Angostura
News that the 1-story building at 2015 Yale, formerly Dorsey's Beauty Academy, will be redeveloped. The roughly 15,000 square-foot site is behind a Kroger shopping center and across from the Yale Street Grill. Plans calls for maintaining a portion of the existing structure at 2105 Yale and adding onto it, putting in more windows and a canopy.Stevens said there has been strong interest in the property. His partner on the project is Joan Collum, is also leasing the center."We're probably within two weeks of signing a lease with a restaurant and another two weeks of signing lease with a service type company, and then there will be one space left," Stevens said.Estudio Architecture is designing the new structure, which will fill 6,000 square feet. Abatement and demolition should start next week and the project should be completed by summer. Hopefully they retain the zero-setback Yale St frontage. This would complement the Braun development immediately across Yale.
Angostura
The images on the websites of the developer and leasing agent don't show a lot of street-facing retail. Mostly suburban style, parking-in-front strip centers. No renderings of this project appear to be available on either site. The rendering here looks pretty generic, and may not be specific to this site.
Angostura
Front that site plan, it looks like they'll align the setback of the Yale St frontage w/ the apartment complex next door. It's a shame that, in order to comply w/ parking minimums, they have to remove 60% of the square footage. At least the parking is in the back. Mab
http://collumcommercial.com/wp-content/uploads/2016/07/21-yale-blast.pdf Quote Rocky Stevens said that the first signed tenant for his development in the former Dorsey’s Beauty Academy across from Yale Street Grill is The Joint chiropractic. Their website states that their mission is “to improve quality of life through routine and affordable chiropractic care delivered through a nationwide network of modern, comfortable chiropractic clinics staffed with experienced, licensed chiropractors.” There are still one or two spots available at the space, including room for a signature restaurant. HAG
What I find more interesting about the flier is the Starbucks logo at Yale/20th where the fmr Quiznos was located. Can anyone confirm that's in the works?
IronTiger
I've been wondering what this building was (I don't remember it having a roof), so construction/demolition must be VERY slow. Assuming that the August 2017 Street View is all demolition and no construction, the building styles are completely different (different columns, roof, etc.) behind similar stucco (also, a third of the building was torn down). And indeed, on Google Earth, it looks like the "corner" of the building (where the main Dorsey's facade was) is the oldest portion, everything else (ironically now torn down or mostly torn down) was newer.
