  1. Trey, l like you bro, but you need to understand the political system a little more. In other words Obama, like McCain, is basically full of it. Obama is in Iraq for himself. Not because of McCain. I'm blown away daily by the masses that think this guy is going to solve our issues. Of course if you like tax and spend politicians, he's your man.
  2. yeah, for some reason photobucket shrunk it down when downloaded the photo. I've tried to re-download, but the same thing continues to happen.
  3. Here's a Med Center Pano i did by hand. I know it's not great, but it get's the idea across.
  4. Oh c'mon crunch... Certainly you can understand the fear of the future when a bunch of apartment compexes arive. Maybe we're jumping the gun a little, but it's not good news.
  5. So the new restaurants, and stores need apartment dwellers to have employees? The kids in the "gated enclaves" need jobs to. Maybe not to the degree of of those having to rent, but none the less, they need jobs. There are a number of kids from all over Cinco Ranch etc, that have jobs at the fast food joints, retail, and everything else under the sun.
  6. Your probably right that aesthetics play a roll in banks loaning money, but how much? It seems to me that aesthetics would play a minimal role in comparison to making the numbers work/bottom line. I still think that Governors comment regarding a lack of competition among builders is odd in a city as great as Houston.
  7. I think one of the things I was looking for was answered in Governors post. There seems to be a lack of desire for builders to outdo each other here. Almost like everything is about the bottom line.
  8. Exactly what I was thinking. I may have to be ready to sell my house within 5 years.
  9. Hmmm... Sounds like zoning Houston would be a bad idea. Cool article.
  10. Not at all, but I love this quote from Alexander... "In my life as an architect, I found that the single thing which inhibits young professionals, new students most severely, is their acceptance of standards that are too low". I'm not sure what you mean by "so pretty to so many people". And I still don't think that the asthetics of a design play a giant roll in lenders giving money to builders. Maybe someone can answer that.
  11. Maybe, but the people funding these buildings are banks, and although I'm no expert, it seems to me that they couldn't care less about asthetics as long the money is going to someone reputable, and with a track record. While it's true that art is in the eye of the beholder, there are also invisible lines drawn that the majority of people recognize as good/tastefull art. Some like "Cubism" and some like "Impressionism", but most that pay attention to these art forms recognize a great artist, versus a mediocre artist.
  12. Why are we "out of step"? When I started the thread I was asking a direct question about asthetics, and everyone seemed to understand that. It's certainly true that there are other considerations when designing a building, and if you can enlighten us please do.
  13. While it's true that 2727 and Main Place are very cool projects, and are high profile, it's still only two structures. Hopefully your correct about the "blue period" we've been experiencing.
  14. I was over there this weekend and the 10 story building has topped out.
  15. I've spent some time with Hakeem on several occasions, and can say that he's a super guy. Of course you never saw a guy who was more of a wheeler/dealer. he won't pay full price for anything. Great guy though.
  16. Bum Phillips is my absolute favorite Houstonian. I know he's from Nederland, but he was adopted here. I loved his attitude as coach, and even more I loved his wise anecdotes.
  17. I wish Gables would consider another project similar to West Avenue, versus a highrise. On the other hand, the PM I talked to led me to believe that the boys at MDA were planning to build at least one more tower on Kirby.
  18. Far be it from me to EVER have any inside info, but alas I do. By chance I met the project manager for 2727 on Saturday, and he mentioned that sales are at almost 80%. He also mentioned that there were several more projects similar to 2727 in the works.
  19. "In most U.S. markets, the average occupancy rate for office space is 90% to 92%; in Dallas-Fort Worth, it's less than 80%, Dannis said. Depending on job creation, Dallas could go four or five years without any speculative office development before reaching 90% occupancy, he said". Less than 80% occupancy? That's pretty bad.
