As swtsig mentioned, this has been in the works for awhile.  From what I understand, a large part of this was to maintain the strong relationship with Invesco.  CBRE is the exclusive leasing agent for all of Invescos' assets in Houston, including Williams Tower.  There may have been pressure in this regard.

    this.

  2. as far as location goes for the office component, you'd be surprised at how many tenants skip downtown due to the hassle of getting in/out of the CBD in addition to the exorbitant costs for parking due to the limited number of spaces available. this building will be able to provide a much healthier suburban office parking allotment at cheaper prices right outside of downtown... add that to its location in front of one of the best urban parks in the country and part of a mixed use development and i have no doubt it will fair well.

The renderings are great and this project definitely has legs to move forward. When this project was first announced, the developers said at the time that they want to build a skyline changer and new landmark tower. This is exactly that.

Although im weary of initial renderings as they are prone to revisions, here's hoping they keep the concept intact and get underway in the near future!

my understanding is that everything besides the initial tower and lifestyle center are all TBD. Uses will include office, apt, retail, perhaps medical but designs and scale are subject to change.

Definitely not, this building sure is one of a kind. There's three tiers to this building and it's more of a rounder type of building. Hard to describe

you may have seen an earlier rendering as there are two floating around... the initial one definitely had more of a wow factor but the current version was scaled back a bit. still a handsome looking building but less zaha hadid-ish if you will.

That would be my best guess since it's the only available lot in what may be the most desirable area of downtown for office space.

However, our next supertall I think will most likely be mixed use. For this site what's best imo is office #1, hotel #2, but I don't see it as a desirable place to live. Although a very clean and good-looking area, I don't think residential gets put here, which may lower the chance of a supertall, if it's going to be mixed-use.

Maybe what tells us our next supertalls location is the highest price lot according to HCAD?

hines paid the highest price for a piece of dirt ever in Houston at $550/sf for the chronicle site.

When u say "changed considerably," are there still multiple high rises involved or did it get valued down to another 25 story building and a parking garage?

The lifestyle center will front BBP and bears a striking resemblance to BP's (no relation) ultra modern data center on their campus. The Thompson is definitely approaching 40 stories and, as currently designed, shares a similar aesthetic to Hanovers 2nd BLVD place tower but with a more modern bent. Designs are still being finalized but they want the Thompson to be an architectural landmark and I think they are achieving it thus far. Presales of the condo units are needed prior to groundbreaking.

thompson hotel/condo highrise and lifestyle center - phase 1

12-15 story office - only with preleasing

multifamily highrise - phase II/III depending on market

    is my understanding.
