    "Skanska USA Commercial Development’s Capitol Tower is the first Houston development to be awarded LEED v4 Platinum precertification from the U.S. Green Building Council (USGBC) and one of only three core and shell projects nationally to be pre-certified under the new standards. Capitol Tower, designed by architectural firm Gensler, is a 750,000-square foot Class A commercial office tower planned for the premiere downtown location of 808 Capitol Street.

     

    LEED v4 is the latest version of the LEED Green Building program, considered the world’s premier benchmark for the design, construction and operation of high-performance green buildings. Skanska’s Capitol Tower is one of only 122 beta projects worldwide using the new LEED v4 standards.

     

    “Being among the first to achieve LEED v4 Platinum precertification is consistent with Skanska’s commitment to leadership in sustainable building practices,” said Michael Mair, executive vice president of Skanska USA Commercial Development in Houston. “Our focus is to provide value for our tenants by creating built environments that are healthy, productive and resource efficient.”

     

    Capitol Tower's sustainable features include:

     

    • a high-performance building façade that significantly reduces solar gain 
    • daylight harvesting technology that can significantly reduce energy usage
    • 90 percent access to daylight and views for tenants 
    • a garage with occupancy lighting sensors and a green rooftop
    • alternative vehicle charging stations
    • a rainwater collective system for reuse in landscape irrigation and water closets 
    • bicycle racks, lockers and showers to encourage commuting 

    “Skanska made it clear from the beginning of the design process that they wanted this to be the most sustainable building in Houston,” said Gensler Principal Kristopher Stuart.  “We really pushed our team to move beyond anything we have done before to create a building that offers an exceptional work environment in a high-performance envelope that will dramatically reduce operating costs.  The design also places an extraordinary emphasis on public spaces and pedestrian experiences which we believe will greatly enhance and enrich Houston's urban fabric.”

     

    Capitol Tower’s close proximity to the METRO rail line is another sustainable feature, offering access to public transportation just outside the front entrance. Project design plans include an expansive, two-level, open-air lobby that joins the building’s street level to the active pedestrian tunnel system, creating energy and a natural gathering place offering tenants and passersby views of the activity above and below ground."

    "Hanover, which purchased the property last month from an Israeli investment group, will not put retail in the building

     

    Ott said the site is only about 39,000 square feet, and the setback requirements don't leave room for it.

     

    The area already has a lot of retail development, he said.

     

    The building will boast a long list of amenities for tenants.

     

    An outdoor area on the ninth floor will have views of downtown, a swimming pool with private cabanas, grilling areas and a green lawn. Other perks will include 24-hour concierge services, business and fitness centers, a demonstration kitchen, a private dining room and a screening room.

     

    The north- and east-facing units will have downtown views. "The building orientation maximizes the number of residential units that have dramatic views of downtown," Ott said.

     

    Meanwhile, Hanover said its neighbors are welcoming the project.

     

    "We have a full letter of support from Montrose Management District, and the adjacent neighbors with whom we've discussed the project are thrilled that a blighted building is coming down," he said."

     
  3. The Hanover Co. has started the demolition process at 3400 Montrose — which once housed Scott Gertner’s SkyBar — and plans to begin building an apartment tower late this summer.

    David Ott, development partner at Houston-based Hanover Co., said the building won’t be imploded, and the demolition process should be finished by mid-summer.

    In its place, Hanover plans to build an approximately 30-story apartment tower. The tower will include about 330 units, and leasing is expected to start in late summer 2016, Ott said.

    Construction began on new  luxury apartments in the Galleria-Uptown area, which will add more options for upscale living in the area.

     

    Dallas-based ZOM Texas, an afflilate of a national luxury multi-family brand, broke ground on The Hudson complex Tuesday. The apartments will feature 431 apartments on a 5.3-acre site at Fountain View and San Felipe.

    The complex is adjacent to the planned retail center anchored by an H.E.B.

     

    “ZOM continues to pursue multifamily development opportunities in Texas, with a particular focus on the Houston market, based on compelling long-term trends,” said David Kubin, senior vice president for ZOM Texas in statement. “With Houston currently ranking No. 2 in the U.S. job market, and the anticipated job growth over the next five years, we niche into this market with carefully researched, unique product and mix.”

     

    The Hudson will be a four-and-five story complex with a seven-level parking garage. Residents will have a “highly amentizied, hotel-style experience,” the company says. These features include a golf simulator, membership-quality fitness center, a dog park and a pet salon.

     

    ZOM has previously developed seven projects in Texas and the Hudson is its third project in Houston.

  5. Tanglewoods has given us great updates on this project (he was one of the first to tell us Chevron would build downtown). He told us ahead of time the project would be placed on hold. He also told us Chevron is still committed to downtown, and about a week ago we hear Chevron purchased another block just two months ago. They've been planning to build downtown for years, I find it very unlikely they would change their minds all of a sudden; we heard from another great source that Chevron is planning a second tower as well. I wouldn't panic unless Tanglewoods tells us things have changed.
