    Bill Franks, development partner for the Aloft Houston Downtown, said renovations like the one underway at the Stowers Building are worth the added expense.

    "It's easier and faster and less expensive to tear something down and bring something new back up in its place," he said. "But when that happens, you've lost in this case 100 years of history that we can never get back no matter what we do."

    Franks, who has been involved in revitalizing 14 downtown buildings including the 328-room JW Marriott at 806 Main, will bring a Mid Century Modern style to the 10-story building at 820 Fannin.

    Built in 1913 to house the G.A. Stowers Furniture Co., the property will be turned into a 173-room hotel with an opening targeted in May. Trend Hospitality is developing the project and Arch-Con Construction is handling construction.

    The top floor, which once served as manufacturing space for furniture, will house an exercise facility and guest rooms. The first floor will contain a restaurant, bar and lobby, while the second floor will house 2,000 square feet of meeting space and guest rooms. A rooftop pool and patio will offer views of the city.

    "I like taking a historic building and revitalizing it into a building that is state of the art for today but will now last 50, 75, 100 more years," Franks said.

    The building, which was designed by architects Green & Finger, shares a block with the new BG Group Place skyscraper. It is designed to appeal to travelers who want to be near Minute Maid Park, the George R. Brown Convention Center and numerous companies, Franks said.

    The downtown hotel is Arch-Con Construction's first historic hotel renovation project. The Houston-based company is also building a 105-room Aloft in College Station scheduled to open next month.

    "It is exciting to be a part of a project that is taking a building with such an architecturally historic and successful past and putting it back in service," Arch-Con president and CEO Michael Scheurich said.

    Baytown’s San Jacinto Mall has been purchased by a partnership led by Fidelis Realty Partners, which will redevelop the property and return it “to its dominance as the pre-eminent retail and shopping venue in east Houston,” the developer announced late Thursday.

    Fidelis expects to demolish all or a at least a large portion of the 1.2 million-square-foot mall and build an open-air center of about 1 million square feet.

    Fidelis said it will work with the mall’s existing anchor stores, Macy’s, JCPenney and Sears, on the redevelopment. Those stores own their own buildings.

    It is expected to take about three years to prepare the mall for demolition and then another two years to redevelop the property. The mall is on a 107-site at the southwest corner of Interstate 10 and Garth Road.

    “Many of the existing merchants in the mall have done a great job of providing products and services to the customer base, and are thriving in spite of the mall’s deferred maintenance.  We certainly hope these merchants want to stay in the redevelopment.” stated Lynn Davis, head of leasing for Fidelis.

    The mall is approximately 70 percent occupied.

    The mall was built in 1981, but it wasn’t renovated over the years and lost tenants, the developer said in a statement.

    Here's one way to get a big art party started: Bring beer.

    The first retail tenant to sign on for the Washington Avenue Arts District's future Artist Alley project  is a new brewery.

    Holler Brewing Co.  is so new it hasn't yet secured all of its permits, but Lovett Commercial vice president Liz Jacobs said the brewery has signed a lease to occupy a prime space within a large block of warehouses next to Silver Street Studios on Edwards Street.

    Craft beer industry newcomers John and Kathryn Holler, who are married, are the talents behind the brewery. John Holler told the Houston Business Journal their plans include a tasting room and small-batch production facility. They haven't yet set a target opening date.

    Developer Jon Deal, who has invested in the old industrial zone west of downtown for about a decade, is leading the effort to connect several sprawling studio and warehouse compounds between Sawyer and Silver Streets  into a more cohesive, 35-acre "creative campus" where visitors can also shop, eat and drink as well as visit more than 230 studios. The campus' central spine will be a shaded promenade called Artist Alley.

    D'Amico, best known for his Rice Village staple D'Amico's Italian Market Cafe, told the HBJ that even though his latest project, Fellini Gelato & Caffee, is still under construction, he's already considering opening another location in downtown Houston.

     

    “The city of Houston is doing developments around the George R. Brown Convention Center and the new (Marriott Marquis)… And we will probably do a Fellini’s Gelato & Caffee down there,” D’Amico said. “I’ve talked to Rice Village landlords, and we might also open a new Fellini Gelato in Rice Village."

    I really like that the new aloft hotels in the Houston area are incorporated in historical buildings!!

    MetroNational announced plans Tuesday to build a 240,000-square-foot office building in Memorial City on an 18-acre tract, as part of the company’s long-term vision to redevelop the area.

    Mexico-based Cemex, which has had an office in Memorial City since 2005, will anchor the development as the building’s first tenant with 80,000 square feet on the building’s second and third levels.  The Houston location will be the cement and building materials company’s U.S. headquarters. The six-floor building will be located at the northwest corner of Gessner Road and the Katy Freeway at 10100 Katy Freeway, directly across from Memorial Hermann Tower.

    “The northwest corner is MetroNational’s newest commercial development and the first step in expanding Memorial City north of I-10,” said Jason Johnson, president of MetroNational, in a statement. “Similar to other Memorial City office developments, this building’s proximity to Memorial Hermann, Memorial City Mall, the Westin, and many restaurants will attract employees looking for great amenities.”

    The building will feature 40,000-square-foot floor plates. The first floor will include 15,000 square feet of retail. Amenities will include 24-hour security, card key access and connections to other Memorial City locations via shuttle service.

    “Cemex is excited to continue our relationship with MetroNational as construction begins on our new U.S. headquarters.  We look forward to creating an inspiring, state-of-the art space to better serve our customers and our employees,” Cemex USA president Karl Watson, Jr. said in a statement.

    The project is slated to break ground in fall 2015 and open in fall 2016.

    Drivers passing by Delmar Stadium just on the other side of the highway might notice a new, checkered pattern adorning the building neighboring the Wendy’s restaurant on Mangum Drive. As construction has continued to progress on the site, new signs have announced Checkers will be returning to Northwest Houston and are currently offering potential franchise positions.

    The company announced in early 2014 their intentions to expand into the Houston market after closing shop in the region in the 90s, however an opening date has not yet been released and correspondence with Checkers & Rally’s media department for further information on the store was not returned before press time.

    Construction will begin next month on the new corporate headquarters of People’s Trust Federal Credit Union to the east of downtown.

    A groundbreaking ceremony will be held July 21 at 413 Bastrop, a site near BBVA Compass Stadium. The new building will have 26,000 square feet with a member lounge, two outdoor ATMs and a coffee and refreshment bar. There will also be a large multipurpose room for special events.

    “The new location will provide members with a modern and exciting service experience, as well as an opportunity for People’s Trust to support the growing populations of EaDo and East End communities with traditional financial service offerings,” said president and chief executive officer Angela McCathran, in a statement.

    Previously, the credit union leased a space in Two Shell Plaza in downtown. Company officials say owning its own facility will protect the credit union against the rising lease rates of downtown and offer free parking.

    A Houston-based apartment developer broke ground Monday on a 60-unit apartment complex in a great east side neighborhood and said it’s the first such construction of its kind in about 20 years.

    The nearly 2-acre plot of land  at 6520 Jamail Drive will be developed into “modest” housing, said Dakota Property CEO Rick Guttman. He said the project will allow those who live in the community to remain there, upgrading their apartments as the neighborhood slowly transforms.

    It will not include the amenities such as pools, cabanas and gyms that have become typical at new construction projects.

    The three-story project will have 60 units and feature one- and two-bedroom plans with granite countertops and stainless-steel appliances. The location is around the corner from a neighborhood Fiesta store, near the Gus Wortham Golf Course and about half a mile from the new METRO line connecting to downtown.

    The developer, which currently manages and owns apartment communities around Houston, plans to open the complex as soon as March 2016.
