Named 3815 Montrose, the office building was built in 1962. It was renovated in 2001. Situated next to 3815 Montrose Blvd is 3807 Montrose Blvd. Clark's, a seafood restaurant and oyster bar from MML Hospitality is under construction at 3807 Montrose. J Money
Great find InTheKnow, you may have just sniffed out the next mixed-use development in Montrose! Looks like at least 2 new structures on the east corners, and potentially adaptive reuse of the structure facing Montrose. It'll be interesting to see how this plays out.
hindesky
The house facing W. Alabama is vacant and homeless people use the canopy to sleep under. The house on Roseland is used as a salon.

Although the site plan is preliminary, I initially thought this location is so close to Bunkhouse's Hotel Saint Augustine. But then I remembered Bunkhouse has at least three hotels in Austin down the street from the other. I think the hotels are Hotel San José, Austin Motel, and Hotel San José. If a cafe is in the works, I wonder if it will be Bunkhouse's Jo's Coffee? Or will it be another MML Hospitality restaurant? Whatever is going in, it will be interesting to see the finalized plans for this site.

This property, along with adjoining property under the same ownership, represents one of the largest commercial sites on Montrose Boulevard, between Westheimer Road to the north and Mecom Fountain to the south. http://www.marchbanksco.com/real-estate.html Edited June 2, 2023 by IntheKnowHouston

hindesky
This will also be a hotel operated by the Bunkhouse group according to a member of the First Montrose Commons civic association. He talked about the project at the Neartown Association meeting that was held tonight. He asked for the local civic associations to oppose the closure of the alley. He also mentioned that the current salon would be used as the lobby, the 3815 Montrose building would be renovated in to the hotel rooms and the house on W. Alabama would also be renovated (he mentioned something about a restaurant which I assume would be in this building). He said that the entrance to the parking area would be off of W. Alabama St. which is currently fenced off. Only access to the alley now is from Sul Ross ST. and the parking area is used by the workers in the 3815 Montrose building.

Thanks for the recap, @hindesky. It was already determined in the posts above the properties will become another hotel from Bunkhouse.
