    Perennial Tower Sprouts Downtown at Fourth and Brazos This Summer

    The first of two tower projects by local real estate firm Cielo Property Group set to transform a full downtown Austin block will break ground this year, according to an announcement from the developers. With Cielo now in control of the block between Fourth Street, Fifth Street, Brazos Street, and San Jacinto Boulevard, the first phase of the site’s development will commence on the southern half of the tract currently occupied by event venue Brazos Hall and a small office building, with a 46-story, 750,000-square-foot office tower planned to break ground at this site before the end of summer 2022. The project, which recently received an approval of its site plan from the City of Austin, is scheduled for completion in late 2025.

    Manson Place is expected to start construction in June 2022, offering housing to “Parent Scholars”––or single parents pursuing educational opportunities. 

    The housing development, located in Houston, Texas, will offer 80 housing units, ranging from two-bedroom to three-bedroom options. Many of the rooms are ADA compliant, making them accessible to those with disabilities.

     

    According to the Houston Housing Authority, many of the apartments’ target demographics are frequently at risk of homelessness, domestic abuse, and other unfavorable situations. Developers will offer “Project Vouchers” that make the housing units affordable. The goal is to help single parents reach their educational goals while also promoting self-sufficiency. 

    Brinshore Development owns the venture. The Houston Housing Authority notes that Brinshore Development has a good reputation for providing need-based housing. City records note that Brinshore Development has “no conflicts of interest...and is not on the HUD Debarment List.” Our records show that the Grapevine-based firm presently has eight active projects, mostly in the private and municipal sectors.[/quotes]

    @Urbannizer Is this building really that large or does it just seem so relative to the slimmer towers Austin has?

    It it’s pretty large in person. The site sits higher than buildings that are closer to the river-can see it out from multiple areas of town yet it only just made it to the halfway mark.
