- Grimaldi’s Pizzeria will open its first location in the city of Houston this spring on the south end of Sorella Court at Queensbury Lane beneath Houston Texans Grille.
- Women’s clothing store Madewell will open next month on the south end of Town & Country Boulevard next to Urban Outfitters.

QuoteGuy Paproski, CEO of Adventure Sports Gym, calls his proposed project the next step in the evolution of fitness facilities. He and CFO Chuck Baldwin are currently in the midst of raising capital for the massive undertaking, which Paproski says will focus on a group of Houstonians now spending more time and money at local gyms than any other group – Millenials.
“In the next five years, millenials will spend almost as much as Baby Boomers and Gen-X’ers combined at fitness gyms and programs across the country,” Paproski said. “Millenials also want their fitness to be fun, adventurous and ever-changing, along with having a social atmosphere and better integrated technology.”
With the younger generation driving the growth of the fitness industry, and the breakout success of the CrossFit movement, Paproski and Baldwin are hoping their concept will attract investors. Adventure Sports Gym aims to offer a 115,000 square foot facility, featuring both indoor and outdoor exercise amenities, complete with spin studios, group exercise rooms, cardio and weight equipment, “spa-level” change rooms and saunas and even a ten story tower for rock climbing and other activities.
Paproski and Baldwin are looking to raise a total of about $75 million through a combination of equity and investments. The facility would be located adjacent to Memorial Park near the intersection of Washington Avenue and Interstate 10.
“There’s nothing really out there that gives young people all of what they want in one location,” Paproski said. He pointed at facilities that concentrate solely on activities like rock climbing and other forms of fitness as not addressing all of the needs of what some young athletes might like to have.
“In CrossFit gyms, you don’t exactly have the best amenities in terms of showers and changing rooms,” Paproski said. “There aren’t any one-stop shops to meet everyone’s needs in a Millenial family.”
That’s something Paproski wants to change with ASG. One major addition for younger families will also be 20,000 square feet of access-controlled children-only play areas which Paproski called a “McDonald’s PlayPlace on steroids.”
“The 5,000 square foot tower in particular will come with some amazing stuff,” Paproski said. “It will include a few 100 foot rock climbs and we’ll also have a Ninja Warrior-esque training area. We’re looking to have about 55,000 square feet dedicated to CrossFit and obstacle training.”
Paproski said he is currently working closely not only with the city and potential investors as a kind of private-public partnership, but he and Baldwin are also working with the Memorial Park Conservancy to better integrate the surrounding biking trails along the bayou into the proposed project.
According to an investment packet, ASG aims to be a major start-up with its four acre property aiming to begin a long line of competitive facilities over the next decade or so.
“[ASG] is a start-up business that envisions building 30-50 premium 100,000+ square foot exercise facilities over the next 10 to 20 years,” according to the investment sheet.

I would love Hines to develop Northwest Mall it a great location and it a pretty big space for development.
But I would not be surprised if Hines is developing in montrose I remember hearing they want to do a project in that area.

HOUSTON – Houston Baseball continues to raise the bar on its facility improvements as Head Coach Todd Whitting and Vice President for Athletics Hunter Yurachek have unveiled the initial rendering for the new Baseball Player Development Center and Clubhouse to be located at Cougar Field.
The Development Center is in the design stages with one exterior rendering showcasing the facility’s 20,645 square-foot size and presence that will be featured along the third base line near the berm at Cougar Field.
“The new Player Development Center and Clubhouse has been a long-term goal for my staff since we arrived in 2010,” Whitting said. “Once this project is completed, it will conclude the master plan for our facility that has included a turf field, video board, new lighting, padded outfield walls, construction of new bull pens, new sound system, an upgraded accomplishment billboard and many other upgrades.”
The 20,645 square-foot facility will feature a new clubhouse, dedicated batting cages for baseball, players’ lounge, fueling station, video area, hot and cold tubs, training room, as well as a suite and lounge for in-game viewing.
Houston Baseball’s new Player Development Center and Clubhouse will provide the student-athletes a comfortable working environment that will feature all the necessary amenities to enhance the success of each individual on and off the field.
“As we continue to build champions for life and focus on our student-athletes’ success, we recognize our commitment to providing state-of-the-art facilities for our sport programs,” Yurachek said. “Our vision of being the best begins on this campus, and the facilities our student-athletes touch on a daily basis are a major component of our goals. partment buildings are almost like hot days in Houston: Every time you turn around, there’s another one.
With cranes in the sky across the city, it’s becoming more and more difficult to stand out in the Houston rental arena. Marvy Finger, the legendary developer behind such city-changing projects as One Park Place, may have found a way to make one of his new developments unforgettable, though.
500 Crawford — the soon-to-open, seven-floor mid-rise that overlooks Minute Maid Park — will include two new restaurants, including an absolute showstopper.
“There’s going to be a very extravagant Italian restaurant in the building,” Finger tells PaperCity in an exclusive interview. “With the amount of money spent with an investor, it will be the finest Italian restaurant in Houston. I’m talking finish-wise. It is going to be a stunning space, really unlike anything we’ve had in Houston before.
“Now, hopefully we’ll sign someone to make the food live up to the setting. It has a chance to be really special.”
When the 79-year-old Finger is this excited about something, it’s best to pay attention, because Marvy Finger is not given to hyperbole. Despite all his successes, Finger gets nervous every time one of his new buildings opens, and he takes nothing for granted. He doesn’t do gushing. Yet, when it comes to this forthcoming Italian restaurant at 500 Crawford, Finger narly waxes poetic. While the chef hasn’t been signed yet, it’s apparent this is going to be an ultra-serious kitchen with grand ambitions.
The high-end Italian spot’s going to have company, as well. The building will also house an “upscale diner” that serves breakfast, lunch and dinner and a bar that stays open late. Finger believes this more casual, utilitarian spot will be a major bonus for residents of the mid-rise.
Even before Finger told us about the restaurant plans, 500 Crawford promised to be heavy on perk, including its fitness center, a massive 3,000-square-foot retreat. “The athletic facilities are extensive,” Finger says. “It has a chance to be the finest gym in this part of the country.”
The fine-dining Italian restaurant figures to garner the most attention, though. It’s the kind of showcase spot that will have movers and shakers who aren’t in the market for an apartment taking notice of 500 Crawford. It also will be something different — and much more high end — for the neighborhood around Minute Maid and BBVA Compass Stadium.

More than two years ago, Houston-based Hines inked a deal to build an office tower in the parking lot of Houston’s First Baptist Church. The building was never developed, and now another local developer is proposing a similar project.
Midway announced plans Monday for One Parkside, a 13-story tower with 225,000 square feet of office space on nearly 4 acres adjacent to the church at 7401 Katy Freeway. The company said it has started looking for tenants to pre-lease space in the building, which will also include a 10-story parking garage and a 2,000 square-foot cafe on the ground floor.
“We’re excited to introduce this marquee opportunity, positioned to take advantage of the site from an architectural, view and signage standpoint,” Shon Link, Midway’s executive vice president of development, said in a statement.
The site is at the southwest intersection of Interstate 10 and the 610 Loop.
The tenants will have the option to join the church’s fitness and recreation center, which includes childcare, personal training, indoor basketball courts and a bowling alley, according to Midway, which developed CityCentre in west Houston and owns downtown’s GreenStreet mixed-use complex.
Kirksey designed the proposed Midway building, and Russell Hodges of JLL is leasing it.

Peli Peli Kitchen, a new fast casual concept from the growing South African restaurant chain Peli Peli, will open next year in a new development along the Katy Freeway, and the operator is looking for additional locations in downtown, Katy and The Woodlands.
The restaurant, which has full service eateries in the Galleria and in Vintage Park, has signed a lease for space in the Gateway at Spring Valley, a building under constructionat 9090 Katy Freeway at the northeast corner of Campbell and I-10. The opening is expected next spring.
“Peli Peli felt that their first Kitchen location should be prominent and have great visibility,” said Eric Lestin of CBRE, which represented the restaurant in its lease. “The building they have chosen is a perfect fit because of its proximity to Spring Branch, Memorial, Uptown and the Energy Corridor.”
In addition to the possible new Houston locations, Peli Peli — a top-rated restaurant on Yelp — is considering locations in Austin and Dallas, according to CBRE, which announced the lease.

My mom always told me when she was a kid Palais Royals was an high end store. As a college student I can't believe her but I guess in the 80's palais royal decided to change there clientele from high end to middle class shopping.

In addition to a factory outlet mall, Grand Texas will feature a 150-acre theme park, 40-acre water park, 83-acre Sportsplex, 30-acre Speedsportz Racing Park, RV park with 144 lots, four hotels and 450,000 square feet of retail and dining in a “Downtown Texas” area once completed.
Phase 1 of the Big Rivers Waterpark will span 28 acres and feature the largest wave pool in Houston with programmable waves, a long lazy river, multiple children’s slides and attractions, splash pad areas and extreme slides for thrill-seekers, Galland said.
“Phase 1 will make it the second-largest water park in Houston, and we will be basically one slide short of the largest,” Galland said. “We feel we’ll have a superior wave pool and lazy river. Phase 2 will be completed over the three years following that and will make it the largest and the best.”
The first phase of the theme park will span 71 acres and will offer one wooden roller coaster engineered by the same company that produced the Twisted Colossus at Six Flags Magic Mountain in California, Galland said. The park will also feature a children’s coaster, a family coaster and two extreme thrill-seeker coasters. In addition, the first phase will include 20 other historic Texas-themed rides and an entertainment area with stagecoach and boat rides.
“We actually tried to negotiate the purchase of Greezed Lightnin’ [a roller coaster at the former Six Flags AstroWorld in Houston],” Galland said. “Unfortunately when we sent our engineers out there, the cost to rehabilitate Greezed Lightnin’ exceeded the budget we felt was reasonable for that type of ride. As it stands, all the rides will be new to the area.”
However, construction of the theme park is contingent upon the addition of a new Entergy electricity substation near Splendora, which is expected to break ground within the next few months and be complete in 2017, Galland said.
Additional sectionsIt is essential for the RV park to open first this fall because it allows the developers to run utilities across the tract to help provide infrastructure for other portions of the development, Galland said.
The Sportsplex will begin scheduling games for sports, such as baseball, softball, soccer, lacrosse, 7-on-7 football and rugby, at its indoor facilities and outdoor fields later this year.
By late 2018 through mid-2019, Galland said he anticipates all sections of the park will be open and operating in their initial phases. Grand Texas, which could bring in hundreds of millions in sales tax revenue each year for the area, is designed with extra acreage to adapt and expand for future build-out over the next 20 years, he said.
“The site at the current size right now is larger than Disney California Adventure Park,” Galland said.
More than 10,000 new part-time and full-time jobs will be created through Grand Texas, including all ancillary employment, Galland said.

As a student at the University of Houston this development could be a game changer for that neighborhood. Scott street is an awful street to go on but with this development and hopefully more to come UH can feel more like a college town. I would love a CVS in that ground floor retail space. Happy to see more apartments around the campus!!
