  1. It's an existing shopping center. It's just being remodeled. The other project across the street would be in extremely early proposals. Nothing immediately soon.
  2. Because the government is paying the rent. That's why I'm wondering if they people will be leaving soon when the free rent dries up.
  3. Why would they stop being built? Huricanes don't scare developers, they are fact of life. Andrew surely didn't stop development in Miami of highrise after 1992.
  4. ^^^ Repeat. If the movie theater is put in the facility, it should follow the same concept as the Edwards Theatre at Greeway. Movie theatre or not, the development will be nice.
  5. The website is up in full with floorplans and everything. It'll be a nice addition when heading north on Post Oak and the views from the building looking south down Post Oak will be nice.
  6. There is also the Edwards at Wesleyan at Richmond. It's a good urban design of of Movie theater. Garage parking and vertical design.
  7. Not really. I hope they aren't caught up in the usually red tape. I think the last thing I heard is that it would be a mixed-use lifestyle center continueing on from the Town and Country Village.
  8. Yeah, It's nothing new. Most of the space is already leased except for the few spots listed above. It seems like much more could be done.
  9. ^^ I actually very much agree with you on this one. It would create a great area to make a Bayou side park. Bayou Place can even create some streetscape along the west side to face the bayou.
  10. Be happy they have a website. The Manhatten and Empire Condos' didn't get a website until construction started and most of the units were alread sold. Randal Davis has been shown to be much more reliable than other developers. He would put that much work into a website unless he was commited to the project. This doesn't mean delays and other red tape issues won't slow it down also. The Pavilions was going to start construction this fall according to the developer, but right now they are just starting permitting and other procedures. Definite timelines are rare unless it is currently being constructed.
  11. Yeah, I have the same fear of landowners jacking prices up and slowing development down. I'm thinking midtown and downtown already have this happening.
  12. How permanent are these new residents. My assumption is that they would move out as soon as the free rent ends.
  13. go to the Fort Bend County Toll Road website. They have a bunch of pictures of this project. All the sections withing the Belt would be part of HCTRA instead. They also have a bunch of pics of the Westpark Tollroad portion in Fort Bend County.
  14. I think the city has done plenty enough for downtown. Don't you see all the rebuilt streets and the infrastructure under them that was put into place? The city has played the key role in setting downtown up for growth.

  16. Why buy the books there when you can get the same ones cheaper online and at Half Price Books? I haven't been in a Borders or Barnes and Nobles in years.
  17. The Galleria store was by the Alabama St entrance in Galleria II. It was real small and i never saw anyone in there but 1 salesman. I don't know if it moved since or closed.
  18. Well Memorial City is becoming it's own version of Uptown without Town and Country. Once the $700 million mixed use development is finished, they will have office and residential towers and a more urban core.

  20. Yeah, there combined resumes to impress a client to pick them. We do it in the engineering world all the time. We'll get a geotech firm, a structural firm, and a traffic firm to join us on a team to submit our qualifications to say TxDOT or Harris County. If it looks good enough to them, they'll pick us for the project. This is a little oversimplified, but the gist of the situation.
  21. The original Macy's Location is were Simon is looking to put the residential according the Houston Business Journal article. No plans exist for the surface parking areas. The Lord and Taylor location is to be small shops. Simon will not be building new retail square footage with all the space they are going to get with the Lord and Taylor room. Best Buy needs to stay where they are. I don't want to see a large Best Buy sign hanging on the Galleria.
  22. They look a lot like the EDI design. Is LaGuarda Low and HOK working with EDI maybe? Collaborations aren't uncommon and usually helps them win big clients over.
