  2. What is going up across the freeway on Hwy 6 and 59? Accross from the Lake Pointe development. If I am not mistaken it is next to Panera.

    If you think they are price gouging go to www.energy.gov. There is a link to report stations that are taking advantage of the situation. If you try it let me know how it works.

  6. What about take out orders? For example, Pappasitos has a separate person for all take out orders. I am always confused on how much to tip them.
  7. I was out at the site this past saturday and the office was still open. The land has been cleared, but not workers or anything was going on. I did notice that they set up a platform overlooking the site with a rendering of what the property is going to look like. Pretty Cool!!

  15. Where is the Houston Pavilions project located, and is this the same project that is supposed to go up on the three blocks next to the old Sakowitz building?
  16. My realator some how found out how much the owner bought it for. He has some report he can look at. It is hard for me to think that as this condo gets older that the value will continue to rise 7 to 10k per year. But then again my it is my lack of knowledge on realestate since this is my first buy. Thank you for the wonderful input!!
  17. I was wondering if you all could offer some advice to a first time home buyer. I found a lovely place at Churchill, which is at 2425 Augusta drive. The seller is asking $134k for the house. I feel that is a little much, but there is always room for negotioation. My biggest concern is that 9 years ago this place was only worth roughly $70k. That is quite an apprecation jump. Is it plausable that somethine build in 79 could continue to appreciate in this same manner. In additon, is this a good area to be living in. Please give as much advise as you can. Cheers!!

Galleria-area parcel gives developer 'front row seat' Nancy Sarnoff Houston Business Journal Hunington Properties Inc. has captured the what the company calls the "last front row parcel of land" in the Galleria area. The Houston-based retail firm, led by Sandy Aron, is developing part of a four-acre tract of land at the southwest corner of Sage Road and West Alabama. A pair of shopping centers will be developed on the prime site. The larger property will comprise 23,899 square feet. A 9,350-square-foot building will also be developed. Letters of intent have been signed with at least five retailers and restaurants to lease the space, says Aron. The sales price was not disclosed, but similar tracts in the area have been selling for between $40 per square foot and upwards of $60 per square foot. Galaxy Investments sold the land to Aron and a group of investors that make up Shops on Sage Road Ltd. When completed in the fall, the shopping center will be surrounded by upscale housing, additional retail, office space and a new hotel. An investment group purchased 1.4 acres from Aron's group for a new Homewood Suites hotel. An 11-story building with 150 hotel suites is being earmarked for a site just north of Aron's tract. Also, The Morgan Group is nearing completion on a 324-unit, four-story apartment complex at the southwest corner of Sage and Hidalgo. Meanwhile, the Galleria mall recently added two new anchor stores -- Nordstrom and Foley's -- and more than 200,000 square feet of additional retail space.
