty strong track record with these types of projects."

Lebovitz says one major focus for the Pearland Town Center leasing campaign is making deals with quality, sit-down restaurants. "In today's world, restaurants act as anchors so we're working with several restaurants and will be announcing those in the near future," Lebovitz adds.

Pearland Town Center's quoted rate isn't available. The going rate, on average, for retail space in the immediate area ranges from $20 per sf to $25 per sf.

Pearland Town Center is being constructed in a submarket that is boasting huge gains in residential housing and retail development. Other projects on the docket for the area are the 800,000-sf Promenade Shops at Shadow Creek and 700,000-sf Crossing at 518.

have any of you all been to the town center in Frisco just a few miles north of Dallas on highway 121? That place is the hugest shopping center i have ever seen. They have a mall surrounded by every shop, restaurant you can think of such as Wal Mart, Target, much retail and and even a Dave & Busters. Residents there never have to leave that area. I wonder if the planned shopping center in Pearland will be that big?

I don't know how big the Frisco town center is but this Pearland development doesn't sound like quite that scale. The restaraunts are the big question mark at the moment since all we've heard about for the 288 corridor has been retail. I do know that Shadow Creek Ranch just made a change to add more restaurants along 2234, about 1/2 mile west of 288. It was originally slated for apartments but now there is a sign posted asking for restaurants. If you drive west on 2234 away from 288, there is a lake on the left hand side. I believe there will be a "restaurant row" along the west edge of that lake. You can see the rectangular lake on google maps - it's about 500 feet wide by 750 feet tall. (thanks google maps!)

I hope to see at least one UNIQUE restaurant. But I'm guessing it will just be Chilli's, Applebee's, Bennigan's, etc. The same stuff you can get anywhere else. There's already an Olive Garden across 288.

(Pearland) - Retail giants Shoe Carnival and On the Border are joining the line-up in the Crossing at 518, a 700,000-square-foot regional block tipping 85 percent occupancy with the latest transactions. The retailers signed ten-year leases. Shoe Carnival took 8,219 square feet of inline space while On the Border did a ground lease for a 1.32-acre pad site. With second-phase construction pushing toward completion, the development at FM 518 and Texas 288 is down to one pad site. The quoted lease rate on smaller inline space is $24 per square foot with build-out packages offered at $16 per square foot. On The Border is eyeing an opening in January 2007. James Namken with the Weitzman Group estimates construction on the 7,500-square-foot restaurant will begin in late summer. Specifics for the ground lease were not released, but similar leases range from $110,000 to $140,000 per year.

More Pearland growth - Promenade Shops at the Spectrum - 5/23/2006

(Pearland) - Poag & McEwen said it will break ground next month on an 850,000-square-foot lifestyle center. Bass Pro Shops, a sporting goods retailer, will occupy a 130,000-square-foot outlet at the center, called the Promenade Shops at the Spectrum. Tenants have committed to about 72 percent of the project. The center, on 127 acres at the southwest corner of Texas 288 and Beltway 8, is part of a larger complex under development called the Spectrum. The project, comprising 1,000 acres, is geared toward attracting biotech firms. The Pearland Economic Development Corp. is developing the initial infrastructure and offering development incentive packages. Groundbreaking will begin June 22, with completion slated for fall of 2007.

My family and I are moving back to Houston next year, following a brief banishment to Cleveland, OH (yes, the mistake by the lake). Looking into Pearland vs Clear lake. The Parks at Boulder Creeks looks pretty interesting...a bit of urban chique in suburbia. The renderings look great, but I'm not sure how well it will be executed. The developer has never done residential before. The development was announced awhile ago, but I've yet to here of any retailers signing on so far. Plus, a development of that magnitude will take quite a few years to complete....not sure if I want to be living in the middle of all that construction.

Any update on how the construction is looking so far out there at Beltway and Pearland Pkwy?

Plus, a development of that magnitude will take quite a few years to complete....not sure if I want to be living in the middle of all that construction.

Things are looking good. Construction on new homes is booming on the south side of betway 8 on pearland pkwy! Pearland pkwy itself, looks great! Why are you wanting that area over the west side of Pearland, 288 and 518?

Actually, I was particularly interested in the Parks at Boulder Creek "lifestyle center" development with lofts built above retail that has been discussed in this forum at the entrance of Pearland Pkwy and Beltway8.

Yeah, I've seen the renderings of the Pearland Town Center, but it seems like the residential will be years away. There's nothing up for sale yet, whereas there are actually MLS listings for the Boulder Creek project. Seems like Pearland Towncenter is building up the retail before the residential, which is probably how it should be. The Sugarland Townsquare condos did the same and have done very well. T-Mac actually bought a unit in there, and can be seen around sometimes. Hope Boulder Creek comes out the same, but from the sound of it, they might be trying the reverse and building the residential before the retail. They are supposedly starting construction on some of the brownstones this month. It would seem like the residential success would ride upon the retail success in these types of developments. So there is some of that risk there if the retail doesn't come through.

I'll be coming down to Houston and visitng the site and sales office next week and will provide any updates.

I just drove by the Jefco Development on Beltway 8 and Pearland Parkway this weekend and I didn't see any construction started yet. Land's cleared and there's a sales office, but no signs of development just yet.

Brownstones would be wonderful. Can't wait to hear what you find out.

So I visited the Boulder Creek trailer today. They have a nice model of the whole development there. They told me the reason nothing's been built yet is because last week they just closed on the financing for the East side of Pearland Pkwy, which will have a 16 story office building, commercial space (ice cream shop, coffee shop, deli, etc), lake, and upscale apts. The office building is supposed to be "Class A." Does anyone know what that really means if anything at all? The developer has been delaying construction because he wants to have everything under construction all at once.

West of the Pkwy, there will be 1-story buildings with boutique shops. This section of the model reminds me of the Marquee mall on I-10. A Kroger's signature store has signed on here, as well as a CVS Pharmacy and Spec's along the parkway. Next to these is a small lake that will have 4 restaurants (probably like Fountains on the lake on I-59). A Johnny Rockets has already signed on. Behind these is more retail with 2 levels of 2-story lofts above them. Directly behind the lofts is garage parking, and behind that are columns of about 100 brownstones. There are canals leading from the lake around the loft/retail and some of the brownstone columns. The wooded area around Clear Creek is behind the brownstones. A large parking lot will be between the Beltway feeder and the lake with some retail buildings. A Taco Cabana has signed on in one of these.

Then at the far west-side of this development there are plans for an outpatient medical clinic building and park in front. The sales rep said there are more letter of intents from other retailers for the project, but she couldn't release that info yet until the hard deals were done. The Kroger's sounds nice, but I'm still waiting for signs of the "upscale" retailers like williams-sonoma, BR, Bombay, etc. As such, I'm still reluctant to put down 350K for one of these loft units. Its an admirable endeavor, but we'll have to see about the execution.

This was my first time really checking out Pearland. I was kinda dissappointed. I didn't expect such a lack of current commercial development there. I had a tough time trying to find a place just to have lunch. Had to go to the 518/288 area by Shadow Creek Ranch, and then there was just a Chili's and Panera Bread, which I didn't have the stomach for today. Seems like it might still be a few years before there are decent dining options in Pearland. Johnny Rockets isn't all that either.... When's the Cheesecake Factory or even one of the Pappas chains coming?

you didn't look very hard. there's a Johnny Carino's, Olive Garden, Saltgrass, and Fuddruckers in the Chili's parking lot (around the corner south off of 288). and there's a bunch of non-chain restaurants along broadway between 288 and cullen- including indian, chinese, vietnamese, cajun, mexican and latin. not saying Pearland has the best selection, but there are options.

Pearland Town Center sees growing tenant roster

Several new fashion retailers have signed on to join the proposed Pearland Town Center.

Chico's, White House/Black Market, Ann Taylor Loft, Coldwater Creek and Forever 21, are a few of the retailers that will be part of the 1.2 million square-foot mixed-use development, which will feature 710,000 square feet of retail space.

In addition, 346 Brooks Brothers, Eddie Bauer, Paiva, Victoria's Secret and Hollister have also signed on to open locations at the center.

Dillard's, Macy's, and Barne's & Noble had already committed to the project, which will be located at FM 518 and Highway 288 and will include a total of 70 specialty retailers and restaurants.

Chattanooga, Tenn.-based CBL & Associates Properties Inc. (NYSE: CBL) is developing the project. Construction is scheduled to be begin in the fourth quarter of this year, with a grand opening scheduled for 2008.
