  1. Yeah...I figured we'd have some people on here who'd at least have a better idea than I would about cost... I don't mind somewhat high land prices...that's the main reason for having a duplex and or garage apartment....to help offset the high cost of the land.
  2. Part of town...inside the loop on the west side is what I'm aiming for. Type of builder? What do ya mean exactly? I'd probably live there for 5-10 years, and keep it indefinetly if the numbers make sense. Rehabs...ugh. Mostly they're too expensive because they're priced high-ish, and need a bunch of work, or they're priced cheap, and a bidding war ensues.

Okay...so I'm thinking about finding a lot somewhere, and building a house....before I sit down and talk to an architect and start searching for a lot, I need to figure out about how much it would cost to build the house.... I was thinking about 1000-1200 sqft, 2 bedroom, 2 bath, nothing fancy, middle of the road, some kind of easy to maintain exterior, brick or maybe metal. Then a mostly detatched oversized 2 car garage with a garage apartment above. Also considering building a duplex (1400-1500 sqft) with a garage apartment in back. So roughly how much am I lookin at per square foot?

  5. Okay....so what exactly is the Parade of Homes....various marketing materials concerning specified number of houses in the afforementioned areas? Where could one see old printed materials on said homes in said parade?
  6. Yahoo has some site in a can type stuff that would be easy to do, hosting included, and lots and lots of companies use it. I think PayPal also has the same type of site in a can thing as well, albeit less well known.
  7. Yeah....well...they've put crack smoker price on 'em at 1/4 mil each. I think they'll be for sale for a while to come.

Yeah.....when I was house looking over there I stopped and talked to a woman who lived on Woodard and she said that she can hear the traffic in the mornings, and I stopped on Kelley to listen once and it was way way too noisy for my taste. Yeah...I'm thinking the civic association will keep the TH redev pretty much nill....espescially as property values climb, and the residents become progressively more snobbish.
  10. Yep....all the speculators jumped in when they heard light rail would be coming through the area in a few years.
  11. Yep, just past Washington when they start peeling away the lanes for the 610 interchange is when it starts to go to hell...and by the time you get to under 610 where construction starts, you're screwed in the butt.
  12. If you're too close to it, and you now have a freeway in your backyard, then your values are going to go down for sure. If the construction hampers access to the 'hood it could push values down, but as another poster said, it will probably just take longer to sell. You could be looking at a slight increase in value if you hold out until construction is complete, and people can get to and fro faster.
  13. It may be closer distance wise than Garden Oaks/Oak Forest, but you can get to GO quicker at rush hour. The Allen Parkway/Shepherd/43rd are almost always flowing smoothly at rush hour....more than can be said for the Gulf Freeway.
  14. Actually, no, I'm not paying for cable. My building has free cable. Apparently the building is wired such that they can't turn on and off individual units....so as long as there's one subscriber, we all have free cable.
  15. I couldn't agree more. I'm not going to pay to listen to the radio. I'll drop the money on an MP3 jukebox for the car before I pay for a radio subscription.
  16. Hrm...looks like it recently sold....and was built in 1950. Sure isn't listed as being worth much either....I wonder how much it sold for. That would make a really neat loft conversion.
  17. I love deco. The building in pic number 2 is very cute. Where is that? There are two deco-ish 4plexes right across the street from each other on Jefferson in Eastwood....they're currently painted pink....ewww.
  18. I've thought about car elevator type systems, but didn't know they ever existed. That's interesting. Here's a link to some info about a possible resurgence of them.. http://www.roboticparking.com/articles/sandiego.htm There's a garage downtown somewhere that was an old building, looks like from the 20s maybe....they apparently gutted the interior, and built a parking structure inside the shell of the old building. They kept the big glass windows, so you look in and see somebody's car sitting there in the window. Pretty cool I think....to keep the look of the old building, yet give it renewed life as a garage. Anybody seen it? Where is it? I don't remember where I was when I drove by it.

  21. Idylwood (note the spelling), if anything, will be the next teardown McMansion metropolis (see Garden Oaks). The deed restrictions prevent it being mixed use like Montrose. Cheapest house right now in Idylwood is $135k, most expensive is $350k.
  22. I've been searching listings online from all kinds of sources (MLS, Chron, BuyOwner) several times a day for the past few months looking for a house. I usually drive through my favorite neighborhoods on the weekends to see if I've missed anything. No 'hood has been left unturned. Anything I find under 100k meets one or more of the following criteria: 1. It is in the ghetto 2. About to fall the fluck over 3. Already sold If you know of some houses for sale that are under or near 100k that don't meet any of the above criteria, please, let me know.
  23. Yeah...there's one on W Dallas behind the American General complex, then another one at like uhmmm Gray and Waugh I think... The ones I've noticed are always beside telephone poles, and there's some plumbing going from the tank up the pole....it may be used for cooling equipment up there, or it may provide positive pressure for something, or who knows. These tanks may or may not contain enough pressure to be a missile. I suspect that since they're so large, they have a lower pessure than the sort of tanks you're thinking about.
  24. Yeah, I'm looking forward to getting my RX-7 to town so I can tear ass down the parkway. The balance of my TT is just so awful that I don't feel comfortable over about 80 in it.
