Houston Townhome

Hello

My husban and I are going to be moving houston this summer. He is going to be working at the TMC. We are looking for a town house/condo in a nice safe area within TMC to midtown area. Our budget is around 260,000. Any recommendations?

I've got access to quite a few nice townhomes on the golf course in Sharpstown that are a 15 minute drive from the Medical center. You'd be spending significantly less than 260k too.

Check out har.com and you can probably find plenty of townhomes in the Medical Center area.

I have 7 townhomes on the east side near minute maid ballpark that are really cool. This summer I will be complete on the second phase and there are 2 out of 5 priced under $260K in that phase. 2 big bedrooms, 2 nice baths, 18 foot wide garage doors(typically 16 foot really hard to get cars in). Awesome roof top terrace. 2504 Rusk. They are in HAR.

They've got a history of shady dealings and hardball tactics.

I recommend against UL as well. In addition to their shady business dealings, their product just is not quality.

jscarbor seems like a stand up guy. Maybe it would be worth your time to take a look at his stuff.

When he gets rich, he is going to have me build his house.

My opinion (mid to upscale range) :

1) Stay away from the ballpark area and certain parts of TMC/Midtown. The only problem with TMC/Midtown is that it's a long way from being a fully developed area. (lack of parks that are walking distance, grocery stores, retail, etc.)

2) Look in areas that border West University, River Oaks, Memorial Park, Upper Kirby and Breas Park.

3) Purchase a townhome/condo in the Rice Military area that's close/bodering Memorial Drive(enough said). Your ride to TMC will be less than 10 mins/ Ride to D.town less than 5 min/ Ride to galleria area less than 8 min.

4) Purchase a townhome/condo in the Upper Kirby/ River oaks area that's close/bodering Allen Parkway, Kirby or W. Gray. Your ride to TMC will be less than 10 mins/ Ride to D.town less than 7 min/ Ride to galleria area less than 8 min. Drive down W.gray at anytime of day..(enough said)

5) The reason I recommend these areas are for the obvious: there are still deals out there, the areas are established and attached to the most sought after communities in Houston, they are ultra convenient, the grocery stores/ retail options are great, and if the developers of West Ave, 2727 Kirby, Regent Square, Memorial Hills, and The Caceres are willing to invest more than $500 million in these areas.......that's a sign.

6) Please, when you visit Houston again, drive west on W. Gray and take a look around. Also drive West on allen parkway from downtown until it turns into kirby and keep driving South down Kirby until you get to the Rice village area. Also drive west on memorial from downtown so you can see Memorial Park and rice military. Trust me you'll be happy.....Here are some comps....Remember, it's all about location, location, location and the cheapest always has the most room for appreciation/upside. sorry, didn't find anything in west u.

Gee thanks. As far as being stand up, I try to be. Do I have a mad buyer out there? Probably. For the most part I try to build it right so that I don't have warranty work. Its an ongoing learning curve but I really think there is a market for well built good looking homes that you don't have to"upgrade".

By rich do you mean having a pot to piss in?

Really though, the houses on Rusk are a very short drive to Med Center and you really will get your moneys worth on these. Fantastic view of skyline, minute maid. You can bike along the bike trail or over to Discovery Green. Live music at warehouse live or meridian just a few blocks away. For the money, you would be hard pressed to find something better in the med center or really any area? Of course I am relatively biased aren't I?

Rent for a few months in Midtown or the Museum District while you get the lay of the land. Figure out if you can cut it in Midtown, East Downtown, or another sort of up-and-coming neighborhood, or whether you're more of sowanome's mentality, and would feel more comfortable in a more established neighborhood.

Also, bear in mind that Rice Military and even the River Oaks area can feel like quite a distance from the TMC if you have to commute during our rush hours, especially if you have to use satellite parking on the opposite side of the TMC from where you live.
