  1. Wait wait, I think everyone is confused with my statement lol. I meant to say why hasn't the Mercedes Benz-Greenway dealership consolidated their space, and separately 😂 why hasn't Helfman consolidated their dealership. I made a map to show the comparison between the Mercedes Dealership (dark blue), Helfman Jeep (baby blue), and Porsche/ Audi are green. Porsche/ Audi's dealerships make more sense financially considering the larger the land the higher the property tax (yes I know this isn't always true, but I'm sure it is in this instance).

  2. Don't get me wrong, I love this project.......but are the renderings getting more underwhelming or is it just me? The only cool perspective is from above. The pedestrian/ car perspective....it kind of just looks like some scattered buildings. I feel like the double helix was more exaggerated in previous renderings. Again, please don't bash lol my perspective, I still love this project.

    I mean... some of our parents are around that age, I wouldn't consider that historic. The entire east end all the way out to Wayside was built way before this lot in the 1930s (I saw one home built in 1910). Even then, people are tearing them down and building newer homes (not saying I agree with it). So I don't see why anyone would advocate for this lot and not the thousands of other lots that are way older. The buildings themselves have absolutely no architectural significance, it's literally a suburban style gated apartment complex. It doesn't even hold a cultural significance, as stated above, this was built for WHITE families. Its a 32 acre lot housing 222 units, extremely inefficient use of land. If we really want to help, we can start by providing more affordable housing on this lot. 

     

  4. So this area is considered freedmen's town, but not part of the Historic portion.... meaning it technically does not have to be preserved. It was first built in 1944, so I don't see how it holds any historic value. If that was the case, most buildings inside the loop and off memorial would be considered historic too. I mean....theres even homes in sugar land built during the 40s....

  5. I think one day, it's going to have to get redeveloped. The fact that it's practically in downtown, off buffalo bayou, and suburban style strongly suggests it won't sit for too long. Not saying its going to happen soon, but eventually, it's inevitable. Also, there isn't much land left to develop on this side of town, so land value is skyrocketing. That lot fits about 20 apartment buildings the size of the "Pearl" apartment buildings, and you can fit everyone in this block into 1 building lol.

    I said "cheaper" not cheap. These lots are obviously more expensive because they're closer to a major highway. Also, you can't label something as cheap/expensive based off of the average rent in Houston. A $1,500 one bedroom is considered cheap in River Oaks, but expensive in other parts of the city.

    I think everything that has been brought up is valid. Yes, the blocks between St Emanuel and Chartress definitely are struggling. Do we think Chartress currently acting as a 45mph frontage road can contribute to this? I personally would have to believe it is a factor for this lack of development here, including the development that is currently there being anti-pedestrian.

    My concern is this is what will happen to St Emanuel. If TXDOT is able to somehow make St Emanuel not feel like a 45mph frontage road, then I think I would be more open to the project. The eastern side of St Emanuel is a great pocket of bars, restaurants, and destinations and would be devastating to EaDo if we lost it. 

    They can control speeding by altering the street light patterns, essentially making sure all lights aren't green at the same time.

    I don't believe there will be a disconnect on the East Side any more than the disconnect present today. The west side of downtown is almost fully dense, the only thing separating Midtown/ Allen parkway area and downtown is the highway. An example, Harmonica Park is located right across multiple apartment buildings. If that highway was just a street, it would make it a lot easier for residents in the area to visit the park, but look at what they'd have to cross. If they use the sidewalk, they would end up having to go down a couple of blocks in the opposite direction then back around.... for a park thats technically across from them. The east side has the same situation only there isn't much density, especially on the blocks marked above. So not only does a pedestrian have to go under the highway to get to downtown, but they also have to go through a parking lot or an abandoned building. Also, I guarantee people would much rather prefer to walk above a highway than under it. I know it sounds subjective, but people get a sense of security when they're walking in a bright/open space vs under a highway.

  9. I really hope we don't get another one of these budget hotels, the area is flooded with them. I have no problem with them being budget hotels, but I do have a problem with their cookie cutter buildings. It's almost the same exact building every time, no matter the brand. I know we don't have renderings yet, but I can guarantee it's going to look something like this. The area has so much charm, I really hope this fall through. I would actually prefer this lot stays empty than have another generic "hotel."
