Maybe building a concrete parking lot will prove once and for all that parking on the streets will still happen. With any luck the nimby's will learn that lesson and be less likely to fight the next fight knowing regardless of what they do there will still be cars on their street. I am continually amused at the now urban legend status created by the Coltivare parking issues and the belief that some have that the existence of their garden (instead of a parking lot) is creating the parking issues.....or the false belief that Coltivare has less parking than the city requires. Its not. Its Billy Bob and Buffy Sue and all their friends that show up in separate vehicles for dinner. That's the Houston mentality unfortunately. Eventually parking lot mentality will lose....capitalism almost guarantees it....but I fear that concrete pours are inevitable during this process.

Maybe it was an assumption on my part, but this piece of rail out my window has been roped off for ages with lots of activity on it and it fits the location generically described in the article below.

So, I'm watching them pour concrete right now. It is raining outside and the place is a red lake mudpit from all the rains we've had. I can see water under the mesh of rebar they are pouring into. Will the concrete absorb this water or will density differential just push it up and over the edge of the bounded area? Any engineers out there can answer this? And yes, there is a location built out for the next crane, its currently under water, but its up against the north wall by that light rail digging error that has pushed back the east line to 2015.

Really sad to hear this. They seemed to be doing everything right. Place was always busy when we went. I'm a landlord and I am very content to have reduced rent in exchange for an awesome tenant.

Excellent pics! Just some advice, another good location is your parking garage on the top floor. Avoids the window glare.
Actually TPeppers if you go to the corner conference room in the afternoon you can get no glare pics. I take mine from the 8th floor corner.

FWIW I see a lot of heavy machinery on site now. Lots of construction looking people walking around. Didn't see them yesterday. Maybe groundbreaking is coming soon?

fwiw as I look out my window at the construction, I see the little lot next to the Hess garage is coned off with trailers on it. Could be staging for the hotel, or maybe they're going to work on this piece as well.

High end or not, it wont appraise so banks wont lend. It's not bigger than comparable construction, its just significantly more expensive.
Well, again not in my price range, but bigger home doesn't mean bigger price anymore. I don't think it will have a hard time appraising. These are the guys that built million dollar Caceres homes in a time when Rice Military was maxing out in the $350s and seem to be doing well enough there. My guess is they have a pretty good idea of what they're doing.

I prefer the Heights place for a variety of reasons although I dont have that kind of money so its irrelevant. R+W are high end builders so this price is really out of scope with most, but they do have their fans and I'm sure it will sell. I do think the Southgate home is a much better long term investment though.

And I will add that Hogg Middle and Reagan High are now recently International Baccalaureate schools. The domino towards good schools at all levels is well under way.
