  1. Actually those courts are not moving. Has the city council approved the proposed new CoH Justice Complex? Where's the new location? How much will it cost? Will there be a bond/tax increase to fund the construction? Last I heard the council was debating whether to renovate, build new construction or do nothing. Which is to say nothing has been decided. Are you saying Metro passed on a station in front of the municipal courts because the city might move the courthouses in 10 years? Keep in mind the city has been talking about moving/updating those courts for years. It will be a disaster because like always Metro plans poorly.
  2. I was just thinking this exact same thing. This morning I drove from Rice Lofts to 1400 Lubbock to the CoH courts. Paid 5 dollars for metered parking (these are the only meters in the city with a $5 minimum, even if you will be in and out like I was, you are forced to pay at least 5 dollars). I was thinking why the heck in Metro's wisdom did they decide to end/start the line near the courts but not actually in front of the courts? Especially because the path from the courts to the start/end of the line is not exactly a safe pedestrian path. I think this line will be a disaster.
  3. I'm not sure you've fully observed Downtown. Your first wave of restaurants as you call them are all located in spaces previously occupied by restaurants that recently failed. State Bar, a long time downtown resident, is gone. Georgia's Market failure is glaring. Not only where they a grocery store, but they were also a bar and restaurant. Most restaurants are still closed on the weekends and or evenings (café express, Chipotle, etc..) Not saying we can't be optimistic about Downtown, but lets see how the crash in oil prices plays out first.
  4. My boss was in negotiations to buy this property last year. After some site inspections we walked away. Perhaps unrelated, but I thought I would share.
  5. The Hines/609 people are having a function right now at the Rice Lofts ballroom. Seems like a concrete pouring party. Might be a good time for a HAIF'er to crash it and pick their brains.
  6. At the meeting they clarified that the new name will be Rice Urban Lofts. At the meeting they mentioned that Rice University's lawyers had input on the final name.
  7. Communication has been poor. I learned about the sale via the Houston Chronicle. A letter in the mail or an email would have been better. The new manager comes from Austin. The property she last managed has positive reviews about the property itself but negative reviews about the management. The notice I did get about the new owner was poorly written. On one page it says to make payments out to The Rice. The Rice underlined for emphasis. On the next page it says to make payments out to CH Realty/MF Houston Rice VI, LP. Seems like there is no online payment of rent available. No online capabilities at all for that matter.
  8. There's going to be a reception tonight in the ballroom hosted by the new management for the tenants with a q and a to follow. So far I'm not impressed with the new management.
  9. The church will close down and undergo some major renovations March of this year. Mass will be held at Holly Cross Chapel on Main Street during the renovations. I don't remember all the renovations being done, but I think the church bulletin mentioned something related to hurricane Ike damage.
  10. Might be worth it for Metro to hire a geochemist to conduct a hydrocarbon fingerprinting analysis if they haven't done so already. Could be that the contamination is not that old and therefore the polluter/business might still be around and they would have to clean it up. These experts are often used in litigation cases involving soil/earth contamination.

  13. I went there last night. No heat inside. But they did place a little portable space heater next to our table. They looked over staffed for the amount of people there. Food was quick to arrive. Too quick. Starters and main arrived at the same time. The food itself is okay. It continues the theme of the previous two tenants and is mostly seafood Mexican fusion. I had chicken tamales. For the life of me I couldn't find any chicken in there. The main's are mains only. no sides of rice and beans. This is not tex-mex. But I wouldn't call it Mexican either because they don't even have rice on the menu.
  14. not sure if its related to 609 main but out of the corner of my apt window I've seen a lot of helicopter activity either directly over the job site or in the vicinity.
  15. I hope they don't. But the commission denies or delays COA's very often. They deny them to home owners in the Heights and developers along main street. Like I said I hope they don't, but just because you feel it's important plays no bearing on whether a COA is approved. Nobody is putting a gun to Hine's head and forcing them to build inside a historical district.   16. Sure there is. It's a historical district. Have you ever seen developers grovel before the commission? It's pretty good tv. Their meetings are aired every other Wednesday I think on one of the public access channels. I think HCC tv or city of Houston tv, something like that.

  18. I'm assuming they're watching Wicked at the Hobby Center? That's on the edge of downtown and there's a lot of light rail construction there on the weekends. Not very pedestrian friendly i'm afraid. Market square is more than a half mile away so probably not good if they don't want to walk far. Hard Rock café is best for your budget, distance and time limitations. The food is not great though, as good as TGI Fridays imo.

That block would be better served with residential. But that's just my two cents.
  20. I wish I had a solution. But I got nothing. The space seems too big for the kind of volume downtown offers. I'll just throw a suggestion, what if Franks Pizza moved into that space?
  21. It's also comical that i have been to HP more times in the last month than most of the posters have gone in the last year. Talk about some whining babys.
  22. Since it's fun to play arm chair real estate developer, what is your theory as to why HP has not reached its full retail potential?
  23. Good news on Skybar. I hadn't realized it was that far along. I've known about Comcast Sportsnet Studios, but is the TV studios a net positive for HP? Isn't that just less available square feet for ground level retail? Or is this an indication of what's really to come? more comercial space leased at the expense of retail at HP?
  24. Who said my fiance wants to help the bums outside of work? Did i say that? She could lose her licence for that. The whole point is that we don't want to help the bums outside the proper channels. We just want to go on our merry way. She doesn't want to talk to them anymore than i do. Anyways. HP has filed for banruptcy, the bookstore is gone, Yao's is gone or is leaving? And only rumors of new tenants but nothing confirmed. This thread died a long time ago.
  25. My fiance works for MHMRA of Harris County and is assigned to the Harris County Jail. She works with most mentally disturbed people in the county. In fact she has commited her life to them. She sees them five days a week eight hours a day. When she gets home after work she does not want to be harrased by any more mentally disturbed people then she has to on the way to a resteraunt. sometimes it's not as easy as just saying no thank you and walking away. Sometimes bums are seriously mentally ill and are a danger to themselves and others. Sometimes they are just bums and want money and nothing more. I don't want to do a case study on bums. I would rather just avoid them if i could. HP designed their development poorly. I don't want it to fail, i just don't think it's realisitic to think it will suceed... But what do i know, i just live here.
