I've heard from a few sources that it will be difficult for H&M to enter places like the Galleria and Memorial City, as they have waiting lists to get in...whereas places like Willowbrook and Baybrook mall are easier to get into, so although the closing Borders in the Galleria would seem to be the perfect place for a new H&M, there's probably already another company looking to go in there. This would be great news for BLVD Place if they really are getting all those tenants!

  2. I've heard that the apartments/condos? with the trees painted on the garage was 1 of two buildings they were supposed to build, and that the second half was to cover the exposed side that got painted...which makes sense. Hopefully the construction you're talking about is the 2nd tower! Now if only there was a tower that could be built in front of that Westin to block the view of that ugly hotel :/

    I just moved back to Houston after being away for nearly four years, and this website has been just about the most interesting thing I've seen in a long time . . .

    I'm considering living in the Houston House Apartments, and I wanted to get a second opinion from Houston's most knowledgeable building forum. I really liked the apartment, but I'm concerned about the negative reviews on apartmentratings.com. Now, I know how things go on apartmentratings -- there are maybe 10% of properties that end up with a positive rating, so I'm well aware you have to take it all with a big grain of salt. However, the complaints seemed very reasonable, and fairly well thought-out . . . people complain about plumming issues, air conditioning not working (this concerns me a lot), shady tenants, and bug problems. I really wanted to live here, but I'm thinking maybe I should go in another direction. This would be a perfect fit for me, but I'm just very nervous about it -- like this could either be a big success, or an unmitigated disaster.

    I've also considered buying something, but I'm just not comfortable doing that right now, until I'm a little better settled in Houston. Does anyone live at Houston House right now, or have any good feedback?

  4. Where on earth are they planning to expand? I get putting retail on the first floor of the garage, but additional parking and apartments?....maybe down the street towards west dallas?

    HOUSTON — Landmark Houston Hospitality Group (LH2G) is revitalizing Scouts Square, a redevelopment of the former headquarters of the Boy Scouts of America building. Landmark will add an additional floor to the existing building as well as a full renovation and an outdoor area with a large patio and gardens. Phase I of the project, which broke ground earlier this year, will consist of 50,000 square feet of retail and office space with a seven-story parking garage. Anchor tenants will include the Moroccan themed Moor's Restaurant & Hooka Bar and Black Finn Saloon. Meanwhile, Phase II will consist of first floor retail, apartments and additional parking with a construction date slated for early 2012."

Since light rail seems to come by hard in this city, I think something like what they're doing in Vegas would be a good/cheaper alternative - Run two bus lines down Washington connecting the 290 Transit Center to Downtown (maybe even the bars of Midtown!)...One bus would make smaller stops, which I'm sure is already in place (and although I doubt they would make it a double-decker like Vegas, I'm sure something a little different than the normal fleet would be cool), the other would make fewer stops (perhaps Houston Ave, Taylor Street, Studemont, etc.). I know this is considered Bus Rapid Transit, and I thought it worked really well...for Vegas at least :P My other idea is to put an elevated rail down Center street...but yeah, the chance of a BRT being implemented would be more realistic.

  6. Are you sure it's demolition? When I drove by it looked like the window areas were being sealed off, like perhaps reno work? I was coming down Elysian so might have missed any demolition signs.

  7. I wish they would take it back to the original style...maybe add a second floor or parking garage in the back. It would blend really well with the revitalization of the tower theater

    I'm glad to see some revitalization on this corner of Montrose! Now what we need is for that whole strip center with the abandoned Blockbuster to be replaced with something really cool...

  8. Hopefully 2011 and 2012 bring some nice residential infill to Houston's inner loop...

    "Hines will probably be looking closely at “infill” locations such as “inside the Loop” in Houston, Baughn says. Finding sites where old, small commercial buildings can be torn down to render a prime apartment location will be a priority for Hines.

    Expect to see Hines developing four-story apartments with parking garages in urban locations, as opposed to two-story garden apartments on far-flung suburban land."

    What the heck is the "Dallas Design District"....in no way am I trying to start a Dallas vs. Houston argument...but I'd much rather live in an area called Uptown/Downtown/Midtown/etc...

    Has a timeline of the building, which appears to already be behind, but it should be fine.

    Has the same view of the previous renderings but morre detailed of a picture. I think it looks pretty sweet.

    They don't look to be behind schedule...that's actually the timeframe for when people BID to do the work, not actually do it.

    I wonder why they never mentioned the Houston Premium Outlets in the article, since it looks like it will be an exact duplicate...yet they kept mentioning Katy Mills and other Mills properties. I guess they want people from Galveston to think this is a "first" for the region. Still good news though!
