What are the consequences of doing a demo/renovation without a permit? You can't put the building back the way it was. Do you just get a fine etc?

On Facebook people were giving feedback to the owners (they posted about their closure in the heights foodies group). Everyone agreed the food was super good and very creative, but they had strange hours (often closing the location if they were doing a pop up somewhere), and it was just too dang hot to eat gumbo outside for most of the year. Sounds like they intend to reopen somewhere else but it wasn't final yet.

Love all the density coming up here!!

I rode through this on Wednesday while biking over to the Picnic Loop. It was still closed to vehicle traffic so I did a few loops just to enjoy the fresh pavement :) Definitely a step up!

Project Status Update – 3/27/2023

Regarding E100-00-00-E005 (FM1960 to Hollister), construction is underway! The notice to proceed and mobilization took place in mid-December and construction began in early January 2023. The construction contract for this segment allows for 420 calendar days. Trails within the project limits will remain closed for the duration of construction for safety of the public and construction personnel.

Regarding E100-00-00-E006 (Hollister to Cole Creek), the Harris County Flood Control District will advertise this segment for bids on March 31, 2023, under the new project ID E100-00-00-E007, which could allow for construction to begin in summer 2023. Trails within the project limits will remain closed until the construction of this segment is complete for safety of the public and construction personnel. In the interim, the Flood Control District will continue to manage maintenance concerns along project segment E100-00-00-E007, including mowing and illegal disposal issues.

The Flood Control District appreciates your understanding and patience as we continue to work to complete this important project.

I went this weekend -- definitely very busy. It was good overall, the sea lion and coral reef exhibits in particular were very well done. I was hoping for a little more info about the Galapagos islands and the animals, but overall it was good. FYI most of the animals are not from the Galapagos (since those are very endangered and restricted) but are instead 'sibling' species. Like California sea lions and Humboldt penguins etc

I remember those bars being there pre pandemic — it’s probably not cheap to remove them, especially for a restaurant that is just restarting. 

And to be fair, break ins at commercial establishments do happen in that part of town. Look at Segundo coffee, they’ve gotten hit multiple times in the last couple years unfortunately :/ 

Hoping for better things for the east end, but I understand why that’s not Villa Arcos’s top item to change. 

Is this the NHHIP in action? Both of these lots will become part of the highway.

I wonder what her motivation is.  Maybe she doesn't think she can win another congressional election?  I don't know what her ratings are these days.

I wouldn't think being the mayor of the 4th largest city in the US would be a step down from congresswoman -- especially when she is in the minority party in the House.

Same -- 40% increase in market value. Its insane, especially since I bought this property in the last year much closer to the old value.

I'm glad this project is finally out of purgatory (or at least it planned to be out of purgatory in 2027). I agree that a lot of the 'changes' are window dressing and its no shock that this happened right after the midterm elections. Cynicism in our political system aside, I'm hopeful this will lead to a more walkable, connected downtown/eado/midtown, and that will result in a more livable city for the folks in those areas. This limbo has only been bad for the area -- no one wants to invest in things that are getting torn down, but nothing is getting torn down at the same time. That poor blue house is looking worse by the day, lets see if it makes it to 2027 to get moved over to the east side.

Also, no picture, but is it time to start talking about widening and use-segregating the HHB? At least west of Yale to the White Oak Bayou trail? (And maybe anywhere else it's possible, e.g. south of White Oak Drive?) It's popular enough that the shared use element feels a bit dangerous.
