The Galvestonian Resort And Condominiums At 1401 E. Beach Blvd.

We have enjoyed staying at these condos and are looking at purchasing one. The prices are pretty shocking, and apparently have risen dramatically over the last year or two. They are sold privately, so there is no advice coming from a real estate agent. Does anyone have a feel for whether these are realistic prices:

2/2 1014 sq ft $495,000

3/3 1732 sq ft $675,000

I should note that these are asking prices and once a buyer and seller are connected, they negotiate the selling price.

I'm not that familiar with The Galvestonian, but I've done a lot of research on new construction condos recently because I just signed up to buy one. The nicer ones are typically in the range of $350 to $450 per square foot, although more cookie cutter new developments are around $300/sqft. The two you mention are $488 and $390 per square foot. Assuming this is a really nice place, then it's probably a fair price (but not a steal). I've noticed that pricing also is higher if the condo actually has a gulf view and also more for higher floors.

Sorry, the name was in the topic title - it is the Galvestonian Condos. These have been there many years. All are gulf view and the management has a pretty good reputation from what I can tell. I guess the sticker shock is wearing off and reality is setting in. We particularly like these as you have direct beach access without crossing the "road". They were pretty isolated, but are now being joined by Palisade Palms. I am not too enamored with the idea of being in such a large high-rise.

Have you considered purchasing a single family home instead of a condo? You can buy a very nice, historic single family home a block or two from the beach for around $100 psf.

We really don't want another house. We live in an 1899 house in the Heights and are looking for a "carefree" weekend/vacation place. My husband would probably go for a beach house, but I don't want to clean, arrange cleaning, repair, etc. With a condo, I just call the desk on my way out and they clean it. They can fix it, too! I know it is bad to be so locked into what you want, but that is it!

I understand the desire for a high rise instead of a house. It's a personal choice, but I would prefer a unit on the seawall instead of on the sand. You have probably discovered that the buildings constructed in the 1980's in Galveston are half the price of the new buildings. Check out The Breakers and By The Sea. There are several buildings being converted in the Strand area. Pricing seems to be higher than the above two buildings but the idea of being able to walk to restaurants and bars has it's benefits.

Yeah, if I were buying in Galveston, this is where I'd be. Behind the seawall and at least four levels up. The views can be pretty sweet, too...and they're protected by a borderline-draconian city council.

Personally, I ended up going with Diamond Beach, the new Randall Davis development at 103rd and Seawall. My criteria were a new development (I don't want a really old condo) and something with some character (in my opinion, there are several new condos going up that all look the same). I also wanted a condo instead of a house to avoid dealing with landscaping and other chores.

Diamond Beach is certainly not cheap, but I liked them the best. I was also intrigued by the fact it's partially protected by the seawall but with a small amount of beach since it's at the very Western end of the seawall.

However, one drawback for you would be that they haven't started construction yet, if you are wanting something now. From what they've told me, I think it's two years until they are complete.

Someone above mentioned a preference for being close to town. DB is pretty far away from town, which is fine with me. However, there are some really cool places closer to town though. There are some nice lofts from what I've seen. I also almost signed up for Emerald by the Sea two years ago but changed my mind. I've been kicking myself ever since since the market has appreciated so much since then.
