The address for the property is shown as 309 S Lockwood Dr on the listings.

Harris County records indicate the sale of 309 Lockwood Dr last month.

According to a warranty deed with a vendor’s lien on file, ReVive Development / Re:Vive Development purchased the property.

It had a fence put up with a large dumpster either yesterday or day before yesterday. 

Very very excited that this is being reactivated. I would love to see some type of use that faces or integrated with the Harrisburg Trail.

I looked on their site and they have a bunch of cool sites in the Heights http://www.reviveco.com/#welcome-supplyingdemand

I emailed their leasing contact email address and asked if they had any renders or a tenant signed that they could share with me.

I'm thrilled ReVive Development / Re:Vive Development is branching into Second Ward. They've done a great job turning around properties in the Heights, Garden Oaks, and Oak Forest areas. 

Hopefully, they're able to find a tenant soon. I think there's a lot of potential for this block of Lockwood.

I wish ReVive updated their website more often. The website has old information. All of the leasing brochures haven't been updated in a few years.

I agree. ReVive Development / Re:Vive Development's Stomping Grounds and Ella Oaks (prior to selling it) are great examples of their work in transforming W 34th Street.

Although we don't know what's in store for 309 Lockwood Dr yet, hopefully ReVive will revamp the existing building.

The developer reached out to me after I emailed their leasing email address and said that they plan on developing the space for a food and beverage concept and will embrace the Harrisburg Trail in their plans! 

They also asked what type of place we would like to be here. Any thoughts?

There are not a lot of healthy options on this side of town. If it is going to be fast food, something like a Panera would be great so you could at least get a fresh salad when in the mood. Are there any bagel shops on this side of town?  More breakfast / brunch options are really needed.

Yeah, I mentioned to him that Slowpokes was going over in Concept Neighborhood, and honestly, something like that would have been perfect here. Coffee, all-day food, beer+wine in the evening. 

This place is not the best spot, but would love something like a Barnaby's.

That info is outdated. As previously noted, ReVive Development / Re:Vive Development purchased the property in July. 309 Lockwood LP is an entity of Revive Development.

Sometimes it takes a while for Harris County Appraisal District's online database to update a change in ownership.

I live just around the corner from here. So glad it might be something other than another garage/mechanic shop!

A food and beverage concept, eh? Something healthy, maybe a beer and wine spot with a patio to the trail and dog friendly. We have so many Latin American cuisine options and arguably quite a bit of burger spots. Preferably not a major chain restaurant.

Is it known that they’re keeping the existing building or is this a tear down and build up?

Glad to know Revive will embrace the Harrisburg Trail. The trail should be a draw for whatever opens here.

As for a food and beverage concept, I have no idea what I'd like to see here. Here's hoping it's a local business. Revive's tenants are mostly local businesses.

I'm thinking Revive is seeking someone local to lease the building. Majority of their tenants are local. 

A healthy dining option is a great suggestion. Or something that's family-friendly and affordable for many of the neighborhood residents.

Below is the proposed site plan for 309 Lockwood Dr / 309 S Lockwood Dr. The site plan is from recent leasing materials.

Based on the conceptual site plan, Re:Vive may be considering utilizing the greenspace next to the restaurant. There could be a playground and an area for outdoor games. It's also possible the greenspace could be used as an event venue. The conceptual site plan includes space for a stage with seating.

A proposed bridge is shown in the site plan. It connects to the Harrisburg Rail Trail. @wilcal noted above Re:Vive wants to embrace the trail.

Two shipping containers are also shown next to the restaurant space.
