  1. I think thats great. I just kind of think that grocery stores tend to get just so neat and while they attract apartment dwellers, condos, and residential types, but not sold on it attracting high-end retailers ? Central market is groovy and it has foods area or what we call "delis" in Houston. In fact lots of Grocery stores in Houston and all over the country have these "delis" that you are talking about and they even have "coffee-shop" "cafes" called "Starbucks", so I don't think this will be as much of a novelty for some as you might find it to be. It seems this project is currently being centered around a grocery store as you pointed out that will have a " deli/coffee-donut-sandwich-shop-boutique-for wealthy-people-only". Eatzi's ? i don't think there has ever been anything so amazing to come to Houston ? i bet this grocery store/deli isn't even a sure thing yet. i just think its nuts as you put it to have a grocery store as the thrust of a project as you put it. Once again Fingers is happening, Pavilions is happening and this has not/may not and that's the reality of it. Fingers can because it is actually happening and your point is what exactly ? Hello ???

  3. i think it would be interesting to have a poll asking all HAIF users to just go to www.houstondowntown.com and see if they think this is an easy way for people to find information regarding eating out, shopping, or doing anything at all for that matter downtown and see if they think it is user friendly and/or geared towards making it easy for people interested in having a night out downtown. I think it would also be interesting to see if anyone hears anything at all outside of a bad-news story or some type of self-promotion like (example: Houston Pavilions) that is directly attributed to the efforts of this group that is supposed to be paid to promote downtown. yes, it's all downtown, but where are the people who are supposed to pushing it hiding ? perhaps somewhere in this blog stuck in deep theory dreaming of neighborhoods and excuses during the day at work instead of taking some initiative and actually trying to work with all the amenities downtown has to offer ?
  4. you seem very soft-skinned like one of those realtor-men or something. don't read it if you don't want to. thanks sweetie ! i think everyone knows what a grocery store is, and i don't dispute that or the fact that everyone eats food rich or poor,etc. i am thinking more in terms of highest and best use coupled with sophistication. my understanding is that this was targeted towards high end tenants, not grocers, and cleaners that i am sure we all agree are desireable tenants in retail centers. However, in my estimation the highest and best use at this time for that particular property, specifically the Saks portion would probably have to be Class "A" office space. A grocery store just doesn't seem to be a "fit" for high-end use, but if thats what they are going to have to "try" to ride in with then great, if it even makes it to ground-breaking in the first place. ps- it does make me giggle when people try to compare this first of all to a project that has actually broken-ground (houston pavilions), but not only that has a far more sophisticated feel in terms of truly one of a kind national credit tenants, design, and has a 200,000 sf office building on top of the high-end retail. the grocery store just doesn't cut the mustard because it's not quite as sexy as having an office building, house of blues, lucky strike, etc. word.
  5. Exactly. You hit the nail on the head. The first thing that stands out when you get to their site are the following words: What To Do . When you click on What To Do, they have downtown broken up into 10 different districts. Who is going to get on there and navigate 10 areas in 1 downtown. It' s all here ! (as they say), but when are they going to promote it and tell somebody about it ? They have taken so much time creating districts for one downtown instead of trying to unify the area as a whole and making Midtown blend in as downtowns neighborhood. Downtown is intimidating for most that aren't familiar with the area or that are visiting. I can't see a tourist going to that site in their hotel room trying to figure anything out, the rest of the material looks like it is stuff that their boss expects to see in order to justify getting a paycheck. No offense,but there sure seems like there could be a whole lot more thought put into promoting the area. I think anyone would be hard pressed outside of this forum to have heard of houstondowntown.com. If you and I worked for a company that built so many magnificent facilities and stadiums, and invested this much money into the downtown area and couldn't come up with a way to get off of our tails and actually promote it then I think we would be fired. It's sad...
  6. Well you know at first i had heard the same thing about a restaurant that i believe ended up at Suede. It was later that i heard it was leased to an art gallery.

Are these the guys that I am also reading about going into space at Sakowitz across from the Houston Pavilions then ?   13. my guess is that its probably doing as well as any other fine silver retailer is doing who leases a place in a neighborhood setting...i think there is a slight diff. for some though between selling forks/knives vs. an art gallery.
  14. oh i enjoy reading this stuff. next we will hear about a race to the Galleria Mall amongst grocery stores. they have the demographics for a grocery store in their high-end retail location certainly. i am surprised that nobody else thought about it . yeah-right !!!!!

  16. one more time...IF... it even breaks ground it will be difficult to get enough tenants to fill it. this is the problem this location has now, which is why it is being torn down in my opinion. i think that stores in the galleria are extremely cautious about venturing outside of the galleria into projects along post oak and in fact ended up moving back into the galleria like cartier did for example. others were not as fortunate and simply closed. This area also has too many duplicate types of stores already . isn't the developer of Saks and this new concept the same. it seems that they are talking about tearing down/re-building to target the same high-end users who won't go there now and/or that there really weren't enough of to go there in the first place ?
  17. i don't think anyone can find enough tenants to go into a 300,000 sf of space at this location. Keep in mind, those properties have been vacant/empty with over 100,000 sf + of space for several years in just part of the property...it wouldn't surprise me if over 200,000-250,000 sf + has been vacant now that i think about it a little more. They had a hard enough time filling those two properties when they were at their prime. Partly because there was already too much duplication of tenants in the area from Steak houses, bookstores, jewelry stores,etc. i will ck. back maybe after 3 years after light rail finishes carving in front of it and closing every business in its path first...i have difficulty even reading comparisons of this to H. Pavilions when this seems no where close to materializing in my opinon. The safe bet for most is downtown in the long run and thats why i think Cafe Annie's is going to move out of this location at San Felipe/PostOak and has decided to move downtown where they are opening 2 new restaurants.

  19. well...i believe this was per the broker of the building... you must not get down there much, because there are several restaurants already located in that area.
