  1. There are plenty of bad apples in all races. If someone assumes you're talking about a particular race when you point out bad behaviour doesn't that make them the racist?
  2. That's not what banks are for. Banks are for making money for their shareholders. They're not going to throw money away on projects won't make a profit. Maybe you think it will make a profit. Maybe they don't.
  3. Finally, someone who understands how things work. If the theatre is so important then why can't someone just raise the money to save it? People like to talk about historical preservation but when it comes right down to it they don't want to spend any money on it.
  4. But will we still be alive to see it? This economy is not coming back anytime soon. It hasn't even really started to get bad yet. We got one big downtown residential tower out of this boom. Once the construction that already has financing is over I wouldn't expect anymore for many years.
  5. I try to stay away from the area but I drove through there a few months back just to check it out. The most memorable thing was a guy whos pants were so low that he could have pooped without hitting them. He was holding them up with one hand while walking down the street. I say leave it as is. At least we know where to stay away from.
  6. No, I'm not. All the people that wanted lower gas prices have gotten what they wanted. Unfortunatley that is really bad for Houston. There are no downstream projects in the pipeline. Unless the economy turns around quickly the West side of Houston is in for some trouble. The days of 10% raises every year are over. I think I'll be lucky to get any raise at all for the next two years if I can even keep my job.
  7. I hope you're right Niche. Everyone in downstream is in panic mode. I'm seeing staffing levels at about 15% of what they are now by late 2009. Huge projects are being canceled or delayed and there are zero new ones getting started. The backlog of projects that were started before the financial crisis will last until late 2009. It will start getting really bad in early 2010 unless something changes very quickly. I don't think we'll be seeing any new cranes going up in the Energy Corridor for the next few years.
  8. I hope you're right Niche. What are you basing this on though? From what I'm hearing the petrochem industry in Houston is going to almost completely gone in 2010. Won't this put a big crimp in the Houston economy?
  9. Easy access via 610 and the massive free parking garages have helped also. These are two things that HP doesn't have.
  10. It's unfortunate that Houston Pavillions opened when it did. Houston is in for a terrible 2009. I'm seeing projects sitting in limbo or being canceled and hearing rumors of massive layoffs in the energy industry. I don't see how any development that is relying on a large retail component has any hope of success in this environment.
  11. Still doesn't make sense to me. Why buy in this high rise when you can have a townhouse in the same neigborhood that's bigger has a private garage and costs less per sf? Also, go up a little in the sf on a high rise and that maintinence fee goes into crazy land.
  12. No wonder. I just can't imagine paying that much plus .39 cents a month per square foot maintinence. The people who buy these things must be financial imbeciles. Even if you are super rich why would you just throw money away for no reason? You can get a townhouse in the same area for half the price per square foot with a lower maintinence fee, a private garage and it doesn't take an elevator ride to get outside. When I first moved to Houston I looked at getting into a high-rise and just couldn't make financial sense out of it. Who buys these things?

  16. Exactly. I live in the area too and I'm really looking forward to having a few more shopping and eating options. The Memorial villages area may be a nice place to live but there is a shortage of businesses because of the restrictions on development in Bunker Hill and Piney Point. This project will fill a need for the people who don't have to get on a highway to get to it.
  17. But this is not a good location for the price. You can get a single family home in a better location with a huge yard and a pool for a lot less than this. I drive by these brownstones all the time and wonder what the developer was thinking. I would certainly like to live here for $200k less.
  18. When a company like Clear Channel Outdoor can make money from video screens downtown they'll put them there. You don't put advertising or video screens somewhere for ambience, you put them there to make money. If you don't agree with that then you can buy some land downtown put up a few video screens for the rest of us to enjoy and throw all your money away. I'm sure a lot of people would appreciate it.
  19. I wouldn't worry too much about being contract. There are people that work their entire careers and prefer it that way. They just buy their own insurance. In the downstream engineering business you usually get a little higher pay rate as contract to make up for the benefits you give up.

  22. Instead of keeping the homeless people out lets keep the smelly dirty people who ask me for money out. That should do it.
  23. To me Chuy's has a few tex-mex items mixed with Southwestern style food. You see this stuff all over New Mexico.
