  1. There's only been a smell there and people complaining about it for the last 20 years or more, maybe longer than that since before I was ten years old I probably didnt pay attention to that sort of thing. Surely the city "fixing it" (and it will work this time) is right around the corner...

In that area those lots are probably owned by HCFCD being transferred to them after the former owners took a government buyout after Tropical Storm Allison.  I would also caution you about buying in that area, as its near a sewage pumping station.  Walk up and down 11th street in that area on multiple days and take a few deep breaths before you decide whether you can stand it in that area.

  3. IIRC, this property had some very challenging design issues due to a storm sewer running underneath the property and went for years trying to get it done without being developed prior to 2011.  Hanover was not the first developer that tried to get something done there.

  4. I'm not sure that I was in an argument with you in this thread, but here we go.

     

    I'll let you read the following three excerpts out loud to yourself.

    As you are no doubt aware the 1st and 3rd are your own words, and the 2nd is my comment in this thread. I have done my best (Ctrl+C) to copy them as close to word for word as possible.  I am sure others will agree that my comments are clearly not a twist of your words. It is almost exactly what you really said.

     

    My argument in that thread seen here was that development that occured in Shady Acres, likely would have occured along Shepherd and Durham if the area were not dry. I still believe that, but feel free to continue to educate me on explanations about why you had to go north of 26th to find a liquor store and ice house on Shepherd, why all the restaurants on Durham and Shepherd are south of I-10, why there are liqour stores and icehouses in Shady Acres instead of along the busiest 2 streets in the area. Most of which I developed my own theories about by going to these places beginning about 20 years ago.

     

    I look forward to heading to this ice cream parlour. Its a good start and a good fit for this area, considering the limitations on the use of the building.

     

    If they are successful, look for the lot immediately to the north to get redeveloped as well. It is a nice size too.

Yale seems more often difficult to cross, I have to stop and wait there almost every time, but I am almost always the only one waiting, and I rarely have to wait more than a minute.  At certain times of day it is almost impossible to get a gap to cross 11th, though, and there is almost always someone either waiting at or just getting there at all times of day. If its not rush hour, theres a good chance you only have to stop for a few seconds though.

  6. I honestly can't see them opening up a location in midtown when they're going to be opening this one which would only be 2-3 miles apart. I hope they do becuase Midtown could really use a new concept like this. But maybe if they decide not to, they can make use of the new park and at least do the outdoor movie nights like they're planning at RS and already doing at DG.

     

    I get what you're saying and that might be true, but these two locations are probably a further apart than Alamo's two central (Ritz downtown and on South Lamar) locations in Austin.
