His taste. Look at....any building he's done. And you can't blame the architects. He keeps changing architect from building to building; he's the common denominator.

The thing I like about RD is that he puts detail into his work. I don't know architecture technically - what is it about his projects that are "cheap?"

You're right. That "giant grassy driveway" actually is accurate.

Looks like this tower has been reduced to 22-stories after concerns that the building will dwarf surrounding buildings:
Edit: I inferred the ''reduced'' part based on the article. I have no inside information aside from what you read on the release.
Wrong project. The document is regarding Hines' tower.

Oh I forgot we have 2 threads on this. That's probably why tothesky didn't notice the new renderings. And nativehoustonion.. It's 756'9".. Totally 757'.. That extra foot matters! Heh.
I agree tangledwoods. Chevron will be prob be at least 800'. I factored the height to floor ratios and 800' would put a 58 floor equivalent building (what the Chevron rendering shows) at less than 13.8' per floor.
Can somebody merge both threads?

as for the rumors. someone replied to a post of mine once mentioning Hines owning a plot located in an area that allowed/was basically designated for a supertall? anyone have any idea what lot this would be?
Something like this does not make sense in Houston. Supertalls (and anything else actually) are allowed anywhere in Houston - except for deed-restricted developments. Land is not designated for any uses or density...that would be called the z word.

It doesn't have any amenities... Their brochure actually counts the glass facade and the parking garage as amenities. They also count the restaurants on the ground floor (under the parking garage, at the other end of the site). However, a cafeteria where the common folk can have lunch is more of an amenity than a high-end fine dining restaurant.What Class A amenities is BBVA Compaass Plaza lacking?
3009 Post Oak has conferencing facilities, 609 Main will as well, plus it will have in-building cafeteria and a fitness center. You have to have those if you want to call yourself class AA.

Keep in mind this is one of those projects that is coming online during a boom period, but it was conceived in the middle of the worst recession in decades, when credit was next to impossible to come by.
So yes, Hanover cut corners, but they had to make this building super efficient and, yes, cheap in order to get it off the ground.
Kudos to them for being able to make this happen when they did, even if it looks like a county jail!

That looks like the Apache site. They must've hired Hines to manage the development.

Does Houston have any buildings of what cre people would call Class AA? Just wondering how height correlates to this standard.
Location, level of service, amenities and finishes are much more important than height. Of course, high end amenities are more likely in larger buildings because the cost is spread out.
Stream tried to market the BBVA Compass building as a class AA, but that is a joke. It doesn't have any of the amenities that most new class A buildings have these days.

What Houston needs are buildings that can get stabilized quickly. We don't need more buildings that sit empty for years and scare investors away again.

Because that was the original height of the building. They added 15 floors late in the design due to the office demand.

Just email the architect. That's what I did whenever I wanted to find out if the FAA regulations were true regarding the Chase Tower and why the observation deck was on the 60th floor
