    The retail and restaurant explosion on 34th Street continues. Last year The Leader visited with attorney Troy Blakeney, who put up for sale more than three acres at 1225 West 34th St., near the Harriet and Joe Foster YMCA. That ownership designation is now past tense because the property has been acquired by developer Bryan Danna with Houston-based Revive Development who is envisioning big things for the space.

    Marketing materials indicate that designs for the property, called “Stomping Grounds,” incorporate a repositioned existing warehouse and a new building, both with ample windows and access onto 15 feet deep patios fronting the center lawn.

    The lawn would be 8,000 square feet and is intended as a family friendly destination with a “thoughtful mix of eating and drinking establishments.”

    “We always look for innovative ways to add familiar elements to our projects that complement the unique personalities of our neighborhoods,” said Bryan Danna, Principal at Revive, in a press release. “As a resident of this area, I’m even more conscious of the needs and desires of the residents, business owners and families who live and work here. This is a very personal project to me.”

    The 224 parking spaces will surely be a draw for potential tenants.

    “We’ve already begun scheduling neighborhood events and activities for 2018 [at Stomping Grounds] including farmer’s markets, music events, and festivals,” said Monica Danna, Director of Community Outreach at Revive.

    “As a resident of Garden Oaks, I’m reaching out to neighbors to hear what’s most important in dining, retail, and recreation.”

    Stomping Grounds will break ground this month and is expected to be completed by Labor Day 2018.

    Danna is already developing 2.5 acres on the southwest corner of 34th and Ella, with signed tenants BB’s Café, Aladdin Mediterranean Cuisine, Pop & Pan and the Surfhouse so far.

    Fidelis to Build H-E-B Store at Meyerland Plaza Near Loop 610
     
    HOUSTON - H-E-B Grocery Co. is expected to announce the construction of a new 100,000-SF store at Meyerland Plaza, a retail center at the southwest corner of Loop 610 and Beechnut.
     
    The new Meyerland store will help H-E-B to fill a void that arose when the H-E-B at Chimney Rock and South Braeswood flooded in Hurricane Harvey.
     
    Meyerland Plaza, built in 1957 and redeveloped by Ed Wulfe about 20 years ago, has a number of big box retailers and a J.C. Penney. Meyerland is currently owned by a partnership of Fidelis Realty Partners of Houston and BlackRock Realty Advisors of New York.
     
    The new H-E-B is expected to be a two-story facility with a parking garage.

    ’s been more than 19 months since Bryan Danna with Revive Development purchased 2.5 acres on the southwest corner of 34th and Ella – and recent progress in the build out of the area has many anticipating what is to come.

    In May of 2016, Revive announced its first tenant – the Surfhouse, which has been a mainstay in the community for the last 45 years. As for the remaining tenants Danna said at the time he was going to take his time to find the right mix of tenants, both local and national.

    Now, Danna has news about some new signed tenants for the property.

    BB’s Café, a popular local Tex-Orleans chain, whose nearest location is on White Oak Drive, will occupy the anchor space in the southwest corner of the center. Danna told The Leader in 2015 that there would be a 1,300 square foot patio for the anchor restaurant and noted that since the sun sets behind the building, the outdoor space will be a pleasant place to hang out.

    BBs which serves NOLA-style po’ boys, homemade gumbo, boiled crawfish, and oysters bar has seven other locations in Houston.

    “I really wanted to bring the New Orleans culture to Houston,” owner Brook Bassler told KTRK recently, noting that that the restaurant was inspired by his grandmother, a Louisiana native. “All of our locations look different, but all have the same vibe when you walk in the door.”

    Another signed restaurant for the complex is Aladdin Mediterranean Cuisine, which has its closest location to Leader readers in Montrose. Judging from the number of readers who have long wished for Mediterranean food in the hood, the eatery will be a more than welcome addition.

    Lastly, Pop & Pan, the newest incarnation from the folks at Panini & Provisions has been confirmed as a signed tenant. David Colby said Pop & Pan will be a more upscale venture that will still pay homage to their best loved offerings – namely paninis and popcorn.

    “We’ll have dinner service, beer and wine, and brunch,” said Colby. “We’re going to change the game with the sandwich.”

    Revive Leasing agent Adrienne M Schwartz says that the construction fence has come down and some tenants have already starting building out their spaces.

    “The center will look significantly different when the building where Surfhouse is located will be torn down and the parking lot re-surfaced,” said Schwartz.

    David Buehrer — the barista turned entrepreneur behind some of Houston's best coffee shops (Blacksmith, Greenway Coffee & Tea, and Morningstar) — will have a busy 2017. He and business partner Ecky Prabanto, who are already working to open Prelude Coffee & Tea in Hines' stunning new office tower at 609 Main, have also implemented plans that will unite Buehrer's love of both coffee and gaming under one roof.

    Best of all, the couple are bringing a couple bona fide celebrities along: San Francisco Giants outfielder Hunter Pence and actor Ming Chen (AMC's Comic Book Men). Pence's wife Alexis and barista Sanford Bledsoe III are also partners in the coffee shop and cafe, which will be called Coral Sword, after a weapon figures prominently in the Final Fantasy videogame series. In addition to coffee and tea, Crystal Sword will serve treats from Morningstar and a few savory food items as well.

    While the partnership may seem unlikely, Buehrer and Prabanto struck up a friendship with the Pences a couple years ago after the duo posted a review of Blacksmith to Youtube. Pence, a former Astro whose famous "#yesmovement" motivational speech helped propel the Giants to a World Series victory in 2014, found that he enjoyed learning more about coffee, even trying roasting.     Located in the same Eastside building at 1318 Telephone Road that houses East End Barber and comic book and record shop Wired Up - Modern Conveniences, Coral Sword will cater to gamers in a number of ways. First of all, by providing a place where people can go to play indie board games or card games like Buehrer's beloved Magic: The Gathering. Second, by providing a forum for game developers to introduce their products to consumers. It will even have an onsite podcast booth (expect an episode of CultureMap's "What's Eric Eating" to be recorded there) to host both podcasts and streamed game playing sessions on Twitch. 

    "Coffee and gaming are two of my favorite off the field activities," said Pence in a statement. "I'm most excited about creating a space that combines the two. Incorporating new media into the coffee shop is an exciting way for me to bring a piece of San Francisco to Houston that keeps me feeling connected."

    Work has already begun to transform the space, which will also contain "a membership driven co-gaming space for more in depth gaming that can be rented out for events, workshops, and tournaments." If all goes according to plan, it will open in September.

    With Prelude set to open in August, Buehrer and Prabanto have set themselves up for a busy summer, but, given the pace they've been on for the last couple of years, that seems to be how they like things.
