  1. Remember when 27 went all crazy on the gay guys in the forum. He had some twisted Vidor outlook on the gay community but after a while started to lighten up about the whole gay topic.

    What was the last straw that backed this guy into a corner and he left the board? I remember dalparadise letting him have it about his redneck love of Sysco chicken tenders. Was that the breaking point or was it something else? Anyone?

    He has to be lurking somewhere in cyberspace, the guy was the original HAIF gamer/crackhead/stalker totally hooked on this forum. So Merry Christamas and Happy New Year 27, we miss your 300 post days.

  2. i heard about some investors/scammers buying up 10 or more townhouses in final construction phases around the east end, i've heard rumors about 20 or more lofts being bought at live oak lofts by investors and not owner occupied. is this some kind of scam/fraud? i hear big money from california is sitting on the townhouses/lofts and plans to sell for a profit in a few years. is this good for our market? will a bunch of foreclosures start showing up on the market? curious to see if anyone else has seen or heard of this going around?

  4. I think we should all get behind this building and be positive. This is going to be the best address in the city and a very impressive building. I've had enough high rise dissappointments the last few years. GO ATLAS!

    Remember, there are more super rich Americans and Houstonians today than ever before. There was an article on the front page of the NYTimes today about the VERY RICH leaving the Merely Rich Behind. The money and the buyers are out there and this development team keeps moving forward. I say, keep at it and I can't wait to see this building go up.

  5. Before the big data crash and re-launch of HAIF a few years ago there was a thread about great books the participants of this forum had read and been inspired by, it was a great topic with some really good insight.

    Let's bring it back.

    A few of the guys mentioned a Pulitzer Prize book from the 70's called, The Power Broker, Robert Moses and the Fall of New York, by Robert A. Caro.

    Well I was intrigued and went to Amazon and bought the book, after a few false starts over a few years I finally made it through all 1162 pages. In some ways this was the greatest book I've ever read and the most difficult book I've ever read. The insight into planning, building, parks, bridges, freeways, politics, power, public housing, media, idealism, public service, racism, and building and shaping of America's greatest city, New York, are unparalleled. This book was just awesome and I would like to say thanks to the guys on this site who introduced me to such a great book.

    Here is a book I really enjoyed and will be reading again is on the Civil War and also a Pulitzer Prize winner is, The Killer Angels, by Michael Shaara.

  6. Fannin has a higher traffic count because most people know better than to drive on Main Street. People in vehicles also tend to be significantly wealthier than people on the LRT because the LRT is basically a glorified bus-replacement system.

    The value of LRT should be as a rapid transit option, but that is not how it has been implemented. If it doesn't save time, the people who will most frequently use it are those relatively few for whom it is the most direct path and the majority who are forced to transfer on/off of it because of bus rerouting. And these people are disproportionately poor. The wealthy that must build up the LRT corridor don't want to ride with poor people...and certainly not when they can get most places faster in their cars.

    I respect your well thought response and that you attempted to contribute to this thread. At least you have an opinion and think beyond just complaining about CVS.

    It does make business sense for CVS to face Fannin with higher traffic counts. It does not fit the ideal and mold to the romantic thoughts of pedestrian friendly dense urban midtown. But reality is vacant stretchs and suffering businesses. How can anyone ride the train and not see what is out of the window or not outside the window?

    I used Metro busses exclusiely for 2 years at one point in my life and I agree that the working class or less fortunate do use public transit, I've seen it with my own eyes. I was just one of the masses on the buses and enjoyed the anonymity of the experience. I've also been on our LRT about 20 times, I noticed the same thing. On the LRT there seems to be a lot of homeless catching free rides to Autrey House for brekfast and back to downtown for lunch/panhandling.

  7. So much for pedestrian friendly Main Street! Now everyone can walk down Main or ride the rail and see the back of a new CVS. The entire building is oriented to the car and traffic on Fannin, the front door and parking lot will face Fannin.

    What does everyone think of this new development in Midtown? How does everyone feel about rail now? Is this a huge setback for Main Street and Midtown? Why is so much of Main street retail vacant? Where are all of the businesses that are supposed to come to Main with the train? Why are national retailers/CVS ignoring the train and huge 10 to 12 foot sidewalks on Main street and facing their businesses away from Main? Will rail fail? Should Midtown keep spending public money to keep the pretty flowers and plants along Main Street or start investing money on marketing this stretch of vacant real estate?

    I believe in rail for Houston but seeing things like this make it very difficult to for me to understand or see the value of Main Street light rail to date.

    Why don't you list all of the business that have come and gone or been put under by the rail? You know you are really reaching when you put AA, Museum Tower, ZaZa, & anything in the TMC. Did you used to work at Enron because your'e dreaming? I'll stop lying when you stop reaching Enron boy.

    For the record, I support the rail on Richmond. It just makes sense. I believe in rail for Houston. I just don't like the way they sold it, built it, run it, and their economic impact projections are a joke. I think they boost ridership numbers by playing with the bus routes.

    Since you mentioned it, Metro HQ with the attached bus barn in back is embarrasing, ugly, and down right sad. It was a chance for the city to do something great and they didn't but they built a stupid fountain down the steet for like 13 million bucks that doesn't work. Also, I hate the name Lee P. Brown Building, that guy was the worst mayor ever.

    The poor guy from Afton Oaks is getting this University Line jammed down his throat and he's gonna lose, I think it's unfair.

  9. There is a duplex on the corner of Fannin and Wentworth and the Red Line Metro Rail runs 10 feet from their front door. Their is a traffic light there and I've seen and heard the train come by this property. I've also seen the endless for lease signs on Fannin residential properities on this section of the rail line. These people deal with serious train noise, congestion, a construction nightmare, and the home values must have fallen. You couldn't pay me to live in this house or the one across the street. Because of what I've seen here I understand why the people in Afton Oaks are freaking out.

    Also, I'm looking for some space in a shopping center inside the loop and guess what I told my realtor, NOTHING ON RICHMOND. I saw what happenen on Main St. and I don't believe Metro. Business will suffer, the war zone will return. Anyway, where are all of those new businesses and economic boom that the Red Line was supposed to bring to Main Street. Riding the current rail is kind of depressing.

  10. I was thinking about developing a small condo complex in this area, maybe 25 units. I really wanted to focus on smaller 1 bedroom units. Prices in the $140K well appointed range most with views. Its on some pretty major streets as far as east end is concerned but would have a nice big brick wall surround. Per sq foot it would be a high price but the sales price itself is low. Does this sound viable?

    Maint fees would be as low as I can possible make them.

    How are sales at the Herrin Building? I think they have a lot of 1 bedrooms in this price range and may be a way to guage the competiition. I assume they are struggling because I'm not hearing any sold out talk in the neighborhood. Tell me more about your development, is it closer to Scott or Dowling street? Will you redevelop an existing building or build from the ground up? The townhouses seem to sell pretty good in the neighborhood and builders are finding some success.

    Did you sell all of your townhouses on St. Emanuel, I noticed a for rent sign the other day?

    I'll tell you what may work in this area. Small studios for sale/rent to artists with a dedicated gallery space in the building for the artists to exhibit and sell their work. Keep in mind most artists are usually broke but rich people like to hang out with artists.

  11. if you are thinking of buying a juliet home you may want to look at the tremont tower thread in the montrose section. juliet/tremont/casmirus seems to have a very bad reputation as a builder. horror stories of mold, fraud, and legal intimidation seem to follow these companies around. do some basic research and you should be able to make your own call. i would never buy a home from this builder after hearing comments and seeing the negative news stories over the last few years.
