  1. Google finally dredged-up an article on the complex. Looks like it could be interesting:

     

    "Texas-based Western Rim Investment Advisors is developing The Towers off FM 1488, with 416 units planned. Nancy Mikeska, assistant director of Community Development for the city of Conroe, said the 16-acre site complex is a great asset to the community.

    “The Towers … will be the first of its kind standing five stories with an adjacent park,” she said. “Apartment living is clearly a form of affordable housing that has gone to a whole new level in Conroe.”

    The Towers, she said, will feature 13 four-story buildings with 272 one-bedroom apartments and 144 two- to three-bedroom apartments."

  2. The suburban campus office trend is a complete mistake. Young professionals do not want to live outside an urban area, this is a huge mistake in my opinion. I can't imagine personally making that drive and living in an urban area like I want.

    I hope this is purely like a research site or something.

     

    The Woodlands is rapidly becoming an urban area.

  3. Was driving past today and thought I would check the place out. Saw a big collection of uninspired homes to tour, but one multistory contemporary looked interesting.

     

     

    Was not aware they charged $15 per person just to tour the place. Did not feel like spending $30 for the wife I to talk to salespeople so we left.

  4. ...there is a house on the golf course at 830.  looking at the map, i think it's on billandrea.  it looks like it could have been designed by mackie & kamrath.  do you know the house?  it's one of my favorites in panorama.  http://goo.gl/maps/GUaxA

     

    Ahhhh yes….146 Billandrea is absolutely stunning. Is on a dead-end street so have not drove by in a while. Have never been inside.

     

    This is not helping my desire to create the retro-themed subdivision on Hallmark

  6. This is my absolute favorite development in the area. Panorama was established in the early 60’s and became popular in the 70’s oil boom. There are many classic contemporary homes I love to tour on weekends.

     

    One of the original residents owns a strip of vacant lots on Hallmark Drive, zoned for both free-standing houses and zero-setback townhomes. He is currently quoting me a cost to build a small townhome for my mother. It will be his original 70’s design on the outside, and I will add modern amenities on the inside.

     

    I am attempting to convince him to develop the remaining free-standing lots using his original 70's designs. Would be a retro-themed subdivision of brand new, classic contemporary homes.

     

    Your thoughts...would a retro concept be marketable, or would the prospective buyer pool be so limited it would not be commercially viable?
