Looks like HEB is really pushing hard for their new urban concept... this could be a large development (just my speculation). no mention of mixed use but it looks like their urban concepts are shooting for that where feasible and this would certainly be a feasible location.

been waiting for that intersection to develop a little more... always nice to have a hip "five points" area in town. i dig the latest rendering, glad to see the design was approved.

CBRE is the exclusive leasing agent for all of Invescos' assets in Houston, including Williams Tower. There may have been pressure in this regard.

I think the pedestrian bridge makes The Allen become another amenity of Buffalo Bayou Park, just like Lost Lake, Johnny Steele Dog Park, Water Works, Eleanor Tinsley, Sesquicentennial Park, and the Police Memorial are. Except that this amenity allows for dining, shopping, parking and lodging in an area of the park that doesn't currently offer any of that. It may not be as good as a strip mall with a Subway sandwich shop, mattress store and big parking lot on the corner but it will do for now.
The close up renderings make this development look pretty pedestrian inviting at street level to me, especially for anyone who is walking along one of the Bayou pathways or Gillette.
i was told that this is indeed the intended final product, save for the fact that the scope of phase II/III are not set in stone.

as far as location goes for the office component, you'd be surprised at how many tenants skip downtown due to the hassle of getting in/out of the CBD in addition to the exorbitant costs for parking due to the limited number of spaces available. this building will be able to provide a much healthier suburban office parking allotment at cheaper prices right outside of downtown... add that to its location in front of one of the best urban parks in the country and part of a mixed use development and i have no doubt it will fair well.

Although im weary of initial renderings as they are prone to revisions, here's hoping they keep the concept intact and get underway in the near future!
my understanding is that everything besides the initial tower and lifestyle center are all TBD. Uses will include office, apt, retail, perhaps medical but designs and scale are subject to change.

i like the direction they went with this one... mostly brick with a modern/industrial feel. should be a good break from the rodeo drive/beverly hills feel of ROD and HV.

would this be deep enough to support a highrise at a later date? i guess it would have to do with how deep the pour the footings/piers for the foundation.

you may have seen an earlier rendering as there are two floating around... the initial one definitely had more of a wow factor but the current version was scaled back a bit. still a handsome looking building but less zaha hadid-ish if you will.

However, our next supertall I think will most likely be mixed use. For this site what's best imo is office #1, hotel #2, but I don't see it as a desirable place to live. Although a very clean and good-looking area, I don't think residential gets put here, which may lower the chance of a supertall, if it's going to be mixed-use.
Maybe what tells us our next supertalls location is the highest price lot according to HCAD?
hines paid the highest price for a piece of dirt ever in Houston at $550/sf for the chronicle site.

I'm gonna go out on a massive limb and say that a high end sports bar and grill w well executed food a big patio will absolutely CRUSH IT at that location. That area desperately needs a concept like this imo. 100% chance it'll make the regular work lunch rotation for many in the area, myself included.
