MidiCi will join future tenant Kiran's restaurant on the ground floor of One Grove Street, a 16-story office building at

QuoteHouston developer and restaurateur Fred Sharifi has hired real estate brokers specializing in office and retail to help land tenants to fill aproposed mixed-use development he announced late last year for east Montrose.
The project will be called Fairview District and plans include developing a five-story parking garage and several other buildings to house office, restaurant and shop space along Fairview near Taft. Construction is expected to begin in January, according to a press release from CBRE, the firm hired to lease the office component.
"Office tenants today are looking for an experience. They want to be inspired in their work space and also have direct access to progressive retail and dining concepts," CBRE's Rima Soroka said in the statement. "The lines between work and leisure are blurred. By creating a destination where work meets play, the Fairview District is the beginning of a special movement that blends flexibility with choice and provides Houston consumers with the urban experiences that they crave."
Josh Jacobs and Lacee Jacobs of Edge Realty will lease the retail space.
Sharifi's company, SFT Investment, won a 2012 Good Brick Award for its preservation of a historic commercial building at 214 Fairview that houses restaurants Cuchara and Max's Wine & Dive. The new project is slated for land SFT owns across the street and on an adjacent block.
Sharifi's vision is for the neighborhood to become a more active and walkable area during the day. Now, most of the activity is at night.
The Gensler architecture firm designed the project with an industrial aesthetic to include glass, brick and steel materials.
Sharifi also owns the Hungry's restaurants in Rice Village and on Memorial Drive and numerous commercial properties inside the 610 Loop.

y and Rich Kinder are putting their financial clout behind another unique Houston institution. Houston Independent School District officials announced on Monday that the Houston couple is donating $7.5 million through their foundation toward construction of the new High School for the Performing and Visual Arts in downtown Houston.
The new building, at the corner of Rusk and Austin streets, will be named the Kinder High School for the Performing and Visual Arts. Construction began in February of this year and is expected to be completed in the third quarter of 2018.
The gift is pending approval by the HISD Board of Trustees, who will vote on the matter on Thursday (October 13).
The $90.2 million project, designed by Gensler, will include a five-story, 168,000-square-foot building with an 800-seat main theater, 200-seat mini-theater, 200-seat black box theater, and 150-seat recital hall. The complex will also include academic classrooms and learning center, studios for creative writing, dance, music, visual arts, and recording, a costume and scene shop, indoor and outdoor dining areas, and two levels of underground parking. The campus is designed for 750 students, all of whom audition for placement.
Officials call the collaboration between a private donor and non-profit organization for the benefit of a HISD public school "an unprecedented partnership." The project received funding of $80.2 million from HISD in a 2012 election approved by voters. HSPVA Friends, a non-profit group that supports the school, has launched a $10 million capital campaign to complete the project. The HSPVA Friends Board of Directors has pledged $670,000 and plans to raise an additional $1.83 million, which when added to the Kinder's $7.5 million lead gift, will reach the goal.
The funds will also provide for ongoing maintenance of equipment, furnishings and programming.

As we have moved through 3 years of discussion and planning a new building for Bellaire HS, I have committed to keep you as informed as possible. Among starts and stops, I have been proud of the manner in which our community has supported the Bellaire Project Advisory Team (PAT). Additionally, I have appreciated the commitment the Houston ISD has made to continue to search and explore all alternatives in the search for the best possible solution to a very challenging project - specifically - trying to rebuild Bellaire HS in our current 17 acre site while continuing to house and educate our 3500 student population. This was always going to take a large number of people working in concert and that has remained true. That being said, I am excited to share what is the most promising and exciting news so far about the Bellaire project.
Monday afternoon the HISD Bond Department presented the new direction for Bellaire at the scheduled PAT Meeting. Based on the overall $136M budget for a new Bellaire HS, the recommendation is below:

Spend majority of current project dollars to purchase the “Chevron Site” located at 4800 Fournace - which is at the northern tip of the City of Bellaire (approximately 30 acres)

Commit funds to renovate elements of the current property at 5100 Maple so as to sustain the current facility as we wait for construction at the new site to begin.

This decision would likely necessitate that Bellaire HS be added to a future bond of which a certain date is not known. However the district would have secured property that is appropriately sized for a large 6A High School.

While this new direction brings great optimism to our project it does have some caveats.

It will need HISD Board of Trustee Support.

Successful negotiation with Chevron to purchase the property.

City of Bellaire zoning changes that align with our educational need.

This new plan is a recent development for our project and, once presented to the PAT, there were many questions asked. I am confident that the HISD Bond department will continue to work diligently to collect any requested information and appropriately present it at a future meeting.
I am hopeful that you share my same sense of optimism and that you are excited about the opportunity to participate in helping us make this our reality. Our Board Trustee, Mike Lunceford, was in attendance for the meeting and he stated that this proposal could be shared with the Board of Trustees for consideration as soon as the next October meeting.
While our work is not complete and the journey will be long, I am encouraged by the long term vision inherent in this new plan. I believe it has the best chance to work for our students, faculty, staff and community.

The site currently houses major and local retailers alike, including Palais Royal and Foot Locker. Levcor is currently working on a redevelopment plan to turn the project into a mixed-use, grocery-anchored development. Space is currently available at the site for short-term leasing.

Post Oak Market will promote walkability and new urbanism design principles, as well as the densification of Houston's urban core.
Post Oak Market will be located at the confluence of seven major thoroughfares in Houston - I-610 W, I-610 N, US 290, I-10, Hempstead Rd, 18th St and N. Post Oak Rd. The 290/I-10/I-610 interchange, at which the project is located, is undergoing a massive ~$3 bn redevelopment plan to improve connectivity and traffic flow, and will be completed in late 2017. In addition, discussions of the proposed high speed rail from Houston to Dallas is expected to have a station in the site's immediate area.
Further, the site is located minutes away from major Houston residential and commercial regions, including Galleria / Uptown (<10 min drive), the Greater Heights (<10 min drive), Spring Branch / Spring Valley (<10 min drive), Memorial Villages (10 min drive) and Downtown (10-15 min drive). Being at a critical interchange, Northwest Mall also has excellent access to and from Northwest and West Houston highly populated sub-regions Katy and Cy-Fair.
