  1. Real Estate BIS Now reports that the final two retail spaces are spoken for at 24 Waterway Avenue. The two spots are to be a bar and a restaurant. One remaining spot is next door to Hubbell and Hudson on Lake Robbins near the parking garage entrance and the other is the last section of Sirenuse not occupied by (the not yet opened) Yucatan Taco Stand. article (I wonder if he is referring to The Exchange and Yucatan Taco Stand.....not the last two spaces available.)

    The Woodlands Township has agreed to spend several hundred thousand dollars upgrading The Woodlands first community park, Sawmill Park. No doubt this is due to the luxury apartments being built on the WAC (Woodlands Athletic Center) site nearby. article

    A rumor is out that Trader Joe's is coming to The Woods; however, culturemap reports that they are considering the endangered historic Alabama Theater in the loop as well.

  2. Oops, sorry if I sounded tongue in cheek. I actually do think that's a really good candidate. Not sure if people's knowledge of the current one will have anything to do with it's success. I guess there are plenty of Woodlands residents that work downtown. I mean shoot, I know the current one is close to downtown, but it is kinda located in the "middle of urban nowhere." If it can succeed there, I hope it can in TW too.

    i like kim son too...and hope the woodlands embraces it. kim son is a houston institution. the story of the family that founded kim son is what houston is all about. given the location, my first thought was negative.....certainly not representative of my hopes.

  3. actually, i was thinking it's about time we had a container store, but yes, it is also about time the circuit city location had some activity.

    REI would do well in the woodlands too.........i wonder if anyone is trying to lure them here? .....the demographics appear to be on point per REI's website.

  4. i think everyone understands that the woodlands alone would not be the beneficiary of the exxon campus. there are plenty of non-woodlands neighborhoods to the east of i-45 and south and west of the new campus that will continue to build, neighborhoods on riley fuzzel, rayford, spring steubner......

    as far as an employer offering "eateries".........compaq employees and bmc employees had plenty of in house eating and catered options..........the people i know/knew still went out to eat in the area.

    also, it's 4.3 miles from hardy toll road at I-45 to kirby's steakhouse in town center....a five minute ride. sawmill will be extended through the new development giving exxon employees an additional connection to town center via grogan's mill. sawdust road eateries will more likely benefit the most (vietnamese, japanese, greek, cajun, indian, thai, italian, mexican........both variety and proximity).

  5. This article in today's NYT discusses UBS's apparent regret in leaving Manhattan for a suburban campus 15 years ago. I'm not comparing Manhattan to Houston as far as recruting talent, but it is interesing how tastes change. I have wondered if Exxon is a little late into the suburban corporate campus game. Anyway, thought the forum might find this interesting...

    i don't know......a swiss bank vs. a texas based energy company........to consider the ubs move, or even businesses headquartered (or not) in manhattan, a national trend would be incorrect.

    what we fail to consider in our discussion on exxon is that the economic climate could change unexpectedly and exxon would never finish the campus. ( just read the chronicle article about the coming "boom" for the woodlands area) how many times have major energy companies started huge construction projects and not completed the "campus", i wonder? i'm excited about this, don't get me wrong, however, it's still early in the game. the game can change drastically in three years.

  6. On the brochure, I don't see any mentioning of a 2 wateway, only a 3 waterway.

    i noticed that too. i've seen "2" waterway elsewhere. the brochure is the first i've seen of "3". 24 waterway avenue is on waterway square with a waterway avenue address, but then 4 waterway square (and 3 or 2 waterway square) is/are on woodloch forest/lake robbins.

  7. According to the BLVD Place website, Phase II will be done in 2012. It doesn't say what part of 2012 though. I just hope they get going on something soon. I just moved into my new place about a month and a half ago, and it overlooks the site, and however nice a big field is out your window, I'd rather have a Whole Foods, or at least some construction to watch.

    Currently this is my view off of my balcony:

    Hopefully, once they get working, I'll have some photos of it that are actually interesting (and don't necessitate me getting dressed to take them ;) ).

    point taken (lol)....no need to be rude. it's fun. i spoke to a guy from harvey construction while 24 waterway was being completed. i believe u.s.oncology was under construction and asked about future buildings, he mentioned two more buildings next to it. the rendering i saw this morning has two more buildings exactly where the harvey construction guy said they would be. i'm sure he has seen models of the "proposed" buildings or drawings. regardless, it was exciting to make the connection.

    a flying saucer town center location rumor has resurfaced....could be a good sign. although disappointed that a red onion concept did not materialize in the sirenuse' space at 24 waterway, the (fingers crossed) soon to be announced location taker will surely make other suburbs green with envy.

    a martini bar concept is about to pop up somewhere in town center. an eye witness noticed some official looking "look-see" going on at the old chocolata location across from hubbell & hudson recently. do not know if the two are related, but the location would be great for a non-brew serving type establishment. on the roxx, maybe?

    shenandoah's portofino center may be getting a spring creek bbq location along with the bj's restaurant & brewhouse currently under construction.

    alden bridge residents will have a new healthy eatery featuring gluten free menu items, near rico's in the alden bridge shopping center.

    lest i forget, kita, the new japanese restaurant at 24 waterway is delicious (and beautiful)!

    the woodlands township recently approved a $25K study for a permanent performing arts location in town center.

    the waterway marriott is undergoing or about to undergo a multi-million dollar update. the senior living center on the waterway at grogan's mill is topped out....still anxious about the facade. i so hope they don't go "brick"! give me cement, steel, glass or stone please.

    on the rox sports bar and grill landed in the old marco's location on sawdust....opening soon.

    while i'm here:

    northside fiat dealer opening showroom on the first floor of the town center garage, just down from hubbell and hudson.

    stir crazy, asian cuisine, opening in the old chocolata location.

    coal burger, under crush and next to/over grimaldi's;

    la lupita mexican and luca & leonardo italian opening soon.

    i heard that a new bar concept is opening in the old 24 rio location, also next to hubbell and hudson and a small restaurant (tacos?) to occupy a portion of the vacant sirenuse location (24 waterway).

    count 'em....seven new retail locations opening by this summer in the area around waterway square. this does not leave much retail space for this area. 2 waterway square coming soon? maybe?

    .....and the senior living facility....looks much better than i had imagined.

  10. I have what I think is a reliable source that says they are supposed to break ground on the resi tower in June or July. They said this Hanover tower is their "baby" project and they really want to get it off the ground. It'll be under "close watch to make sure it turns out better than ever expected."

    in the recent issue of 002, a rendering (seen earlier in this thread, i think) of a tower for this development was included.....ed wulfe notes...."We are talking to one high rise rental developer about a site on the property. I am also excited about talks with a hotelier about a boutique property as well." 002 article

    .........this is exactly what niche is talking about.

  11. unfortunately, hines has no obligation to make a contribution to the synergistic urban fabric of downtown houston. the bottom line is.....well, the bottom line. it is the suck, but it is true.

  12. Maybe it has been quiet because everyone in the real estate industry is busy right now.....

    Things are looking good for Houston right now. This project is going to happen (although it looks as if Skanska won't), and Downtown is gaining steam. I wouldn't be surprised if Skanska makes a play downtown or somewhere else in the city. That company has a lot of money and is dedicated to making a move in the Houston market. We all know Hines isn't shy about developing in Houston, and I think that second tower on Main will happen within the next 12-18 months.

    agreed, but i'm not sure it's so much a pity party for the thread as a misconception that inactivity for a thread doesn't necessarily mean the thread isn't being watched or read. .....and as i said earlier in the thread....it's great weather lately....not too many of us spending too much time in front of a pc.

  13. Good to see the Texas econony still kickin'! I would have thought after BG & Hess we wouldn't see another skyscraper for a long time. This pipeline tower and BBVA on Post Oak are great news!

    good see montrose1100 checkin' in every now then! seems like we've known you forever!

    it seems their is plenty of positive expectation for new projects right now. i hope it continues. by observing haif these last few years, we can be sure that expectation and the patience that reality requires will continue to bring frustration (and joy) for many of us.

  14. Wow, no offense meant to Editor, but is HAIF dying? An announcement that a big project like this is breaking ground in an area like the galleria and nobody is talking about it? What is going on? A few years ago this topic would have already been on it's second or third page.

    ....ummm, have you been outside lately? i can't find anyone i do not already have plans with, cuz everybody is OUT and ABOUT! ......and it's only 20 stories. if it were 40 or so, we'd be tearing up the phones checkin' in.
